The absolute two most important things you need to do before buying new construction. 1) Make sure you check if there are Public Improvement District (PID), or mello roos fees assessed. If so, make sure you understand them 100% or you will be hit with unexpected bills that can cost tens of thousands of dollars. 2) Make sure you check if your builder has a contract cancellation clause, whereby they can cancel your contract at any time. I've actually seen this happen multiple times where the builder cancels the week of closing....only to sell the house to someone else for more money.

-upgrade the restroom as it is cheaper to do it during new construction than later paying for demo and rebuild. -Pay for a 3rd party inspection before they pour the foundation, frame inspection, plumbing etc it’s only a few hundreds and it’ll make their superintendent pay more attention to your lot. -Builders may give real estate agents a commission to bring their clients. Some realtors would ask builders to apply that to your closing costs. Also, new houses are way more efficient than old houses so you’ll save A LOT on energy cost.

You have to be on your game to get an inspection for the foundation. Ask the expected pour date and if they don't know keep asking. They will try to pour without the inspection. Most new homes have 25 year foundation warranty but better to catch it sooner. The later inspections they will notify you for a walk through. Take a camera and film all the locations of the wires so that when you are adding a picture you don't hit a water line or something. Yes look for rebate relators. They don't do as much as a full commission realtor but they will share their commission! Saves thousands even if the builder doesn't lower the costs for going in without a realtor. Some items aren't structural but will be hard to upgrade later. Running ethernet cables after house is up is difficult with a two story house add those even if they cost $100 a drop. Same with all electrical if you think you might like two power outlets add that now as it will cost 30-50$ dollars and isn't much more expensive then doing afterwards.

Javier, yes you are very correct about New Construction. My wife and I are in the process of a New Construction here in Texas. We added about 24k in upgrades but it was all well worth it. We are using their preferred lender that will pay all closing cost and this particular lot did NOT have a premium, so that's a plus 😁👍. All in all, its usually a person's preference and we preferred new. Home starting price was at 191k now total cost is 215k. 6105 sqft lot. 1630 sqft home. Builder, Hakes Brothers. 6 months to build. Very happy and excited can't wait to see the finished product 😁👍

We custom built in 2011 in the middle of the housing crash. The builder was giving us anything we wanted with no markup. He basically charged us $40k for his services (start to finish) and everything else we wanted or upgraded was "at cost"......the actual bill his subcontractors billed him for (which is significantly cheaper than anything you can find on Angie's list). Fast forward to 2020. That same builder is now charging $75k, giving much less incentives, and charging +25% on upgrades and change orders. We couldn't afford to built the same house today.

We just signed a contract on a new built, the only available upgrades were the blinds and the garage door opener. Everything else is as in the models. I liked that cause that way I don't go away feeling like I should have upgraded something else.

You’re right about this, I went to try this on a $257k with a budget of no more than $270k. Well, the base house was at $287k, with upgrade they recommended light fire place, 2 small windows, extra windows here and there, 6 lights in the kitchen, freezer hooker etc etc, total custom built price $330k what? I ran out there and never going back. Now I’m would recommend something that’s already built and have a price tag on it.

I was looking to buy a home and KB homes was charging between 20k and 60k lot premiums here in southern california. Additionally, they added a special tax that almost double the property tax. To top it off they added another 30k to the price for solar which is now required on new builds. I ended up finding another new build which offered big lots with no lot premiums, no Hoas or special tax, included solar in the price, came with all the structural upgrades included in the price, and it was over 100k cheaper than the kb homes.

The Lennar models that I saw were all beautiful in my area. Lennar is a builder that: what you see is what you get. I can’t wait to move in April 🏡 The cost they said was very similar to what I’m paying but a bit more due to ( solar panels).

@@davidnfilms Try selling it with solar panels...the solar panel company OWNS THE RIGHT to their panels even though it is on your structure. Homes with loans have an agreement with the solar panel company and loans are way different. Whole different can of worms with that set up. Good luck.

Used homes are usually (not always) in better established neighborhoods with mature landscaping and much larger lots. The new builds are cookie cutter homes built on small lots.

I find that older homes often have more space for less money. A lot of them built around before early 2000's are way better quality than newer homes built today. Often times I see new homes where construction cut corners and cheap materials are used to make max profit.

Not always. Code changes last Summer now requires 2x6 (versus 2x4) walls and thicker insulation. I find that new homes are built better, but the mechanicals and appliances built in Asia suck. Also, the move toward the "X-burbs" is getting people much bigger lots that are also, often, out of the clutches of cities spending money like drunken sailors and driving property taxes through the roof. Like the perfect mixture of rural and improved.

Great advice! New is not always better. A realtor might have knowledge of another build that the buyer should consider. I would research the builders reputation. There are builder that take pride on what they build, then there are others are notorious for taking short cuts and often not building to code. I've known some that brag about paying off code inspectors. Thank you for a great video!

I have bought and sold homes before, I never felt “represented “ by the realtor. I feel this is all about commissions, and who’s getting it. I was just looking at buying a brand new home and checked reviews online on the builder, and for the most part they were terrible. That’s where I’m going first, builder reviews online. As for someone having your back, that’s what lawyers are for.

You had the wrong realtor. You need to get a realtor that has experience not just someone that pushes numbers. If you buying a new construction get a realtor with construction experience. If you a buying a flip get a realtor that has experience renovating homes. Any idiot can become a realtor trust me I have seen plenty.

In North Carolina when have something called back out dates for the buyer. Usually there are two. The first is when the buyer can get their full deposit back & the second is when the buyer is loses all their money. Recently I was talking to my real estate in PA (I'm in NC & move back home to be closer to family) & I asked her since I was pretty impressed with a house & you never know what life can happen, because life happens, when the back out dates were. She had no idea what I was asking her about. I thought that was strange. Do some states have back out dates while others do not?

Good video! We have a fair amount of production build around my area and I am usually seeing around $6k in buyer incentives for using their financier. I think thats about what you are seeing. They are also requiring very low down payment, often as low as $2,500, subject to lender requirements.

I’ve done a few new builds and just put a deposit on another one in Estrella Mountain Ranch. I’ve never used a realtor. I advise it to everyone that asks me because they’re not experienced within the real estate and/or new build process. First thing I do is determine location I want and will NOT compromise. Then research the builders in that area thoroughly. Meet with the sales team and ask as many questions as possible to determine their knowledge and how they carry themselves. I will literally tell them I’m not working with them but I’ll work with that person next to them who knows what their doing. Then I gauge their character throughout the beginning stages prior to putting a deposit. Here’s my best advice, many new builders are garbage in quality terms. Inspect the models and inspect those being built. Knock on as many doors in those homes as possible asking them their issues and what they’d change if they could do it again. THEN decide. Quality and workmanship is paramount! Go look at a Richmond American, Terrato, Beazer, Pulte and many others and you’ll see the inferior quality as compared to David Weekely or William Ryan. Toll Brothers USED to be amazing but now are at the same level of quality as Richmond American.

We are in the Austin, TX area and ended up with a new build. We looked at some resales and they cost the same if not more plus the crazy bidding war going on. We bought an inventory home with a bunch of upgrades at $50k less than listed price. We went over to another neighborhood and priced out the same house with the same builder just to verify. I think it is good option if you can find inventory homes and make the purchase at the end of the year when they are willing to cut the price to dump inventory. We are very happy with the purchase so far.

Honestly after watching the neighborhood across the street from my in-laws be put up, they are twig houses that have absolutely no chance of withstanding severe weather and frankly are not going to stand the test of time like a resale home might. I just really cannot imagine a hundred years from now these homes still standing in good condition whereas right now I can Buy a 100-year-old home that still has a hundred years left in it. There is a lot to be said for that

I talked to one builder/realtor and they said there was no price difference between using my realtor or not using one. I think the way the market is in 2020/2021/2022. It’s a seller’s market so that’s why I think won’t budge on the price.

Regarding your lot premium, I think it entirely rests on the personal reason for getting it. I agree about the size, but sometimes the location of the lot in the neighborhood will make a difference. Specifically what comes to mind for me is drainage. That lot premium may be worth it to be at the top of a hill vise the bottom... Being coastal, that also will make a difference for views which have proven to show increased value for resale.

Here's something I've learned that you don't see coming into the deal. HOA fees, cost of the land the house is sitting on and landscaping front and back. There's three major costs that are added to the listed price of the build. HOA's can run $200 a month, land can cost $10,000 to $25,000 for the lot and landscaping around $15,000 for front and backyard. They give you 90 days to complete the landscaping. There $50,000 unplanned. Then like you've been saying here Javier, upgrade costs. The listing price is very misleading. Thanks for your information. Moving soon from Los Angeles

@@ryanyoder7573 The numbers are on a comparable basis, ie: a $375k house elsewhere is about $550k in SE FL. Both comparable in size, quality, features, etc. The point is: be happy you can still find something for less than $400k, because that is simply impossible in many areas.

I'm lucky I found a new build community that has all the upgrades necessary as a standard. Unlike some we looked at, where even a much needed disposal is an upgrade or outdoor hose. It was just absurd! With our community what you see in the plan is what you get. Unless you wanna change the plan.

I paid the $8 grand corner lot premium. It’s worth it for one less neighbor to deal with. I don’t care about reselling my house, bought in a booming area & will make it a rental after I’m done living in it. Even as an upcoming landlord I can see having 1 less neighbor to deal with as an advantage. In the resale market none of these things matter but i don’t mind keeping my below the rate of inflation interest rate mortgage especially if the house will generate cash flow

Watch new construction carefully, my friend's contractor didn't even tyvek their house prior to applying the siding. Thy didn't know until about 10 years later when the siding started falling off!!

Tyvek isnt required in every jurisdiction. Second, Tyvek is a permeable barrier product, and has nothing to do with the siding, whether its aluminum,wood or composite. If your friends house has issues with the siding "falling off" then there is a problem with the installation of the siding or there is possible water damage that is causing a dry rot.

I actually tore my current home down and rebuilt on the same lot because in my area homes go for 1 million plus but need a lot of interior updates. So I figured why not get exactly what I want for the same price. Things have been great so far. About half way through. One thing I noticed around my area though is that people that are using builders that are building in community housing plans have a bad experience. I don’t think those builders care much. It’s all about how many homes they can get up as fast as they can.

Make sure you look at several streets of homes and how they are situated in the neighborhood. Sometimes, the model is on a lot by itself which looks nice. Then you see a street full of homes, and they are 2 inches apart. Some of these communities look like slightly higher end projects. Tacky, tacky, tacky!

I never realized corner lots were desirable. For anyone who has never lived on a corner lot and it snows where you live, I hope you love snow-shoveling because you will be doing it A LOT more than your non-corner-lot neighbours. I actually do really like shoveling snow and any other yardwork, but much prefer the privacy of a smaller frontage and bigger back yard as well

I have toured 5 kB homes and all their homes are basic , any additional thing is an upgrade. A home of 373k, after upgrade came up to 445k. I'm definitely going with another builder. Premium lot is as high as 25k.

It's also important to note that some of the upgrades can be rolled into the cost of your house and into your mortgage, while others have to be paid out of pocket. Sometimes you have to pay a percent upfront (it was 15% for us) for the upgrades, which means you will need more cash. When we bought our new construction home, we had to pay out of pocket for flooring and countertop upgrades and couldn't roll it into the mortgage. Additionally, we had to pay 15% down on the structural upgrades. We were selling our current home and anticipating a significant profit, but at the time we didn't have the tons of extra cash beyond the down payment we had planned for. Plan to pay more cash up front than you would with a resale, where all you would need is an earnest deposit inspection costs, and deposit on your loan.

I’m back and forth on new build vs. previous owned, this was definitely informative! But, what are your thoughts on the sellers market right now? Should I be patient and wait for the buyers market to come, if it comes? Or should I start considering new build since the previous owned are so high right now?

Depends on your area. Take a look at Zillow around your area and guage the market by "days listed on Zillow" and amount of houses available. At my area, even with the Corona virus, houses that are listed are getting picked up and EDM dropped in 1-2 week. Supply and demand will vary by your location

Look for what fits within your budget now (25-35% of your income). I'm sure you've seen the past year, don't try to time the market. You can end up waiting a decade for a "crash"

First of all $4k-$5k it's about what it costs for a 10'x15' patio addition. I'm not saying a buying shouldn't save some money in new construction over an addition. But it won't be more than 25%. So you might get down to the $3k range on a new home add on for the same size patio. But no way are you getting it for $1000 as you stated.

Should a buyer wait to get pre approved since most builders give incentives with their preferred lender? It’s hard because buyers fall in love with a home and once they get pre approve they find out they can’t buy it. I’m wondering should they get pre approve first when it comes to new builds?

Yeah I am only in hopes I got a good deal on the home I bought. I just got a monster from palm harbor the house before tax and everything was about 123K for 2,048 sqft with that thin paper flooring that looks like wood laid out throughout the house in 4 bd 2 bath 2 living room

When house prices are high, a new built house is cheaper. If house market is low, a used house is cheaper.

We brought our real estate agent just so she can get paid. I figured if someone was going to get that extra money it should be a real estate agent.

I think my biggest thing with the new build is I hate the idea of buying a home knowing well I am going to have to spend a bunch of money to rip out and redo bathrooms and kitchen not knowing what hiccups might be found behind the projects plus the stress and risk you get screwed by contractors etc

I don't know how the market was some years ago but now a pre-owned home in plano tx, cost the same as a new home in multiple other spots of the DFW area, I think new will be better than old

Things have changed so much in one year. That resale home isn’t so cheap after you go $35k over list and someone else still wins it. Might as well stick to a new build and not play these games

Yall go online and find a negotiations template and certified it to the builder. USDA counselors will tell you to do this yourself 1st. You'll have better luck bc these realtors aint trying to negotiations a good price because it decreases their commission
