I’m a 23 year old structural engineer and my wife is a nurse. Our only debt is our current house which is around 140k worth. I’m so glad your recent video that blew up led me here! Just a week or so ago I was thinking about buying land and building a garage apartment like this as well and saving over the years before building a more long-term home as you guys are. It’s really inspiring to see you guys do it!

Your 84 Lumber bit made me laugh. Our local 84 Lumber told us they could sell ones and twos but not hundreds of thousands of pieces of building material. Louisiana is hard on homeowner builders.

@@MasonDixonAcres @Mason Dixon Acres So did I. We only had issues finding materials from some lumber yards. We used Southern Yellow Pine grown locally, milled in state and sold in state. You would think it would be cheaper, it's not. It's only fresher and wetter. On a positive note, we know we did our best and like you push forward everyday making progress!

Crazy that cost was $10,800 just for the framing no sheathing. I framed up our house back in 2018 and it’s a 30x42 with a hip roof all the way around and used treated plywood all the way around and even treated all my pine studs inside for around $8900 total. Including the plywood sheathing. Our house has a 8/12 pitch and a wrap around front porch that adds 800sf. I also installed a indoor fireplace. Two tray ceilings. One vaulted ceiling in the living area.

A great video - hardly anyone who does these kinds of cost breakdown videos mentions all the glue, tape, hardware or fasteners needed or what they cost. How did you determine what types/amounts of hardware to buy? Did you buy them as part of a package (ie a structural engineer said "you have to have this many hold-downs, this kind of screw, etc) or did you buy them throughout the build as needed based on info you found on manufacturers websites?

I sat down for literally a full day to figure out all the hardware, and combed through Simpsons catalog to figure out which nails and how many I needed for each piece of hardware. It was quite a bit of effort but it’s exactly the type of tedious thing I have to do in my job as an engineer so I was prepared 😅 of course I catalogued it in a spreadsheet to help group like fasteners and create the final purchase list, which I ordered through HD as they had the best price by far. Some of the hardware was engineer spec’d, some I spec’d based simply on the connection geometry

Working to build a 40'x60' shed here soon with foundation wall and 2x6x12' full framed exterior wall. Just for the labor to build and install the framing ONLY, some crew wanted $25,000. That quote did NOT include price of materials, if this isn't highway robbery i don't know what is. Decided i better just do most of this work myself.

@@hichamhamimed2945 i am located in IL closer to the St. Louis, MO area. initial reaction concrete is very high still lumber prices lowest since COVID-19 hit, other materials are high but prices coming down slightly. Can update this at a later date.

If your in York county or close to it, you could of got your trusses made at AB Martin and John H Myers may of been the cheapest supplier for your 2x's.

I was wondering, have you done a "test fitting" to see if you can get all your appliances, cabinets and furniture up the stairs and into the house? I was thinking about that little landing at the top of the stairs, the sharp left turn and that narrow door opening.
