The Chinese thought for decades investing in property was a one way ticket to getting rich. It’s a different story today as the massive oversupply has caused a major collapse. They are now changing tact to buying gold. This is why the price of gold has recently spiked. My concern about Dubai is that it can easily have an oversupply problem as the building of property keeps increasing. To keep demand at the pace of building the government has to keep changing the entry requirements ie 5M dirams to 2M dirams etc otherwise you would have oversupply and a price correction. This region is a risk as it’s not a matter of if but when.

Zohaib, this is a great video and learning. But i have looked in detail in the options that you shared as an example. But can you think of those people who are starters? Who will be buying anything for the first time and the first time the budget is always small. So what do you suggest for them? apartments like the budget of > 1M for the studio for these people will not be possible though they want to invest in these exampled listed locations. But at the same time, they dont want to invest at locations that you highlighted that will not give good appreciation in later stage like you examined JVC where tons of projects are happening. So what do you suggest? Can you make one video targeting this group of people? Because they want to invest and to some projects which handover is not in the next 3 to 4 years. So want to start getting ROI as early as possible (readiness of project).

1. How do i join your investors circle to stay ahead of opportunities and plan finances accordingly ? 2. Some of these products are handing over in 2025/2026. Does secondary market purchase still make sense for someone looking to trade or is still targetting long-term investors looking for rental ROI 3. Business bay is expected to account for 9.2k of apartment supply between 2023 and 2026 of total 66k units (14%) . Is this not a potential supply problem compared to demand ?

Mohammed Zohaib WILL NOT ANSWER, because DUBAI is already in OVERSUPPLY. Dubai population of residents grow about 90,000-100,000 per year. Average household is 4 residents. Now have a look how many projects they launched in 2021,2022,2023 ,will be launched in next year and do the math!

60,000 houses a year in total with all the developers. 1.2 million visas issued in 2022.. there is demand , prices are going to rise organically. Cryers will cry , smart investors will fly.😊

2- Secondary market purchase is good for both flippers and long terms investors , for flippers advantageous payment plan price , size which is better than majority offplan products today .. also for long term investors will be good return.. 3- why people only consider residents for demand ? There are many International investors who dont live in dubai but has properties and does short and long term rentals .. you should also consider Tourists visitors and also expats visitors for bsuiness and airbnb like businesses .. + geopolitics has an impact which wont be stable in the region at least for 3-5 years more .. oh another pandemic is coming says Bill gates ..
