There is widespread thinking that BoC will drop rates in ‘24, and I don’t see that happening until ‘25, and even then you will need a full 2 percentage points to drop for housing appreciation to rebound. You can certainly buy now. However, it seems like 2026-27 is your next opportunity.

lol I was considering an offer in that specific unit @ xo condo. It’s ok for rental but not for a family. IMHO, kitchen was tiny, no parking, view was a bit creepy, affordable housing at sight, area looked a bit rough, and they built the condo around an old BMO bank branch from like 100 years ago with graffiti all over it. Not my cup of tea, but great for invest. There were quality concerns with the building too. I think I got a much better deal in north york area :-)

All things being equal I like the 3rd one the best. Nice layout and view to CN tower. I personally think however that the prices still have more adjustments to come as current owners experience the negative cash outflows each month.

All are fools and politicians are taking max advantage. COVID relief money is used to buy 5 to 10 condos or houses and they are all on rent now. Banks have approved mortgage on ten condos. There is no shortage of housing in Toronto.

I don’t see how prices will rebound anytime soon as now there will be fewer international students and the government just announced they will reduce even more the temporary immigration that are actually who rent those condos. With rents possibly going down, I don’t see investors buying them anytime soon

I was told almost exactly the same thing you stated to me in 2010. I purchased my condo in 2010 during a difficult financial time in Ontario. No job growth very slow real estate growth. But I paid $100,000 for my condo. As of today my condo's worth 400% more value. My old rental unit has increased by 200%. The lesson here is to take advantage of the real estate market

@@toddygallent7258 Even who bought in 2007 and lost 50% if they didn’t sell they’re doing very well. Just a matter of time. It will go up eventually, even if it stays flat or decrease for the next years or so

Now with record high prices, lower immigration, higher interest rates for longer and possible recession coming, I’m not sure it’ll happen the same way

Disagree with the appreciation. We will never see what we saw for the past 10 years again. If they get 15% appreciation total in the next 5 years they will be extremely lucky. Their negative cash flow with rents does not make sense

Agreed, there is no law that says you get to make money investing in r/e. If you are buying to live there, great, if you are “investing”, well, good luck with that. Most people under 40 have no experience of rates going up, let alone a serious recession.

In my humble crystal ball I’d say good time to buy would be Sept 2025-sept 2026. It will go up, 12-15 yes but it will significantly go up. Just my opinion.
