Im moving to Ortigas next year. I did put a down payment but i would only be paying 20000 PHP and if i rent in the same building its 35K to 40K. Compare to my rent here 1500USD or 82K php. Also i live in a shady neighborhood with no amenities. Not only im moving to a cheaper place, its also a great location and great amenities. Biggest difference, i feel poor in LA while I feel like a 1 percenter in my Ortigas condo

Best option is to purchase property in the province and build your own house. My wife just bought us an acre of oceanfront property for $5k

Problem with living in the province if you're a senior which is the most important thing in your life to live longer is lack of healthcare.

For now probably better to rent. For those in the buying mood, I’d wait for the real estate bubble to burst, oh and IT WILL burst to the point of current owners and real estate developers losing money. Prices of properties have skyrocketed to stratospheric levels and are extremely expensive for the quality of construction used, surrounding infrastructure, and the relatively small sizes of many of these newer condos …even in BGC! Patience is virtue! 🤙🏼

Not sure if ya’ll are seeing it, but on social media, mainly FB and IG…recently many ads for property developers and real estate agents selling available condos, a lot of availability. The real estate market has saturated and prices are ridiculously expensive to the point of these sellers offering million peso discounts on condo units. Even a family friend who’s a seasoned real estate broker has adviced to lay low and wait because current sales of high rise properties has fizzled early this year….

The "pros" of buying that you listed are questionable. First, not all property you buy appreciates in value, especially if you're buying the top of the market, (2) you don't "outright own" your condo because you still have a loan against it and being a condo your "ownsership" literally is limited to the inside walls of your unit and certainly not the land it's on. But you bring up a good point, I suspect most people buy it for the "bragging rights" 😆 Flexing is expensive

Could you maybe elaborate on the rent to own vs. a bank loan? How does that process differ from regular mortgage, and are you paying a higher interest rate to the owner you’re buying from vs a bank? Thanks for your info.

It makes no sense to buy in BGC or Rockwell now. $600,000 for a 78 SM, new 2 bedroom condo in BGC or Rockwell is insane. One could rent same condo for $2000 per month and invest their money at 6%. The interest on $600,000 would be enough to pay their rent and monthly expenses.. Our 250 SM single family home in Central FL only cost us $400,000. It is in a guard, gated, golf community with first class clubhouse, pools and tennis. Our gated community is one of the safest places in all of Florida with world class entertainment, dinning and hospitals. Even if we sell our FL home and relocate, we would not buy at this time the due high prices. If one prefers some place like Dumaguete, then yes it makes sense to buy land and build.

Developers artificially over inflates them & it's next to impossible to sell your condos. Just rent & you can get out anytime you want.

Don't buy unless your goal is to make money CASHFLOWING profitably. The cost of ownership is not always a walk in the park, unless you know where to buy, and where to buy at the right prices where rental yield makes sense.

The vlogger is biased. First you can setup a Corporation or Partnership and if you have a 40% interest or more through the Corporation with IOUs and take ownership this way or even annotate a lease to the Foreignor for 25 years with the option to renew, this is a far better option then buying a useless sardine can condo. Or if you are married to a Filipina, you can annotate a lease again through Register of Deeds. Even so the marriage is an entity as well and both spouses need to conset with the property as well. Regardless, renting is huge mistake and many condos here are overpriced or are on land owned by a developer. The HOA does not own the land. With the 50 year rule, the condominium project could be sold at any time by the developer and you might receive pro-rata share smaller than your original investment. Rate of returns are very low & competitive as well.

Curious about the money laundering issue. Even if it gets flagged, as long as you aren't, is that a problem? In America moving large amounts of money will usually require a call or security check with the bank but it isn't an issue, just a safety measure that is easy to get past.

Good infor Evan. There are so many variables to consider when making that decision. I actually built my retirement home on my mother-in-law's property and am absolutely enjoying life here. I ability to make my home MY HOME is critical to me and because I have relatives surrounding me it is such a peace of mind. I'm not sure most Expats embraces their Filipino family, but I most definitely do. Having my career memorability and artwork permanently mounted in my home makes me feel like I am truly at home. I've never been a proponent of renting as I want my money to actually get a return and that never happens when you rent. BUT, that being said, I don't have the flexibly to change my living location now that I've established DEEP roots in my currently location.

Rent instead of buying condos, they are way overpriced especially at BGC. Developers artificially over inflates them that's why selling your condos are next to impossible. BGC condos pricing are on the par with developed countries. Philippines has nothing to offer. It is full of inconveniences like traffic, lack of infrastructures, lack of decent public transportation, crime rates, and political instability. Only BGC is the good area & beyond that there is chaos. And healthcare is worse especially if you're a retired senior.

I recommend renting. It's really hard to sell your condo. Also, if you haven't got the tittle, which happens often, you will have to sell at a steep discount.

I agree it can take 3-4 years to sell your condo in PH. Why wouldn't you have the title though?
