The villages developer has absolutely no incentive to ever have any rules that restrict rental options. Such rules could significantly reduce their new home sales & revenue (profits). Many Florida communities restrict rentals to a minimum of a month, or no more than once per year, or prohibit all rentals the first year or two. As a potential future villages property owner, I have mixed feelings. It might be nice to be able to rent out my home for a month or year at a time to generate some extra income to cover property costs when I am not using the home. But as owner occupant I would not be thrilled to have many property in my village or on my street rented by the day or week. Those rentals could destroy the sense of community that I and many others would be looking for. At the same time, I might be willing to pay a premium for a new home in a village where the rules heavily restricted rentals. I would also avoid buying a home on a street or in a village where I knew a large percentage of the properties were investor owned rentals. I guess everyone looks for different things in buying a new home.

I think the issue with the rentals is regarding long term verses short term rentals. Would your view be different if every 2-3 days there were new folks that were staying in the house next to you? They don't know about the rules because they are only there for a few nights, and then gone. Imagine this scenario multiplied by 20-25 times every near...that is the issue with short term rentals.

I think it would be such a pain to rent every 2-3 days and clean for next person. But I guess that is what the Villages do with their Life style visits. I would have to make a lot of money to do those very short term rentals.

Not to mention, what attractions are in or near The Villages that are worthy of regular tourism? I get that The Villages has all manner of recreational facilities, but none of those amenities are exclusive to The Villages.

The problem I have with rentals is that, apparently from what I have seen people report, some rentals do not vet who they rent their property to. I plan to move to TV in 2024, and my expectation is to move to a 55+ community, to live among people like myself (in age). I've heard of short term (1 or 2 day) rentals to young adults so they can have a party in a house. I don't want to go out on a pickleball court as a 63 year old playing against a 23 year old. I can do that anywhere else. Even if there are rules designed to prevent those scenarios, it does not appear that there is any way to enforce them.

In my community we are not allowed to rent our property for less than 30 days. This keeps out the short term Air B&B party houses.

I want to buy but I don’t want to end up in an area full of young couples with 2, 3 kids. That are not just visiting. Is that what is happening?

Just don’t select a family area. In the Village neighborhoods you won’t find full of young couples with kids and may need to get used to having so many old/older neighbors. Really, I felt like “why is there so many old people in my neighborhood” and suddenly realized I’m one of them.

What is the attraction to The Villages as an actual vacation destination? I get that The Villages offers all manner of recreational facilities, but none of them are unique to that subdivision. There are plenty of places outside The Villages where you can go golfing, swimming, bowling, etc, and the restaurants and stores in The Villages are pretty much the same as their equivalents elsewhere (albeit maybe with slightly different architecture, but apart from that, pretty much all the shops and restaurants in The Villages are the same as those in other parts of the state and country.), there's really nothing for kids to do in The Villages, nightlife is basically non-existent, etc. Unless you're a senior citizen who already owns a vacation home in The Villages, I don't get why vacationing there would be popular. And you know there's a market for vacations to The Villages, otherwise, there would be few if any vacation rentals there.

Not sure it is the actual vacation destination but if you want a reasonable price home to rent in the middle of Florida so you can experience Disney, Bush Gardens, beaches both east & west, glass bottom boat rides, silver springs, etc. The Villages is ideally placed. Also you are getting a home to stay in along with the use of many pools, nightly entertainment and some other activities. Also the renters are usually somebody who personally knows the owner of a home here. Great opportunity for both the vacationer and home owner.

Depends on where you are going to purchase since the rules are different in different villages. You should talk with your realtor or villages agent if you are considering purchasing.

I don’t think the problem is that there are rentals, I think people are not happy with the types of people that are the renters. Several villagers have reported that renters are young, and noisy. Playing loud music till late hours and trashing the houses they are renting. And causing trouble at the squares.
