Just a thought as you have the platform 😁

I hope you are keeping safe with the wild fires in Portugal at present. One off u'r Irish camper van friends had a lucky escape. As alot of damage done on the campsite he had his camper. His van escaped damage but others were not so lucky. Goff Lalor. In Portugal

THANK YOU! Finally someone is talking common sense. Great advice here. I'd just like to add these points: * WATER is indeed the number one factor that can make or break your project. Without easy access to water you can't do very much with your land. Water is getting scarcer in Portugal, much of the land we see up for sale, was once farmed but abandoned a long time ago because wells no longer provide enough water as they once did. Don't assume that there is enough water because the land has a well. It could dry up in the dry season, when you most need water. The water level in the soil is being depleted and is not being restored by rain as in ancient times. Fighting against nature is usually a lost battle. * Prices depend more on quality of soil & water and much less on geography. In same area you can have a large piece of land on a hillside that is very cheap because it cannot be farmed (poor soil & lack of water), and a small piece of land in a valley that is expensive because it can be farmed and has plenty of water. * Asking prices are being inflated, some people are paying 10 times the real value of land (because they think it's cheap...) and they may never be able to get their money back, should they need to sell. The value of a piece of land is based on the BENEFIT it could return. Some lands are only good for grazing goats and you can graze goats almost anywhere for free wihtout owning the land... therefore no benefit in buying a piece of land that is only good for grazing goats. For the past couple of years there have been many foreigners moving to Portugal and buying off-grid land, that's why prices have rocketed, but now some of them are starting to sell... If this trend to move to Portugal stops, the prices will fall because locals are too wise to buy land with no value. Some folks could loose their investment. * Prices for quality land are going up. Choose quality land: with good soil & water. If it has a ruin with permission to renovate or build new, the more the price could go up. Good location is also a plus. * Prices for bush land are going down. It has no value whatsoever, sometimes not even for forestation. It seldon fetches over 50 centimes (half an Euro) per square meter. * Sef-sufficiency is not easy... My ancestors who farmed good quality land with plenty of water, were almost self-suficient and they had this saying for winter: "After eating cabbage with potatoes 18 times, you knew it was Sunday" (6 days X 3 meals). * Last but not least: living a sustainable life should not include buying compost that is produced in an unsustainable way to improve your soil. Or having to drive to fill your cans with water. Or using a lot of plastic materials in your "eco" project. Let's get real... don't call it sustainable, don't call it eco. Maybe good for KZitem??? But not good for the planet.

All great points apart from the last one, Rome wasn't built in a day! We're fast tracking soil quality so we can watch plant growth, success and failures for a year, so we know what to plant and where. Plastic wise, recycling ibc for water collection is far far better than the alternatives, ie concrete rings, concrete water containers etc. This all go es time to create green waste to make our own compost, which were doing. You cannot buy land that's been unloved for 30 years, without making some compromises. Its great to get an incite from a Portuguese perspective, around us its age not water or land quality that's the issue. All the farmers are in their 70s, their children are not interested in farming etc... So around us there's a great deal of really good land, we have for example 15 terraces probably around 5000 sq m more than we can hope to farm today but we're building and learning for tomorrow. Learning from the old boys around us and mixing this with permaculture, guilding, no dig no plough etc. So we have goals on sustainability and self sufficiency, as I say Rome was not built in a day and were learning as we go to 💚

Very good tips. As Portuguese myself, I wonder for how long some of the people living illegally in Central Portugal, will be doing it. Personally, I didn't buy land yet exactly because I don't want to live illegally somewhere and it's not fair to see foreigners coming and bringing prices up and then living illegally

I think the municipalities / camaras are now starting to clamp down on illegal settlements. It's a shame that in our "beautiful land" we have laws but nobody seems bothered to enforce them, or advise newcommers about them, on what they can and can't do with their land. Then comes the inevitable clampdown... Not fair to anyone. I hope the camaras get their act together and put out better information and support for new arrivals living in Portugal. It's in their interest to get new & young people living in rural areas. And a hard clamp down on unscrupulous agents that say anything to close a sale too... I've heard too many folks complaining that agents told them all kinds of lies: they could build, they could live on site, they could do whatever they fancy... only to find out they can't, after they'd already bought. Thre's a word for those types. It starts with sc**.

I am curious, do you know if it's sales agents/brokers, or is it developers and those who rehab and flip properties, who're responsible for the rising prices? I'm portuguese, born & bred in rural Portugal, my family & friends still own all kinds of rural properties, from farmland, to forest, to bush land. Between us, we've sold quite a few properties over the years too. The rise in prices for rural land (that is very often almost worthless) is due to the extraordinary demand by foreigner buyers who don't understand what they are buying. It has been fuelled by KZitem videos and the trend to be a self-sufficient off-grider, eco living, etc. Everyone and their dog wants to come to rural Portugal. It would be the case for some worthless properties that they'd never sell, no matter how long they stayed in the market & agents listings, because they have no value. Now that there is demand, the owners & agents ask & get silly prices. (Some are asking double what they think it's worth, just to see what happens... And I don't blame them.) And why are many of these properties worthless? you may ask. Because they require a lot of maintenance and don't provide any return, none whatsoever, not even to cover the cost of maintenance, such as clearing the overgrowth once a year, as required by law near homes. (It costs around 40 Euros per hour for a man & machine to clear bush growth). Sometimes forest land will provide a bit of income if the owner is lucky enough to not have the trees all destroyed by fire, which happens regularly in Portugal, but that is a big IF and the income from timber only comes every 6 or 8 years, depending on soil / how fast the trees grow. Minimum 30 years for pine trees. So, again... a couple of thousand euros every 8 years, or every 30 years... won't even pay for the maintenance. Conclusion: most properties are a financial drain for the owners and if they were to give them away a few years ago, nobody in Portugal would want to have them. Not even for free. Of course... there are also fabulous properties, well kept, with quality arable soil, never ending water, lush fruit trees, vineyards that produce good wine, old senhorial residences... but they'll still require a lot of upkeep & won't produce any significant returns. Good opportunity for someone that has a lot of money and doesn't mind sinking some of it in a rural property. A retired hobby-farmer maybe. A country lover looking for a retreat. But income?... Nope. I think there's a high possibility that newcomers will soon realize they'll never be able to do much with their land, except put in hard work and hardship, and they will give up trying. Let's hope they won't lose their investment. Social media only shows success stories so far. (I'd love to be proven wrong...)

Maybe as an escape plan in case of fire, people in that region could have a platform near the well, that could be lowered into it, where they might go to in case of emergency..... and have no trees or bushes around the well, for 50 meters too... like with the houses

There is, only a few weeks in winter we didn't get full charge, even on colder overcast autumn days enough light so 99% of the time solar is no issue 🌞

Off grid needn't be a large plot of land. We deliberately wanted something the size of a garden as we are an older couple and didn't want the work that land takes. For us, off grid was to free ourselves from utility bills. Bare in mind the real cost of solar, our system cost the same as we paid for the land and property so a hefty investment. We also used Liliane in Castelo 😊

Perfectly explain. Would add: - New PDM s comming all over - north, central and south portugal are very different in the interior (like castelo branco, beja or guarda) or if you are closer to the ocean (like leiria, odemira or braga). More people and less extreme clima by the ocean...

The new one s being in discussion nationwide (but individualy in each place) are directed to limit building (and rebuilding, in many cases) in general, and particulary in rural areas. If its outside a designated "urban area" tends to become more dificult to built...suposely this have to do with safety(fires...) and managing of ressourses, as well as limitied funding from EU and central GOV., as wel as protetion of natural areas and agricultural ones. But, as you say, traditionaly there not a very strict control...

@@TheWildlandersOffGrid The PDM (Plano Director Municipal) are the national & local regulations for the management of the territory. Typically they define what & where you can build, protection of nature & farmland, prevention of fires, security of habitants, etc. They are revised every 4 or 5 years (I think). Each local authority / camara has some leeway how to apply the PDM and can add own local rules to it. This is all discussed and voted in municipal assemblies / meetings that are open to all to attend. If you have a specific point or problem you want to put across relating to PDM regulations and your land, you can write to the planning department in portuguese. The current trend in the camaras in the interior of Portugal is for them to facilitate and allow the settlement of newcomers in areas where the population is ageing. But a time may come when they decide to be more strict and implement existing laws. So, it's always advisable to be legal. Saves a lot of stress.

I think if I ever plucked up the courage to buy land in Portugal it would have to be money I'd be prepared to write off in case it all went Pete Tong. There was a guy on Channel 5 UK that spent 100k on land in central Portugal. Thats too much. 20k would hurt, but not be fatal.

In some areas they turn a blind eye, in areas where habitation licence is harder, you can usually get around it by registering as farmers and so on... Yep Ben wasn't far from us

As long as you buy land that has some value and don't pay over that value, you'll be ok. Nobody can produce more land, it's a limited asset. Over the years in Portugal, good quality arable land with water has been steadily going up in value, it NEVER went down, but bush land where hardly anything grows has been going down in value. Typically less than 50 centimes (half an Euro) per square meter. Also very diffficult / impossible to sell, the only buyers have been foreign off-griders. Bush land that can produce forest (pine, eucalyptus) is also difficult to sell because forest fires often destroy it before it reaches maturity. (I know this stuff, I'm a native, our family & friends own all types of land, some of little or no value)

We have a water tank and not sure why the pressure isn’t good enough coming through the hose …

The water tank needs to be positioned a couple of meters above the taps level and not too far from them to deliver enough pressure. If it is and still no strong flow, it could be half blocked with debris, maybe? Someone more experient than me may have better advice.

Thanks for the great videos. Could you point us towards a good website or agent to find land like yours in Portugal? I am moving to Central Portugal in a few weeks and we don't really know if the international agents such as Remax and Era are the best option for us.

Hi Mike we found local agents best, and or farmers in bars! If you're looking around castelo can give you ours, also pure portugal. Co. UK often has some bargains and often smaller agents as well as private sales on there 👌💚

@@TheWildlandersOffGrid We are hoping to find something next to Fundao or between fundao and Castelo Branco. If your agent covers this area it would be great to work with them. I will be arriving next to the Marateca dam with my family in about 2 weeks and then the search will begin.

Hi all, Great info Dom and a lot to consider! Before all of that getting a visa isn't a walk in the park. I am coming to the conclusion it's not going to happen for me, way too many hoops to jump through. How did you get on with yours, as the last time you mentioned it your solicitor got you an extension and it seemed pretty positive? It would be nice to know if there was a small ray of hope for me!! Hope to see Missy and Rosie soon xx

If you've got a bit of a problem ask Ana from Savvy Cat Realty. She's got some good info videos on KZitem under same name. Experienced & knowledgable about all things relating to relocation to Portugal and she has a good team including lawyers. She's known to have saved some folks time & money.
