This was incredibly helpful! I probably won't be able to do this for a good 6 years but quarantine got me looking into this as I saw a dream barn kit and like my goal is to have that barn in my backyard at some point. Thank you for giving me a lot to think about!

Do you think adding an apartment/guest room to the barn would have helped with the add on value?

Hi Sarahjacksky! I looked into adding a barn apartment but my plans got a big thumbs down from the county :( It would have added at least $50k to the price of the barn because of permits, materials, safety inspections, septic/well hookups, etc. Unfortunately, like most equestrian infrastructure, I don't believe it would have translated to a dollar-for-dollar increase in overall property value. It would have definitely added to the desirability of the property though due to the ability to rent it out and/or provide housing for barn staff, in-laws, adult children, etc. Thanks for your question :)

In my area, because I'm 100% agricultural with like 5 people on my 6 mile stretch of road, yes! If it was a fully functioning apartment.

No problem! I never understood why people never talk about this stuff so I made videos about it! I''m looking at the contract now and it doesn't specifically have a line item for concrete BUT it does say 20% ($18k) was due when concrete was poured. Hope this helps!

This is SO valuable to me! Thank you- I grew up in southern CA with horses, now we are in the deep south. Completely different environment w different problems. Currently live in suburbia, but am playing w the idea of rural life//barn//horses, but I know it is a lifestyle, so I am researching like crazy so I know what we might be getting into, maybe in 5 years. Thanks so much for all the details.

Thank you for your question! No, I'm afraid an idoor was never an option because there isn't space on my property for a proper indoor, nor enough paddock space to support 100% turnout on the fields. Instead I opted for a barn and winter sacrifice paddock :)

@@megbobsbarn3 thanks for your reply. I watched your video on moving to maryland. I was thinking of going down to look at Chestertown. You mentioned heat and cold. I am in Massachusetts at the moment where the winter is harsh, summer is pretty hot but not as hot as you. I want an improved winter and maybe take hottest months off in summer instead. Watching your video winter looked pretty harsh... I am also very torn on boarding or keeping at home. urgh! trying to find a good place for horses year round is not easy. Have you found any interesting places to live with horses?

@@treelore5100 I was born and raised a half hour from where I currently live, so I'm only an expert on keeping horses the Mid-Atlantic region. I have friends that live in Florida, a popular equestrian destination, but what they don't have in Winter cold they MORE than make up for with other obstacles. I think the super rich have the right idea: Summers in New England and Winters in Southern Florida. And staff...lots of staff!

@@megbobsbarn3 :-) Unfortunately I am far from rich! Yes I agree living in two places is the best for horse riding time. I think Florida won't work for me in the summer! I am not good in heat. Great in the winter though. Maryland does have the wonderful ocean that is a plus and good countryside.
