Nice house! Also, one of the most important thing to consider is make sure that the contractor is legitimate (has a business permit) and they execute a contract before you pay them to build your dream house. There are a lot of contractors out there that are just happy to take your money but fails on executing the project. You may also ask for a retention fee (you pay the last 10% of building cost after a year to cover for defects).

i doubt you can find anyone who will allow you to pay 10% a year later. most strong good quality builds i have seen didnt use a contractor or a plan drawn by an outsider, the owner just hires a few guys and does it himself working along side the crew and supervising everything all day. most times researching by the owner the proper way to do rebar, best concrete mix ratios etc . and the best way to do things in an earthquake and typhoon prone area on the internet. then you KNOW what you are getting and are sure to not be disappointed years later. many expats will share with each other their experience and what to look out for and best practices.

If your parents are Filipino citizens at the time of your birth, you can apply for dual citizenship, no need to renounce your British citizenship. You'd be a full citizen and can do pretty much everything that locals can.

Make sure the roof is attached properly because of the separation on the top area of the roof, myself I like a full roof, going downward on each end. Because the wind will not pick it up easily. Nice house and I’m also from Canada 🇨🇦 living in the Philippines 🇵🇭. Just my opinion my two cents thanks for sharing this video.

Haha. Yeah I understand. Long story short, the door was supposed to be in a different place because it was supposed to be a loft. Then half way through construction we changed the plans to have a private upstairs. Moved the outside door, put in walls upstairs etc. That’s why it’s a weird front entrance 🤙

Great one! Simplistic and frugal on your part to get yourself and your family satisfied! I, on the other hand, would love to have a Monolithic Dome house built when I retire around my paternal family's hometown near the plaza as I am already a dual, Fil-American citizen who is quite decent with the local language! That would hopefully spread awarness on efficient and thermodynamic designs for a house, not to mention being one of the most typhoon-resistant designs!

I'm curious why it is uncommon to use insulation on the walls over there. It seems that it is only used in the ceiling. Doesn't that cause your electric bills to be higher because of the A/C running more? TIA

Great video! I've been thinking about retiring in the Philippines, and while my parents already have homes in Luzon, this video has made me want to look into buying land in Bohol. A side note: if you haven't already done so, you should check to see if Canada allows sanguine dual citizenship. I've recently reacquired my Philippine citizenship as a Naturalized American because both my parents were Filipinos when I was born. I think this should work to your favor if your mother was a Filipino citizen when she gave birth to you. If this is the case, it's one way to pass through becoming a resident and leapfrog into citizenship. Anyway, thanks for this video!

Thank you showing the lot size. Appreciate it. I'm from Bicol region and we are always hit by the typhoon. We build a slab roof for my parents due to the concerns roof will be gone every super typhoon. My brother is an architect and he said it's not recommended to have metal roof w/ metal (connect/attach) because it's not strong (hold) with strong winds. By constant moving of the roof it will unscrew and wood is better as long as long as it's nailed property. It was proven during Reming and seen it. If you have a glass window made sure to cover it w/ plywood. The one i had seen good window is the colonial type.

Flat roof will never go away make sure it is slander for the water to run. Concrete with rods would be stronger than a wood and galvanize sheet metal. My house is Veranda roof top flat with table and chairs but the problem with that is prone for leak. I did have a leak during the 10 years period.

Yes that’s correct. A son of a Filipino (with citizenship) I can inherit the house and land in the future. Technically I could have put the land in my moms name and I could put the house in my name. But it was more simple to do it this way.

We have two tanks. The top is drinking water and is gravity fed. The other is rain collection with a single tap that we use for the garden and emergency backup.

We built a house in Leyte Palo. My wife is Filipino. Its a little bigger than this one with a..Dirty Kitchen out back. Its also built of some modified reenforced stilts. Her sister lives there now. We will be moving from the USA in 3 months. I plan to fish a lot. Her brother has a nice boat.

as i recall if 1 of your parent is a filipina/Filipino by blood but a foriegn Citizen.. she/he and the children will be givin by the Philippine Govt. an option to apply for Dual Citizenship as long as the parents were born in the Philippines before they migrated to a foriegn country

Never build a house in Phil with an overhang roof. As soon as a hurricane/typhoon hits you run the risk of losing that roof as the winds can get under it. I speak from experience. lost mine in Cebu last time.

200sqm is small by most foreigner's standards but average in the philippines. Subdivisions offer the easiest way for foreigners to own a house but the building standards in the philippines is pretty bad. Looks good when its finished but ages poorly. Classic is the front doors, 99% of the time its green timber and cracks badly over time, you could see this front door already had small movement cracks. I bought a 220 sqm inner city lot that i built a 3 storey house on (business/residence), a house in the suburbs and a 9000sqm farm on a river which im building a house on now. The paperwork is slow and lots of pitfalls, make sure you use a good attorney and survey the land before purchasing. Filipinos tend to build on others land and once they have its not easy moving them, fire is the local way but what locals can do and foreigners is just not the same, not recommended, lol.

Just bought a property in panglao, to be exact it’s in ashiera property located in Dauis. It’s gated and I don’t think It’s big enough. I’m looking for a land in Dauis. If you know a legit agent please let me know.. thanks

I was thinking about this video. It seems like Panglao land prices have been increasing . .. maybe doubling in the last year. What is your estimate for current land prices?

Hmm. Yeah I think it’s doubled since I bought. I think I’m Dauis it’s around 5500 asking. Panglao I think it’s more. But I’m not really sure.

I do hope you didn't use foreign money to build that house. It would be very unethical and immoral if you used foreign money and wanted "more bang for the buck" for the same work than someone else did in the Philippines earning pesos. If you did, God will punish you. Unless you go back to your country and buy a house there and stay there.

There is no difference building a house in the Phil. as a Filipino and as a foreigner. Both pay the same amt. in labor and materials and both have to deal with bs with the local govt.

Looks really nice and simple. That's what I like. That water tower is really high. Could you use that as a place to put a WiFi antennae to get a better signal? Do they even do hard wired Ethernet or fiber connections there? Or is everything wireless?

Thanks 🙏 yes we have the Globe antenna up above the tower and it works very well. No fiber in my area but they would put a line if I paid for it.

U Gotta make sure those roof were built solid tough bro,,all of the Philippines has more than dozens of catastrophic natural disasters, a substandard building materials might not withstand earthquake and super typoon.

You could get dual citizenship then, can’t you? If your mom is Filipino it should be an option for you.

I wish. One of the problems is that she was not Filipino citizen at the time of my birth. And a couple weird things. Otherwise I would.

If your mom was a Philippine National when you were born in Canada, you can apply for Philippines citizenship with proof from your mother national identity. Again, your mother had to be a Filipino national when you were born.

what is the cheap materials we can use to build a home there? for example, I saw kind of constructions you can do this in few months even less , but I don't know how to find companies there who can help me and find the right lot too and not to much far

I think concrete is still the best option. But you can also look for companies that will use HardieFlex. I think it’s basically drywall but I’m not sure since I haven’t used it. It’s also very popular. I think homes built with HardieFlex get warmer during the day vs concrete but they cool off quicker in the evening.

Yeah I never realized either. The lot seems bigger with the house in it then it did when the lot was empty. I don’t know how that works haha.

My father in law was Boholano perfect life. Make some biochar not charcoal condition it and add it to your garden things will grow like on steroids.

Unfortunately not. When I was born she had given up her citizenship. At the time she couldn’t be dual. She’s dual now though.
