It is a risky investment! In the long run will be under water for sure; in the short run, small Tsunami or a man-made turbulence might create a huge wave! I'll pass on this. Thanks for the great job though.

The entire palm was built by dutch emgineering companies whomare very experienced with land reclamation and have been doing it for decades. New york and florida also do land reclamation, you dont see people not buying miami and nyc properties...

Not really, erosion only happens when there is a current in the sea. Inside the palm the water is relatively quiet, so very little erosion. The sea will flow around the the outer island, which can cause erosion. Therefor they use concrete blocks to build that coast line. And you can see the process slowly progressing, so it is quite easy to maintain. Trust me, I'm a Dutch Civil Engineer

This development is a hard sale. You did a good job ;) Future risk of land loss and the location just have a weird fake feeling around it. I think people in this budget are looking for more space and land. This doesn't feel private enough for the $$.

You can't compare either Miami or New York City to Palm Jumeirah, because they were not "created" in the same way. Palm Jumeirah is a completely artificial construction. Miami was built on a very low-lying area, as is the case with many coastal cities. Miami has become increasingly subject to flooding and inundation because of sea level rise and natural subsidence. Manhattan island is a natural island, but there are areas around the edges that have been extended over the years by landfill reclamation. Much of Manhattan, the natural parts of the island and the landfill edges, are like Miami subject to increased flooding and inundation due to to sea level rise along a coast that is just a few feet above sea level now. Again, that will be the fate of all low-lying coastal areas as sea level continues to rise.

The first thing I thought to myself when I saw the house was how close it was to the houses next to it. No privacy, no land. It looks like a regular neighborhood in any city and, for wealthy people, that doesn't seem like something they would want. I understand you're in an exclusive neighborhood, but there are still an awful lot of houses all packed into the same small space. When I think of a mansion, I think of a large building on a gigantic piece of land. Maybe there might be a smaller guest house or two, but its still an estate. Alas, there's not enough land in Dubai for everyone to have a lot of it. Or perhaps whoever owns the land wanted more profit and more houses means more profit? All of that said, I find myself watching your videos much more often than I watch anyone else's, so that means you're doing something right. Besides, none of the rant above was aimed at you, of course. Keep up the excellent work and keep making those videos!

Your points are correct except one; there's plenty of land in Dubai, just it's further and further out into the desert. There's not enough waterfront for everyone; hence, all the man made islands and canal projects in Dubai.

Don't get me wrong, the house is cool, expensive etc. but for ~18M, no privacy or private yard? Even the balcony is almost adjacent to the next house... I don't know about this, I mean you get more land even in LA. Also feels weird trying to get some fresh air and strangers can see you. Hard to host parties too, neighbors must be super annoying

That’s a fair assessment, particularly by Dubai standards… in US terms, this is builder grade affordable housing appealing primarily to the expat community. Hence the white western European design aesthetic. Personally, I like interiors that don’t feel too precious.

The thing is you buy a house with no privacy and the canal or water stinks too. And in Dubai you can live at most 6 months a year because it gets very hot in summer. Oh yes, and the palm tree is sinking by 3cm every year. In fact, you're buying a 17 million house that's built on sand that sinks into the sea.

the houses in dubai are a joke , i lived there for several years, its stinks because of water cant flow properly on the island. also all your cars will rust because of the sea salt evaporating into the air. also the space is super close to the neighbors and finally the build quality of theses houses are cheap with lots of hollow walls

By far the least favorite house you’ve ever toured. In such close proximity to neighbors, in a country that funds terrorism, built on man made sand boxes, everything about this place is underwhelming for the 17 mil price tag. The amount of breath taking estates you can get in California for the same money, it’s a different universe

At 25 degrees N, that raised window detail will be unusable from May to October. I thought Iraq was hot but UAE is easily 50c in summer.

This home is comfortable and well thought out design. Everything makes sense and the vision for home owners to see large building structures and city views is genius! Very clean and presentable home of luxury.

17:31 My wife and I were saying the exact same thing! At the beginning of the video, we were saying how something just wasn't right about the way things look out there. She was telling me how it just didn't look real, and I was telling her how I thought it looked like CG too. It's very interesting to see how human instincts can pick up on natural vs "artificial" like that. And I put "artificial" in quotes because to me, everything that is of this earth is "natural", in a sense. Great tour as usual guys. Thanks again.

You pay almost 20M$ and you have your neighbor right next to you, 24h/7 on AC, don't know if I want to pay so much for a fake sand beach, mean while I can get for 5% of the price a same villa standard in Greece, turkey, Portugal, Bosnia etc etc etc

Very nice house overall but far too close to neighbors …my house is at least 6 feet from my neighbor I laughed at the 100k tv lol ….. my Tri laser UST with a 120” Ambient light rejecting screen and Sonos surrounds sounds far more impressive at around $15,000

This house is ridiculously overpriced. It costs $15,000,000 more than the mansion you showed us in Mexico, but is so much worse in every way. The pricing difference, the cold and unwelcoming design, the terrible location, the horrid views (compared to views of the Pacific)... All is worse

I remember watching documentaries of them designing,and then building "The Palms"and they did virtual tours of what some of the homes would be like.This is Amazing.They truly created paradise for thousands to live in.Thank you for bringing us along on this tour.I look forward to the others you have planned for us too.Congratulations on 2 Million well earned subs!

First off, this is a home NOT an estate. Anyone paying 17 million for a 2 car garage in the front is completely mad. Same old crap that you can buy for less in other countries. Also the weather in Dubai is unbearable. Not impressed with this typical home and waaaaayyy over priced.
