This!!! If you rush through and just choose things to get it done you waste money on stuff that you don't truly love. I've owned my home 10 years and still try to look for very intentional pieces and not just random stuff to fill spaces.

@@ClancyBurkeX I had that same mentality going into homeownership, but it’s not plausible to fully furnish immediately. It takes time and it’s expected. Even if finances aren’t a constraint, it takes time to shop and pick out the right pieces.

It’s crazy how stress can manifest physically. I recently quit my first law job because the stress felt like it was eating my heart away. I then came across info about a heart condition that I think I had, where the cells literally die or can’t function due to stress. I was trying to manage it but it was just too much. Seeing you move on from your job really helped me realize I can do that for myself too. It was such a relief!

I've heard that stress can manifest physically, but never thought it was possible until my aunt died in 2013 after a two and a half week battle with leukemia and the day after she died, I woke up with severe eye pain in my left eye and just found out last summer that I have epithelial basement membrane dystrophy. I do notice the eye is in pain more often on the mornings of my work days or after a stressful time or if I've over exerted myself on my bike. My eye disease taught me to relax more often.

Clancy- it might help you to shift your mindset as you’re moving your asset (money) into another asset (house). You’re not “spending” it so to speak. Now furnishing a house is a different story. And that’s something you can do over time. You got this!!

I waited 3 months before ordering my couch. I’ve had it for 4 years and I’m SO happy I waited and bought what I wanted. It can be hard waiting when you feel like you’ve gotta fill it up, but you don’t have to!

I love your authenticity Clancy, that’s why I keep coming back to watch you! I relate to just about everything you say, our thought processes are so similar😅. It truly is insane how stress affects you in so many ways. When I was a senior in college a year ago, I was SO stressed because I didn’t know what to do with my life. I had nothing lined up, nothing truly planned. I absolutely hated my job. I felt so ashamed, embarrassed, and like a failure. This led to my stress being insanely high every day. My sleep pattern was exactly like yours. I’d go to bed, wake up a couple hours later, and be wide awake yet exhausted with my mind racing. This went on for months. I just felt in a constant state of panic and was so exhausted and miserable. I didn’t realize at the time that the stress was that high and was causing me all these issues. I Can tell you feel this way about your current situation. It is hard right now and feels like the end of the world, but everything happens when it’s supposed to. I’ve really let go of the idea that my life is supposed to have certain events occur during certain points of my life, or that I’m not “on track”. I think where you and Zach are at is a great place. You’re at home, saving up, enjoying time with family and friends, and focusing on that quality time and your fitness. When I felt this way 1 year ago, I felt like I could never feel normal again. I now sleep wonderful every night and go to a job I am in love with.🫶🏻

My daughter is in Girl Scouts! We are done selling cookies for the year until next March lol thank God! But the funds from all the cookies that we sell actually go towards their troop for the year. So for instance, this year they are going to this place, called great Wolf Lodge, camping, a few different field trips to museums in robotics clubs, and it all is paid for from the Cookies that they sold the year prior!

Yes! I was a troop co-leader for 10 years and this is what we did with our cookie money. We planned trips, camping, etc with it. It gave the girls a goal to work towards. It’s also a good business learning experience for the girls. They learned to sell, count back money, and keep inventory of booths. My 22 year old now has many skills from being a Girl Scout ❤

Just wanted to share what helps me when I feel like my mind is going crazy and I can't stop worrying about things: Take 15 minutes everyday to just sit and write down everything that you're worried about. Write down all of your thoughts and what's going on in your mind, what you think will go wrong, what's the worst-case scenario, etc. Let it all out! When the time is up, move on with your day. And when you catch yourself worrying again throughout the day, try to "save it" for tomorrow's writing session. 😊 Designating time in which I'm "allowed" to worry really helped me set a boundary and allows me to enjoy the rest of my day!

Clancy - I had the same stress when I was going through the home buying process a couple of years ago. When our offer was accepted and we put down the earnest money, I started panicking about transferring the rest of the deposit and the huge financial obligation this would be. Luckily my husband is more easy going and was able to talk me down from some of the extreme panic and stress I started experiencing. Once that money was gone and the keys were in our hands though, it felt so good! Actually being in OUR new home made everything worth it.

As someone who recently refurnished my apt, a tip- buy nice or buy twice! Make sure what you are getting (it could be a wood table or a new couch) is quality materials. I almost closed my eyes when I was clicking “place order” buying my new couch because it was so expensive and now could not be happier with it!

Just a therapist’s perspective real quick. I think you might be excessively stressing just because you’re so much less stimulated than you were when you were working as a reporter. Having a ton of free time to focus on yourself is good, but it also allows for a lot more ruminating and stressing, especially if you have ADHD or generalized anxiety.

Because your body isn’t as physically tired from the job, you’re experiencing sleep issues which have ripple effects on your ability to regulate emotions and deal with stress. Not that you should ever go back to that job, but the sharp difference in what your days look like will have profound effects. As a long term watcher of your videos, you seem less tired but more anxious. Take what you will from this 🙂

I have had sooo much free time the past year and all of my stresses have come to head because of the time I focus on myself and my worries. This definitely makes sense and I don’t think Clancy knew what kind of stress you meant. Yes she was stressed at her job, but I know what you mean in a sense that there is so much more idle time to think about the worries, when they used to have to be suppressed a little due to being busy.

Some of my absolute favorite pieces in my home are Facebook market place or finds from local antique shops /vintage furniture Instagram pages! If you have an idea of your design style, you can keep an eye out for specific pieces and often times find unique pieces for a good price. Totally agree with not rushing into decorating - remember your house is always a work in progress!

Maybe this is an unpopular opinion but maybe an underline reason you maybe struggling a bit is getting the "dream home" first instead of a starter home maybe it would help too look at "smaller" but still well built slight older but, way cheaper homes and slowly work it into a dream home because yes buying a dream home right out the gate surely comes with a pricetag/space to be filled that may become more overwhelming the older one gets??? the best things to remember is as long as its in a great area,your have proper office space since yall both work from home,and everything is updated/checked for (mold,water issues,wiring etc...) thats all you need as for the furniture all people need is a dining room set,beds,and seating area everything else happens overtime because yes home decor stuff is extremely expensive.

Hi Clancy. Do not freak out about the house. The place where I come from people usually say: burn the first house, sell the second and live in the third. This means that if you've never owned a home of your own, renting and living in your parent's home doesn't count, you don't know what it's like to have a home, how to run in, how to decorate it and what to do with it. Therefore it is better to buy an average house close to your dream house, try to live, you will understand what are you really want in terms of: the location of teh house on the site, the location of the house relative to the cardinal point, that is, where should be the south, the north, the west and the east (do you wan the sun in the morning or in the afternoon on in the evning), the latout, the number of floors, the sizes of the rooms, the size of the plot and much more, even the color of the walls, the choice of furniture and everything else, not to mention towels and socks. You cannot create a masterpiece without doing a crap first.

I've always have been frugal but when I got married, I had to learn to change. Big purchases stressed me out but I started thinking of how much use I would get out of it. If I realized, I'm going to use it everyday, it's not as bad. I'm on my 3rd house and am almost finished paying it off!! My house has everything I need to be my comfort and safe space. I cannot wait to see your comfort and safe space!

It's the stress weighing on your mind that is not allowing you to sleep. This is probably a time to get into a bedtime routine where you slowly settle yourself down for an hour. I actually do that before I go off to work. I can't just rush out the door. I take a solid 10 minutes to just think and drink some hot tea. Little routines and habits like that really help.

I used Rent the runway a few years ago. It’s a great concept and I was impressed with how easy it was. My main reason for canceling is that I don’t always think the “designer” brands are wearable. I would get items in that fit oddly and not comfortable. I wish they would include more everyday wearable clothing. I did love that they include handbags. It’s fun having a new designer handbag each week.

I just had my wedding this past Saturday!! I definitely was in the same boat as you back in January when I was 3 months out from my wedding. So much to do and not enough time to do everything it feels like! I did have a wedding planner to help coordinate with the vendors, that was super helpful in my case. but it all comes together beautifully in the end just have to push through all the planning details!! 💜

Agree with everyone saying to take your time getting furniture. I’d also recommend checking out buy swap sell pages etc as furniture can last such a long time when you look after it and you can save so much money that way!

Owning a home is very expensive. I bought a starter home in 2017. Good bones but cosmetically out of date. It’s taken me this full 6 years to get it where I want it. I’ve done most of the work myself with the exception of hiring a contractor for drywalling or assistance with bathroom renovations. It sounds like your home will be more turnkey, so you won’t have to factor those renovations costs in, but there is always something to pay for. Upgrades and maintenance, services if you opt out of doing them yourself like lawn care and landscaping, etc. But after living in apartments my whole life and being the first homeowner in my family, there’s been no greater sense of pride than being a homeowner, and I wouldn’t trade all of the headaches that come with it to be renting again instead. You have to weigh the pros and cons. Plus for most of us the largest purchase we will ever make is a home. That’s what we work hard to save up for. So you have to change your way of thinking when the time comes to spend those savings for what you’ve been saving for. Pray on it and whatever is meant to be will be. It’s stressful but worth it.

Zac made a good point about not knowing where the money goes from sales from Girl Scout cookies 😆 My sleep has been weird too. I wake up before my alarm. I seriously think it’s our brain. So much to plan at once. We say to ourselves and loved ones that we shouldn’t worry and things will work out. It’s tough to follow your own advice sometimes. Wishing you peace and sweet dreams 😴 And finally it’s funny how our brains rationalize not buying something we need for ourselves like new socks. I’m proud of you for admitting this and buying them. Houses are expensive but take it one step at a time ❤ My first home was a condo so it was much smaller to furnish. I was fortunate to have parents who had some furnishing for me and I bought some pieces like a bed and couch. I felt those were important. You will find things on sale. You will figure it out ❤

the amount of anxiousness you're facing around 9:40 makes me happy that I made my first very large purchase when I was young. It wasn't the absolute brightest best choice ever but its nothing I regret and im so glad I did it because I have more of a grasp of what it feels like to spend that kind of money now. it feels big for a while, and then eventually it just feels as invisible as the intangible numbers are, and you learn you're just weighing the pros and cons. there aren't rewards or punishments, just different outcomes!

Clancy seriously don’t put SO MUCH down on the house (unless you need to for competitive reasons). It doesn’t change your mortgage monthly payment much… and you will have 30 yrs to pay your mortgage and make EXTRA payments that will lessen the terms.

Personally I think Pottery Barn and West Elm are overpriced, so don't freak out based on the prices you saw there! My home is mostly furnished with Wayfair stuff and it's all held up really well. Even though my side tables and dressers aren't solid wood, they're still sturdy enough for my needs. And they're stylish and on-trend. I went with a reclaimed barn wood table for my dining room since I wanted solid wood for that. It was only $500 from a local boutique. If you shop smart you'll be able to make your home look beautiful on a relatively modest budget! The most important things to splurge on are your couch and your mattress, because if those are uncomfortable, you'll be miserable.

The only weddings I’ve attended as an adult have been online invites. I found it pretty easy to fill out! Honestly I didn’t even notice that you wore the same shirt in multiple thumbnails until you mentioned it. I wouldn’t worry about the clothes situation!

5 Below has a suction cup "GoPro" mount. You can uncrew the GoPro mount from the suction cup and screw your camera to it. Ive used mine that way, but depending on the angle of your car, you may have to record upside down, and just flip it in post. Hope that helps. The GoPto mount at 5 Below was literally $5. Works great.

One thing that makes me feel better about having a mortgage is making bi-weekly payments. Honestly it takes time to get used to a space and to figure out how you want it to function. It's okay to take your time finishing each space. Regarding the clothing repetition, I don't have a huge amount of clothes, I'm often wearing the same things, I don't think it's anything to feel shame about.

I def. second your perspective: especially the clothing repetition. Why should we the viewers care if she wears the same clothes often? It‘s her situation in life at the moment. As a European, I also think it‘s a reflection of your culture where you constantly feel the need for new and different clothes and actually feel bad if you are repeating outfits. It‘s fine to wear the same outfits often. Probably the majority of the world does😊

I was stressed being ready to buy a house but not having it yet because having your down payment in cash and not doing anything with it literally makes you lose money the longer you wait especially with inflation being so high right now. It makes me relieved that my mortgage payment will never go up while rent keeps going up (and the fact that you’ll never get your rent money back) You don’t really loose your money when you buy a house because it’s an investment.

Wow Clancy, I can so relate about the home purchase. I have more than enough money saved for a house, down payment, furnishings, home improvements, and emergency fund. But I still somehow am scared to give up all that money and just contemplating renting, especially given the low inventory in my area. At the same time this is what Ive been saving for and deserve it. Not like I would do anything else with the money. For me personally it stems from knowing if shit goes down, its that security blanket knowing I can support myself financially which I am so greatful for. No one else will be there to give me money if it came down to it.

Have you and Zac ever thought of just purchasing a very nice “starter” home since you guys are just getting married and starting out? Instead of the “dream” home? And I mean that with good intentions. Just curious, you guys are in a unique situation of being able to afford it so early so I totally understand (many don’t), but it doesn’t necessarily mean you have to get it now even if you can afford it. And I def second what others say, most def don’t furnish their homes completely when moving in. Def takes years to establish, however I totally get furniture shopping to pick up the vibe you want (plus it’s fun!!!! 😊) wishing you all the best and omg your big day is coming up fast!!!

Clancy go EASY on yourself!!! You don’t know it yet but your at the easiest part in your life- low stress and low responsibilities. Enjoy it all instead of stressing about the smallest things. You will be bummed in a couple years that you didn’t enjoy this time more.

I really think you should re think the make up thing for your wedding! It’s one day & the most special day. You can do a run through of it before the day comes to see what you like and don’t. But they’re trained to do it for photography. I feel like one day you’ll regret it.

My advice regarding the house is wait till u r married having to change ur name on those type of legal documents cost money time and aggravation if u sell. Just keep in mind.

Put some Hydrocortisone creme on your “third eye,” (lol Zac) I swear by this stuff. Also, wash your Beauty Blender, change your pillow cases weekly, and drink lots of water. ❤

Definitely make a budget for furniture. When I first bought my house my bank account was empty. We lived with empty rooms/our small apartment furniture. We wanted nice furniture so we budgeted for nice furniture. Finally almost done after 5 years

My 18 year old daughter is frugal like you. It is both a blessing and a curse. She always has been. I prefer long form content too. I pretty much just like short form content for cute animal things and watching people fall down😀. My advice for furniture pieces is invest in a few important pieces, and fill in with less expensive pieces. Honestly, keep an eye on things like facebook marketplace and nicer second hand/vintage stores. You can get unique things in excellent shape. I am always surprised at the things people are selling that are practically new or unused. Also, take your time. You can get the things you really need day to day first and then fill in with other things as you find them. It will make great content too.

I have been so embarrassed about my dry flaky scalp for so long and finally went to the dermatologist and got prescribed shampoo and scalp oil and it has done wonders. Definitely can relate to the scalp problems 😅

Several tips…first - Girl Scout cookies - Aldi’s has many of these in dup (including thin mints) at a much lower price. I would rather donate to the scout troop than buy cookies or popcorn. Second - important items for your first house is getting your appliances (including washer/dryer), window treatment and yard equipment (mower/snow blower/leaf blower/shop vac/shovels). Then you can work on rooms you want decorated. Last tip - you can find cute decent quality furniture at IKEA and then spend more at West Elm/Pottery Barn/Crate & Barrel/ZGallerie for those unique items you want. Speaking from a 65 year old who bought the high end sectional set in the mid 1980’s that was the same price as a new car! 🥰

Clancy, you are just like me with being frugal. Funny enough I just bought a house last summer (in south florida, by myself, at age 25) and it was the biggest purchase ever, but buying a home was always what I was "saving" for. I ended up getting laid off from the job they based my mortgage off of (1 month after moving in), so I've been living in the most ungodly financial stress situation ever. I can tell you these have been zero furniture bought. I HATE spending money and have always just been such a save, save, save, kind of person and "buy the cheapest, most bang for you buck" thing or I just go without.

I totally understand the being frugal on little things that you later realize is stupid. I will have no problem buying expensive sneakers but then will say I can’t afford to buy lunch out because that’s expensive. I don’t eat out often as it is so I think I can afford 1-2 times a month. So funny how our brains work sometimes. I’m also searching for a house. For me, it’s my second house but I never loved my first, it was just a starter home and cheaper. I think spending the money on something you really love and can make your own is important, of course being within the range you can afford.

Clancy!! I’ve been breaking out too. I just remembered that I have not cleaned my makeup & brushes I use on my face in awhile and disinfect them. Maybe that will help ❤ definitely could be related to something else but I always try to do that first before switching up anything else!

My advice on the furniture is buy pieces that are timeless. Because trends change all the time and you don’t want to spend a lot on furniture that you’ll eventually want to get rid of. Then you’ll be like me and look at it in disgust when you walk by it lol I’m joking but you get it. 😁

Clancy I wouldn't think of a house as "spending" money think of it as "investing". This isn't like a car or shoes that will lose all its worth once you buy it. It's a good thing. When it comes to furniture as well it's expensive but cheap furniture will have to be replaced a lot and nice more expensive pieces will last a long time so actually be cheaper in the long run. Decorating is where I'm cheap cause I always want to change stuff lol.

Have you tried taking magnesium supplements? They really help with many things… including getting good sleep. Most people are slightly deficient in magnesium and there are tons of benefits that also include muscle soreness etc.

Also- I bought my first home when I was 22. I just bought my first three years later. I had been using a couch from a family member. I can definitely resonate with the financial stress of buying a home. I had a comfortable pile of money and then… it was gone. But I’m so glad I invested in my home. It has gone up 50% since I bought it. Just remember that it’s an investment that rarely depreciates. That makes me feel better. And I look at my net worth when I’m feeling “broke”. You can always refinance ;)

Kenwood Mall is the best! Parking can be a bear, but so worth it! I totally understand the not having a full closet of clothes! I lived on my boat for four months while building a home in Northern Kentucky! It was all worth it in the end! Hang in there!

Totally understand about money anxiety. Also got married and bought a home around the same time. The worst was putting the down payment on the home. After that huge expense, everything else feels small 😂

That was a new traveler mistake on both your parts. When you travel everything shifts and when u open the hatch you need to expect something will try to fall out. One thing you could’ve done was put a monitor in a box for it and had it secure 😊 cuz anything could’ve punctured it also 💕 We drive back and forth from Alaska to TX plus I’ve gone camping and moose hunting my whole life so I know how to pack for anything 😊. I guess any of us who’ve traveled should’ve given pointers on that. I just figured y’all are resourceful and would’ve looked up the best way to pack lol just teasing y’all but definitely Not being rude or mean🥰 It does suck that is the one thing that broke though 😕

My friend's daughter is in Girl Scouts, I'm really proud of her daughter though, fun fact, I have yet to meet her. She lives in a different state. I've thought about taking Greyhound there. But she said they were raising money for a trip or something, and also to donate to a charity. She's a preemie just like me. But my friend gave her so many opportunities possible. She works, and over the weekend they do stuff back to back.
