thearlingtonhomeinspectors.com - Hello this is Scott Partin with A-Action Realty Inspection Services; I am shooting a short video today on things we should not locate in our HVAC Return Air Chases. This house happens to have a Water Heater installed in that particular location, this is serving as a Return Air Vent Chase back to the HVAC equipment located directly above that Water Heater unit. Code no longer allows installation of electrical lines, water lines or HVAC refrigerant lines to come through the Return Air Chase. It happens to collect dust, also will deliver any of form particulates that that particular item may be giving off and then evenly distributing throughout the house which is definitely something that we have written up on the home inspection today. This was a 90's built home, early 90's home, built in Grand Prairie and very uncommon for me to see, this is the first time I've seen in my 10 year career, a Water heater in a Return Air Chase but again just wanted to remind all of you home inspectors and potential home buyers out there, we do not want anything in the Return Air Chase other than an Air filter which will be filtering any particulates that may be getting in through this Return Air Vent in particular.
