An alternative here could be you go P&I and refinance/redraw equity out. If the price hasn’t increased(less likely if you buy smart), worst case you can withdraw what you paid as principal. Best case, paid principal plus 80% of the increased values(to exclude lmi if that’s not there). Equally the same strategy or sometimes better as you get cheaper rate of interest and also, help when you got limited serviceability as IO reduces it. As long as you know you shouldn’t sit silently on a growing asset for a decade, you can do great.

Hi Ravi, how do you see things now that interest rates (Dec2022) have sky rocketed? Is I+P or interests only a better choice. What I don’t understand - my limit , I am a new citizen too so - is what happen if I buy at interest only and something happens and I need to sell? Let say I purchased at 600K some 5y ago and the property is now 900K…How much of that property would be mine and how much will I still owe to the bank if I have paid interests only? I am not sure if I understood you correctly when you said the interest rates increase, property prices also increase. Because what I thought was, when the cost of borrowing increases (aka when the interest rates increase), doesn't it discourage buyers to enter the market? So the property prices will either be stagnant or decrease because there are less buyers and more sellers.

What I mean by this is that high levels of inflation will cause the RBA to increase interest rates. When that happens, the inflation will have driven up property prices. The rents will then increase. Hope that makes sense :)

excellent video!.. Ive been doing the same strategy for the past 20 years. its always cheaper to buy two properties at interest only than one at P&I. after 10 -12 years sell one and pay off the other.

no, that's the stupidest thing ever. The banks want you to pick principal and interest with "lower" advertised rates than interest only because of front loading interest over 30 years with evenly distributed payment requirements. You should instead choose interest only combined with an offset account where the offset smashes down the principal straight away whilst making the minimum interest only repayments. You'll be way ahead of the curve in terms of what you end up paying to the bank for the life of the loan and you have flexibility to draw down the offset account for a deposit on another investment. Reload and fire. The banks make billions from society for a very simple reason, they don't teach you this shit at school so you pick the "lower" advertised rate and pay down your principal so you don't have debt. Idiocy, this is from someone who works at a bank and purposely steers people to choose P&I because of a "lower" rate so the bank can make more money.

Thanks all for having productive conversations :) The debt on a PPOR is unproductive however, the principle of inflation and debt being eroded still stands. This all comes down to your personal strategy though so as long as you are open to different tactics, you'll be sweet :)

Great video thanks. I really wish we had free market capitalism so we know what is true and what is BS. When government throws cash at property market and tells the banks not to foreclose on people who cant afford their mortgage it really messes what was once considered a risk or opportunity. When I grew up if you could not pay your mortgage you sell it was as simple as that, now not so and everyone overleverge themelves.

If inflation is increasing, it is likely that interest rate would increase too at some point though. So even if the principal amount of your debt doesn't change during an inflationary period, the interest payment will increase in line with the interest rate (especially if you don't pay down your principal, like in the case of interest only loan), and it would eventually eat into any profits / gains from the raise in your property value.

when there's inflation rents also increase to offset the interest, i remember renting back in the day with high inflation period and the landlord just jacked up the rents. criminal but what else are you going to do when everyone else is doing the same. like trying to run away from a tsunami when you're on a beach. good luck trying to outrun the tsunami / inflation.

@@random8628 Fair enough, though I'd say the landlord's ability to increase rent is also dependent on the rental demand in the market where his/her property is located. Interest rate on the other hand doesn't discriminate - it would affect you regardless, as long as you have debt.

@Cd If I understand correctly, Yield Curve Control is a measure that the Central Bank could use to 'control' interest rate on long term government bonds (similar to QE, although the mechanics are different). It's not a guarantee that the interest rate will not increase in an inflationary period though (unless I'm missing something here).

Everything will increase in an inflationary period and some will grow faster than others. This is why I focus alot of research around supply and demand especially around rental vacancies. If we do see high levels of inflation (I believe we will) then rents will also increase to cover the increase in interest repayments. I'd personally want to have multiple assets as this will give me the option to potentially sell 2/3 assets and pay off my entire loan balance and then live off the inflated rents.

I do respect your opinion and believe that if the world financial markets would continue as per normal then things would functions as you say. However, I would like to add that Unless you’re bringing in the great reset and talking about the actual agenda of the world banks in destroying all fiat currencies, then I’m still not sure how to apply the information and the advice you give. There is going to be a digital currency, they are telling us that we will own nothing and be happy so how does all that work And by the way, not a conspiracy just go and check out the last divorce meeting of the world bankers and those in the know

Hey bud, totally agree about what is discussed when it comes to the great reset. I believe we are seeing a major shift but we are still some time away from the real mechanics of it in my opinion. It's why I've started diversifying into cryptocurrency as well because the death of FIAT is here.
