Very well analysed brother about room elevation, if you check Orizontte floor plan and Enchante, it looks identical, that shows no architectural newness from previous project, if carpet of all inventories would had been 50 sq ft more, this project could get sold in days but area is not in context with ask price which is disappointing..

Great information. Your recent property vlogs are loaded with information and you are clearly putting in a lot of work while creating these videos. I have just one complaint about your comment regarding Microsoft. Is this information confirmed? Because builders and their 3rd party promoters often use such tactics to jack up prices. Please confirm the news first before sharing it else it might backfire. Saying this with good intent.

After launch of this project do you think prices are justified. Getting a 2.5 BHK in approx. 80 lac is a good deal. Also 2BHK were also under 65 lac.

Ok so let me clear this, i dont know priyank who told this to you but i would say dont fall for anything, VJ has a policy in every project till now that they charge 5 lac non refundable the same policy will work here to as you get an option to select a unit Now you would say what will happen if anyone pays 5 lac and when actual price comes out and he/she want to cancel booking, so booking would get cancel and the unit you have selected paying 5lac would be open in next booking and the amount you have paid wont be back as that unit was not open when the token holders had option to select So the point is they wont take any risk for the unit you have selected thats the reason its non refundable

Not sure why did they say 5 lakh for unit selection...i have given 50k EOI but there is no such communication to me..plus there rera is taking time since past 1 month..so there is no chance of full project plan coming next week...they told me September mid...price also what i understand is equivalent or less than Kohinoor..i have been Kohinoor it opened at 59 lakh

In every new project now there is two options one is token booking and one is unit selection booking At VJ 50k is token booking not any unit selection booking it will be on first come first serve option as you have paid 50k they will call you and all the token holders for unit selection option but that will be given as first come first serve But 5 lakh option is of unit selection not as per first come first serve here you select a unit and pay the amount of 5 lakh and that flat will be booked on your name So this option is going get opened by 18 august Now full project plan will come in September it self i have told the same but by next week booking with 5 lakhs option is coming that is what i was saying which is coming by nxt week So now about kohinoor and VJ Kohinoor 696sqft cost was 59 at the launch now its till 62 where new towers are launched and VJ launched so price is bit higher VJ smallest 2bhk 702sqft cost is 66lakhs as kohinoor was 59 lakhs difference is of 7 sqft But now where kohinoor is giving that 62lakhs for 696 and VJ is asking for 66lakhs after nego it can be will 64lakhs so my point was it would have been better if VJ would have been near to that price point of kohinoor when it had launch price it would have got best sale so now if you see and understand VJ is on higher side it Hope thats clear
