It seems like inspectors are not knowledgeable of the code. All these extra expenses to keep them happy, hurts the consumers.

They used to make them with legs that provided an air space between the cement floor and bottom of tank.Now the tank will rot out if water gets in the pan.Just a money grab for the pan you don't need and now the tev pipe is an extra part you have to buy.

My plumber is installing a tank for me right now in my garage. He said I didn’t need the pan but I will just feel better if he puts it there anyway

Can a garage 50 Gal electric water heater in a pan hang off the stand? Ex: 21”x18”square pan (500lb wt limit) 26” safety pan 23” round water heater From those numbers there will a 2.5” over hang of the pan on the stand and a 1” over hang of the water heater! Is that legal or does the water heater need to be able to fit “within” the stand - seems safety pan over hang would be ok as long as the water heater doesn’t hang over. My thinking is a 24”x18”square stand with the 23” water heater so there would be 1/2” excess stand! Or am I over thinking it?

Interesting how things vary from contry to country. Here in AU, all tank type water heaters need to have some sort of, " thing" to keep the water heater off the surface it sits on, in the past wooden grates where common, these days most sit on a round plastic grate manufactured for the purpose. This is to keep the tank off the ground and prevent, contact with any water that may accumulate under the heater. Tank type , water heaters installed indoors need some sort of pan, this can be copper, galvanised steel or even a concrete bund. mostly under current regs drained to the outside. While gas hot water is far from uncommon, the majority of hot water heaters are electric and typically 3000ish watts, 200 litre ( 50 gallon) or 300 litre ( 80 gallons). One reason we have a majority electric water heaters, even in houses with gas, is our 240Velectrical system, 3000watts is only about 15 amps, similar to a typical power circuit. A large portion of water heaters here, especially gas are installed outdoors and they are built with that assumption. We pretty much never install water heaters on a stand.

My 30 gal. electric tank heater is old and it's begun leaking - a little. Rather than spending $500 i don't have on a new one, why can't i simply place one of those pans under my tank, knock out a small hole in the floor and let it drip under the house - or through a hose into the yard? All this to expand the life of my electric water heater. It works perfectly fine. Also i could buy a new T&P valve just in case. Doable? Thanks you

I had a plumber tell me code required a stand because of the chemicals. But it's already elevated, at the top of the garage stairs. And he said inspectors would still want it on a stand. But there's no room for me to put chemicals there, only the heater fits! Wtf

Didn't cover where and how to drain the pan??? A pan not drained could be worthless depending on how much it is leaking? I'd have to question an inspector that's wanting to see something that's not required by their own code??? They shouldn't have to look for something that's not there and hopefully they know about requirements on water heaters? Just saying. 🤷♂️

A stand would be good on a second floor apt. (With a pan) and u want 2 drain into large buckets to clean tank now and then ,next pour into a tub,( if u don't have a pump.)

very helpful since our inspection suggested a pan and a stand. Based on what you said here, it doesn't really need either. It's in a room with a door, on concrete, and is electric. But, he did suggest having the return valve elevated to above the top of the heater, is that what should be done? by the way, you look like Jeremy Renner's cousin!

where do you drain the pan to then? to the outside or to a drain. If you do it to a drain how do so the sewer gases doesn't come into your house?

Normally they drain outside . If it goes into a floor drain it has to have a P trap and a trap primer.

It will help some but, crawlspaces tend to be damp. Nothing is really going to stop it from rusting.

Was hoping you would address what to do with the water that goes into a pan. The presence of a pan does not magically make the water disappear. There's a hole for a drain plug and hose. Where is the hose allowed to go? Can it lay on the floor running from one side of the room where is the water to the other side of the room where is the floor drain? That seems a trip hazard, but how else are you going to get the leaking water from the pan to the floor drain?

Usually when a water heater starts leaking it is a very small leak and would take a while to fill the pan, Just install a water sensor that will sound an alarm! If the alarm goes off just go out to your garage turn off the power working hours and then close the cold water valve! Once that is done go to the nearest faucet and open up the hot side, Now you should have no more water pressurizing your tank and you relieved the pressure and that should alleviate any leaks until you can get it fixed, You can also hook up a hose and drain the tank!
