"No buyer agent" is the norm in all other english speaking countries. I sold my home in AU with a 1.7% listing agent commission. No MLS, no lockboxes. Seller agent kept keys and hosted 2 open houses per week plus private inspections by appointment. Buyers find homes online and approach seller agent to inspect and make offers. No need for buyer agent to drive buyers around or write offers. Buyers make offer verbally, and if accepted, both parties sign standardized contract with 10% deposit, balance 60 or 90 days subject to finance and inspection. This is not dual agency but a buyer acting as own agent. No different to buying a car. Buyer agents exist, but are seldom used.

Realtors are a huge part of the problem with real estate. They lie and misrepresent all the time. Perhaps 10% are good and ethical, the balance simply get in the way and screw things up. Last two home I looked at; the listing agent on one insisted there was no HOA. I had to call the township to determine that yes indeed, there was an HOA. The second house, the agent listed as and backing up to forest preserve property that would never be developed. Nope, wrong, it was private property. 90% of them are useless and make things much harder / worst. We need to restructure the entire process.

At the end of the day it comes down to that 6-7% ridiculous commission/etc etc that is paid. There shouldn't be a 3% commission. It should be 1k. Salesman are nothing but a middleman. Take it from me....get your real estate license and it pays for itself the 1st time you buy a home

No... Pple didnt really know about Zillow redfin etc. MLS in short term liked what they was getting $$ from the sites.. agents are obsolete.. Realtors have more value.. but still theyre gone.. Craigslist offer up, whatever it is pple have learned toward these avenues.. to sell.. if everyone has the market inside the palm of their hand why would they have one of the worst thought of professions (not tht i think this) have control of the biggest sale, purchase of their life.. loosing 6% !! For what! Then miscellaneous fees on top of tht.. so tht 4.5 million dollar home were just gonna throw away 375k when they only have 600k in equity. I dont think so. Amoritization is what kills pple, why would you put ANY less down than 35% on ANY thing you buy... 80% of agents dont make it anyway so it leaves a bad taste for the ones tht strive to be honest.. DONE OVER.. but its fine.. what YOU should really consider is why it takes 15 years to put more toward the principle

Something must be done. As a seller… paying a buyer’s agent 3% of the 6% broker commission on a 900K house is almost $30K is absolutely ridiculous! They bring practically no value to the seller. And the high 6% fee is BS too. My last 2 homes sold within 1 day or weekend.. they practically sold themselves. Brokers did nothing for me. One don’t even have to be listed on the MLS it went so fast. Yet they still earned full commission! Total crap.

Where I think the process is broken is the commissions being the same percentage now as they were 20 years ago. Back then, a 6% commission on a $150k house seemed very reasonable. The typical house is now over $400k. The commission has gone from $9k to $24k. Well above the rate of inflation. It is the buyers who are hurt the most.

Sellers would be the ones hurt the most. Rates hurt the buyers. Sellers are the ones paying the fee. The property appraises based on what it's worth. So the 5-6% seller pays is there no matter the price.

You can deny all you want but the lawsuit is over and it's clear the real estate industry is corrupt. This is excellent news for buyers and I look forward to significant changes in the industry so we can get the do-nothing real estate agents out of the picture. All real estates want to do now is get the listing, they don't want to mess with the sales part of the process. It's absolutely time for a completely new paradigm in the industry.

You don't need an agent to drive you around to buy appliances, furniture, clothes and you don't need a buyer's agent yo drive you around to look at houses. 3,000 sq ft houses in fairly upscale neighborhoods in Los Angeles sell for $4,000000 or more so its much cheaper to hire a property lawyer than a buyer's agent and lawyers are far more knowledgeable. Lawyers also aren't making a commission on the sale , unlike buyers' agents.

My biggest issue with the housing market and the big problem I have with the whole situation is that i think we lost something important when people started looking at houses and properties as investment opportunities rather than a necessary thing for people to be able to flourish. So much that is wrong in this country could be fixed if people had access to affordable housing. Institutions are so concerned with making as much money as possible, I feel like they forget that, for many people out there, their institutional investment methods are hurtin real, living people. These big firms just dont care about the person anymore. Im 35, I have a decent job, a decent credit score, and yet I can't afford a home anywhere. What can be done to help first time potential buyers who just can't meet the insane requirements? What can be done to get people like me into their first home, when rent anywhere near the place I work is often a third of my monthly income?

short term rentals in residential should be illegal. flipping should be illegal except MAYBE in certain "blighted" areas, and with a limit on the markup. Taxes on rental properties should be much higher.

I'm a 2nd time buyer sitting on a 60% cash down payment. I'm migrating the opposite direction from most. I previously lived in Arizona and cashed out in 2021. I relocated to North Carolina and was considering retirement here but it is in a huge bubble as well. So, now I'm migrating back north to Ohio. My purchase power is greater there. I see so many that have this dream of moving south. Its great if you can afford it. But Id rather be mortgage free. Finding a good buyers agent has been my biggest challenge. They all want to direct me towards what benefits them. They also somehow manage to get frustrated when I show them listings that exactly fit what I described that somehow didn't make their list. I had one agent blow up a negotiation before it ever got off the ground. Then come back to me with "let's move on", how about this property instead". Its frustrating out there right now.

@@Cocoisagordonsetter Agree. Another issue that I am dealing with are listings that aren't really available. The first one was a tenant occupied rental. Seller wanted to transfer property with tenant, even though they were month to month. The next one was sale contingent on seller getting a new place. My finance company has a 60 day window from contract to closing, so these sellers aren't really listing a viable property.

On paper, maybe. In practice, agents treat sellers like their employees, & depending on the market you will be forced to accept their terms or the agent will walk. And the next agent will do the same thing. And if you get someone from a different MLS your house will be blacklisted. This happened to me and was common in the MLS my property was in. I ended up selling through a flat-rate broker who got me into the MLS for 100 bucks. I paid him a point and then 2-1/2 percent to the buyer's agent. Easy peasy. Like my dad used to say: I need an agent to sell my house like I need a hole in the head.

As a Realtor here in Orlando I can definitely say that the insurance cost may bring some distressed sellers. Going from 1200/year to 5k or more a year is going to cause unaffordability issues. Insurance companies are going to force you to get a new roof for coverage and the lender is going to force you to have insurance. To add to that there are over 300k people who are going to be forced to come off Citizens insurance and into the private market. I compare the tax and insurance rates to the ARM reset to the GFC. And thats not even adding the cost of interest reset on autoloans and student loan. Please be careful buyers and dont over extend yourselves. Sometimes its better to rent in paradise than it is to buy.

BS. Mortgage rates have been way to low for the last 8 years. Get used to 7 % and is normal over the past 25 years. You guys sell a $800K home and make 3%. And the listing agent get 3%. 6% of $800K = $48K. Same amount of work on a $400K home is $24K. Sales on homes should be a flat fee period.

@@manormyth The county will take/sell a house over unpaid taxes eventually. The mortgage company will pay those or their interest in the property will be extinguished when the property is sold by the county. The home owner's insurance is something only between the mortgage company and the borrower.

Not only that but they want their offer to get accepted. That way they get their commission and don't have to do any more work. So they want their client to make a high offer. How this really should work is the seller's agent (or one of their employees) should be the one showing the house to potential buyers and the buyer's agent should really just be there to handle making offers and dealing with the more esoteric aspects of the transaction.

The point is that buyers' agents want people to spend more for a given house because the agent will make more money because of the higher commission so even if someone can afford to spend the higher amount obviously they don't want to. Buyer's agents are not on the buyer's side.

So I am late making a comment here so maybe unseen however I wanted to comment on the buyers agent topic. First of all agree everyone should have one if they do not frequently engage in real estate transactions. Regarding buyers agent compensation I have a real problem with it being based on the selling price of the property. To me that is a HUGE conflict of interest and DE- incentivizes the buyer agent to negotiate/find the best deal for the buyer. Buyers agents compensation needs to achieve at least 3 things. 1. Allows the buyers agent to make a living if they work hard just like everyone else. 2. Incentivizes the buyers agent to find the best deal for the client. 3. Is comfortably affordable for the buyer.

That's not totally true. My agent setup my requests on their portal and the online system automatically sends me the housing listings within the criteria I requested. So it's really more software than humans doing the work. When I see something I like, then I contact the agent.

People really don't understand supply and demand at all. They always leave out the other part, the main part, and that's price. The supply and demand curve have to do with pricing. If supply is short it can push up pricing IF people can afford the increase in price. Markets can, and do, breakdown when these things are too far apart and I think that's what we're seeing in housing. People can't afford the current price even though they have demand for housing. This doesn't even take into account the elephant in the room, and that's capital. Capital markets have been crazy flush since at least 2012. If you believe Melody Wright's work then it appears liquidity is being quickly drained out of the capital markets. So it won't even matter if people want to pay 1 million for a house if they can't get the loan for it because there's no liquidity.

A new house listing in our neighborhood with computer generated staging. Graphics is just amazing, from wall pictures to furnitures to kitchen appliances. Is there a need for realtors? with this technology we are able to buy homes without seeing them in person.

Great video. Buyers agents are paid by the seller, so should assume their duty is owed to the seller. This system is backwards. Buyers agent NEED to be paid by the buyer. Commission rates aren't needed to settle on such a service. Charge a flat rate for example. My point is there is a solution in this mess.

What are your thoughts on Tourist type places with excessive build out for hotels, newer hotels including ABNBs if they are a major factor? Lake Placid has excessive build out thanks to NYS giving out lots of $$$$ to create too much tourism, ie can't be maintained during this economic bubble 2.0. An old Quality Inn for sale for 10 yrs received $35 million new build and bigger build approval. ABNBs are over charging by out 30%. I've used ABNBs there for over 10 yrs and prices are not realistic. Also, Saratoga Srpings NY Almost every house in a couple miles area getting new outside and inside. Way over priced homes for sale, Saratoga has 1300 new residents from NYC area in the last 12-18 months. Take places like these and extrapulate across the country and this is a issue going into an economic collapse. THOUGHTS???

The crisis in real estate is the low inventory of houses and that means agents have to compete to sell. The other issue is that many owners don’t want to sell because they are already locked into a lower mortgage rate. This further contributes to lower inventory.

Of course you can't expect a real estate lawyer to drive you around. Buyers need to be given more credit. You can drive yourself around to see houses after looking through the pictures online. As far as seeing inside the house well there are already companies like Opendoor starting to come up with ways to let buyers get access to lock boxes without an agent. Open houses are great too and trust me if this goes through more sellers will be willing to do open houses so buyers can access seeing the house without an agent to schedule it or punch in a code.

FISBO is the future. I’ve done it many times in the past 45 years. Agents are hard to find that actually bring anything to the table. They aren’t trained very well and anyone can get a license. They just raise the price of your home on both ends.

most first time buyers have no clue about process of buying a home, let along the expenses after closing, most agents will not educate buyers neither will the lender even if they know buyer will end up broke/struggling down the road.

Is a seller did not offer a property, there would be no sale! It’s like what came first, chicken or egg. Who is more important in the transaction? Both are needed. Now imagine a feeling of having to pay someone who actually works against you! That’s what is happening right now when a seller is forced to pay a buyer’s commission. Each side should pay their own agent who represents them, it’s only fair.

I recently brought my first home. I could not have done the process without my real estate agent. She was pivotal in facilitating and explaining the process and worked with my lender to get me underwritten. TBH, I don't know if I could have afforded her for the work she put in if I had to pay her myself. If my seller had not paid my closing costs, I would have spent everything I had instead of being able to walk away with some money still.

Good agents do not steer Buyers based on commission offered. I’m sure it does happen from bad Realtors.. however,…What is the difference of ANY commission-based sales position to encourage a “prospect” to buy “something” that has a higher profit margin,..thus commission earned?? Examples - a new car/used car salesperson encourages a higher end car…. A server - encourages a certain restaurant food on the menu = higher bill, higher tip. A builder’s design center salesperson upselling tile/granite/cabinets,…drug reps selling drugs,… where does it stop? Lawyers that don’t take on smaller cases with lower pay-outs… uhmmm. 🙄

I don't know anyone my age who actually drives around with an agent. Usually we find a place online THEN find an agent to walk us through the property. We just used a lawyer, was easy.

Writing the contract is easy. The problem is people in general don’t want to be bothered with selling their home on their own. They don’t have time. Buyers don’t want to deal with sellers directly neither. They want their own representation.

This happened to me recently. I have a property FSBO listed on Zillow, which I am offering 2% commission on. Buyers saw it, drove by and asked their realtor to schedule a showing. Realtor straight up refused to schedule unless I offered 3%.

That is so wrong! I blame the buyers agent! Your home could be the best match that a buyer, therefore the buyer is truly losing out too! I put my home on Zillow and closed it in less than 30 days, the buyer was not with a buyers agent, so I gave him 1% off the price and helped him with closing cost.
