Arguably the most important person in a transaction, other than the client of course, is the loan officer.
Of course there are MANY team members that matter a great deal in a real estate transaction. The client. The realtor. The escrow officer/title coordinator. The general inspector. Putting together a success real estate deal is without a doubt a team effort.
But the lending partner brings a uniquely important piece to the table. The number one reason real estate deals fall through is, you guessed it, financing.
Choosing a lending partner is, in my opinion, as important as choosing a realtor to work with in the first place. If you don't have a lender, ask your realtor for a referral! Realtors are going to refer you to their lending partners that have worked hard to close their deals in the past.
And, it's NEVER too early to start talking with your lending partner.
They will help you figure out your budget, make sure you're not getting too much house for that budget, write your pre-approval letter which is required to submit an offer on a home, coordinate all the paperwork you'll need, partner with your realtor and title company to ensure a smooth transition, coordinate the appraisal of the home, and much more.
