What constitutes nonconforming use in real estate?

Nonconforming use describes a property's use that was alllowed, or legal, under previous zoning regulations, but not so under current zoning laws.
So does nonconforming mean illegal?
No it does not. In many instances, nonconforming buildings can be grandfathered into current zoning regulations.
Local restrictions, not the state, govern nonconforming use properties. They can mandate what alterations can be made and under what conditions the properties could use their legal status.
