I am Australian and looking at your main bathroom it was set up like we used to do in Australia back in the 70s/80s before luxury ensuite bathrooms became popular. The main bathroom area had the bath/shower and vanity and the toilet was in another room, usually like this house has, next door to the bathroom. One advantage was that if someone wanted to use the toilet they didn't stop anyone using the bathroom to shower or do other wash stuff and it also kept the "smell" out of the main bath area. It was actually a big selling feature having a separate toilet.

Could you put a main floor laundry in the second half bath? That would be a unique feature and if the plumbing is there would be a nice to have in a house this vintage.

What about a built eating nook where the half wall is? Then on the long wall, fridge (cupboard above) sink under window and stove (range hood above). Wall to the right as you go in kitchen, long lower cabinet (with counter) and some upper cabinets to the left of window. You'd have to use a ducting kit under the counter where the vent is. Can't wait to see the end result.

Do former homeowners ever contact you to tell you why they installed some of the features you have to tear out? That indoor skate park looked like it took a huge effort to install, so it couldn’t have looked as crazy when it just existed in their heads as it did as a finished product.

What was the final deal for the HVAC system; IIRC, it was a disconnected condenser of a good make outside and a furnace, with open AC connections in the basement. Was there any usable duct work in the house? Or was it all underfloor and taken out of the basement to get some head room for the skateboard park? You do pick some fun ones, Mark!

Maybe put a counter instead of a sill in the kitchen pass through. It can then be a coffee/snack bar and space for homework.

Mark - why do you always use semigloss paint on flips? I understand it on rentals, but it shows off every sheetrock flaw. Flat paint hides those flaws better and looks better IMHO.

I'm not sure where you are seeing only $800 "flat top" ranges. At Home Depot and Best Buy, there are tons of white, black, and stainless steel electric ranges starting at about $560 to $699. Currently at Home Depot, there are 3 glass tops under $700 -- Frigidaire $548, Amana $648, Samsung $698. Many in the $700s too. 🤔

In the kitchen, fill in the pass through window, make it a wall so that you can put in a decent L shape kitchen & cabinets. Then you will have space for a dining table in the opposite corner.

The only time I’ve seen 2 1/2 baths side by side is when if used to be a duplex. I bought a house that use to be a duplex and the first floor had 2 1/2 baths back to back and the upstairs had 2 full baths back to back.

You shoild kep the lockers and ad those as storage or a linen closet for your basement bathroom. Will you make the office/bedroom a combo with the bathroom or keep it separated for all to use?

where I live you can't just 'add" a bedroom in the basement . you'd have to dig outside and put in an escape window and well.. when I was looking for a house it was an automatic 10-20 thousand less if the basement was fixed up. why? well, how do I know what's behind that drywall? mold? cracks in the foundation? plus, I use my basement as workspace, not living space. it'll cost me a lot of bucks to rip that all out

"Master, sorry, primary bedroom" .... and then I typed it in. .... EVERYTHING is politically correct, these days. .... And people like to tell ME that I'M sensitive. No, really. That's a thing. But seems to me that SOCIETY is the sensitive one. From "master" to "primary." Come on, people! Just say what you will say and move on! (Yes, I see where their point is about changing the wording on the bedroom thing, but still). NY Times (from 2020) says "The Houston Association of Realtors was the first industry group to decide to stop using “master bedroom” in late June, after some members expressed concerns that it could be perceived as racist or sexist. Instead, Houston’s multiple listing service now uses “primary” to describe the largest bedroom and bathroom in a listing.
