You can take the knobs off and soak it in vinegar or some kind of cleaner. They get really nasty on the inside of the knobs and that way you can clean the metal part that’s on the wall also makes it shiny and maybe some Clorox clean up.

Finn is always chillin' with his "arm" over the "armchair" 😂 so cute. I appreciate that you show us how you DIY that hard water (in Portugal we just call it limestone (calcário)), that will be me in the future too, when my str is ready. The water in south Portugal has a higher concentration of limestone than in the north. Keep the good vibes 🥂

When your dog is petrified of the thunder, it is because of the static in the air. You can get them a 'lightning' blanket to make them feel better. I had a golden retriever as a kid and she lost her mind during thunder storms. Maybe that will help! Thanks for the content. I just started my first STR in Montana and it is going well. Thanks for the insights you provide.

If the guest still there when I get there around 11 or later, I ask him if it’s OK if I start the laundry because it usually what takes the longest and because it’s in a separate area, not in the house, they might agree to it Also, they can start sweeping up outside and they can work on the hot tub outdoor stuff.

Yes. We use Foremost for our STR insurance. luckily we haven't had to use it yet but glad to know its there.

My Airbnb’s in AZ and NM have the same issues with hard water build up, what I found is real orange peel air freshener(Home Depot)does amazing job on glass and chrome, plus it makes the bath smell good! Like following you to learn more about Lodgify, because I need more control over bookings, and the feeling Airbnb is losing it’s popularity!!

We have Medea mini splits and got their wifi controller! It's awesome and we have an app on our phones that we can control it from anywhere! We set up our guests to be cozy or cool depending on the weather, about an hour before they get in. It's great!

Love Vrbo get 1/2 my bookings through them & they allow cleaning fee w/o the algorithm reductions. Only problem is their insurance is just unreal like nonexistent .

Yes, that's the good thing about VRBO but as far as the insurance we have a separate STR policy!

We contacted our AC manufacturer and found wireless smart adapters that they make to adjust temperature remotely.

No we’re not, we communicate directly with our cleaners on a group chat so we are never left praying the house is as clean as we’d hoped(even though there are slip ups - if you’ve watched some of our other videos, you know). 🤪But they send us photos of everything while on-site so we can ask them to adjust anything if need-be while they’re there.

Curious how much you pay your cleaners per turn? Wow, super detailed on the picture review haha, maybe I shpuld ask my cleaner for pics 🤔 although I’ve almost never had a complaint about my place not being cleaned properly.

We pay our cleaners $130 per clean, which is pretty on par with other homes in the area. We love getting pictures because it gives us peace of mind and helps us keep track if a guest took something, we have a record of what is in the house before they got there.

@@kristenandmichael Thanks! I pay my cleaner $180 for my 1600 sq ft 3bd/2bath in JT and $80 for my 300 sq ft cabin. I guess that's in line, sometimes I think I'm paying too much tho. Another question - Did you just use Airbnb's tool to create your guidebook? Or use another tool? I need to create one!

Hi guys, I’ve been following your journey for a while now and kudos to what you do. We’re like you, husband and wife dual, have 1 STR out of state at the moment. We’re fairly new to this and thinking of adding direct booking because of our previous guests asking us if we have that option for future trips. What should we take in consideration besides a website + processing payment in place? Do you provide a lease agreement to incorporate all house rules, cancellation and any liability related clause? How do you screen and verify guests since we’ll be more than likely putting the direct booking link on our social media for new guests to book too, not just returning guests from Airbnb? Any other things we need to worry about? We appreciate your guidance.

Finally went live with our tiny home on Lookoutout Mtn. Our cleaner cleans a few near ours and knows to check host hub every morning, and we send payments every month. All suggestions by our cleaner and it has seemed to work well so far! I’ve always enjoyed watching you guys, and your investment grow into what it is today.

Was gravel really the best choice for the bed of the Cowboy Pool ? Pretty painful on the soles of bare feet , getting in and out . I hope you intend on having paving slabs also

You'll see our plan come together in the next couple of weeks, its the base for a Hot Tub, wouldn't be too much walking on it and yes, we plan on adding pavers to the areas you walk on.

Hi! Are you still getting bookings from vrbo after your first couple of bookings? VRBO starred off good with 2 for us within a couple of days then crickets. 2nd question- what insurance are you using for guest damages? I have insurance that covers damages and has liability as well, but I feel that insurance would be for big stuff not fr something that would cost $500. Thanks for always responding to my posts 😁

It's been a week or two since we've got any new bookings from VRBO but will keep you updated. And we use Foremost for our STR insurance, I think this would probably be the same as yours, to cover big stuff.

We use the built in automation for each platform, Airbnb, VRBO, Lodgify. But for pricing automation we use PriceLabs.
