每個人既 case 都唔一樣,租金收入會計落家庭收入。要睇你家庭收入係幾多,之後再去返相應既 tax bracket。真係要做的話都建議搵返個專業嘅會計,幫你去盡可能慳稅同 write off expenses。地稅就人人都要交。

片中提到的租金收入(間屋應該在溫東?)太誇大其詞 2 bed basement around $2200 2 bed laneway 大概 $2700 Already taken into account of this being a new build and material used being higher end (not premium) 去年 Summer租值最高峰都租唔到佢提個價錢,唔好話而家 純粹提一提有興趣投資嘅買家,別失了預算

Sorry to offend you. Only stating facts for reference 我自己有一間2年新自己起嘅 single house also in E Van Basement 2 bedroom 650 sq ft 租緊 $2000. 如果而家放租估計 $2200 (separate hydro meter, not including internet) Laneway square footage on floor plan 780sqft 2 bedroom, 但實際扣除staircase and 牆身厚度大概 600sqft,去年9月換新租客租 $2650 我希望佢唔好走因為未必搵到個咁好嘅租客租得返呢個價錢 (Also not including hydro and internet) 公平講我 ask 嘅租金屬市價但唔算高 係我自己嘅 Marketing strategy 以上全部係 Facts 作為業主我都希望你個一房一 Den 租到你講嘅價錢 看官自己衡量👍

唔揀租客的話 (ex 兩對young couple/students),2 bed basement 係可以好快出租到2700包水電網。 Laneway 係2 plus den,3000唔包水電要出租都唔難。

It’s definitely above the average east side new homes as far as building cost goes. For custom homes, theres really no standard in terms of price being reasonable or not. Building is simple math, you get what you pay for. The more input you have towards the property, the pricier it will be.
