I appreciate the video, Tim. Sadly, most agents in the GTA prey on their clients because they know they have a generous commission to make. Most agents in my experience don't even have an appreciation for the numbers and have a low IQ. This is also true of most of their clients. FOMO has defined most of the real estate markets in Canada. I am glad you are making videos like these to help educate the realities of a real estate investment. Hopefully, education can help slow down the growth of our near dangerous real estate bubble.

Appreciate the comment. Yes it's unfortunate that many of the agents are unqualified to do the work yet they have their real estate license. Combine this with a highly competitive industry with high turnover and that's where you get the greed. There are qualified excellent agents out there who I would trust to do my own personal business with, however, they are not that easy to find.

Funny enough, I'm originally from Vancouver so I used to know the numbers there. I'm going to be uploading part 2 this weekend so you can take the same elements and if you understand how to use Excel or Google Sheets you should be able to create your own model. In BC you typically pay HST at the closing and you don't have interim occupancy there which makes the model a bit more simple than Toronto. I actually made a video about the difference between the 2 cities kzitem.info/news/bejne/sWuBumWpf3R1fqg so you can use this to replace some of the values in my model to use the Vancouver numbers. The important thing is to understand all your numbers before dropping hundreds of thousands of dollars on a property.

Tim, great video; does it make sense to invest in a rental property while not having a primary residence ownership?

Yes it could be depending on your situation. For example, if you're a first time buyer you have up to $8475 of land transfer tax rebate you can claim. Ideally you may want to use this for yourself if you can but you MUST owner occupy the property. However, if the opportunity to invest in something will make you a lot more than this, then you should invest. Personally I rented for a few years when I first arrived in Toronto and I bought a few pre-construction properties before I actually moved into my own principle residents. At that time my math made sense for me to rent because the rent was quite cheap and at the same time invest. By the time those properties were completed I had a pretty good start with my real estate investments. I hope this makes sense.
