There are two rooms I wanted to paint but my agent said not to bother. She also told me not to bother fixing my low water pressure and dishwasher but I'm doing it all anyway. Why would she tell me not to bother? I don't get it!

Thanks for your question! Since I haven’t seen your house, it’s hard for me to truly understand where your agent is coming from. But I am guessing if you aren’t painting the rest of the house and making a significant difference in the overall look, painting only two rooms isn’t going to have a significant impact (unless the rooms are non-neutral colors, then I would say paint them ). If the dishwasher is broken, fix it. For low pressure, the majority of buyers are not thinking water pressure. Save your money, unless a buyer brings it up after a home inspection. Negotiate or fix it then. Hope this was helpful. If you have any more questions, call/text me at (858) 335-4597.

@@jadejustsoldit Thank you! Yes, my rooms are neutral that could be why she told me to skip it. Thanks for the advice!

Because there is no reason to do it. Buyers will paint the colors they want.

I have seen lots of times where people put in new carpet and the new owners will rip it out and put hardwood or repaint the whole house.

Thanks for watching! I agree. A friend of mine who has bought quite a few houses says it’s a waste for sellers to put in new flooring. She would rather they leave the old flooring. Because she just going to change it.

@@jadejustsoldit People need to understand that they pay dearly (the cost of the house and interest over 30 yrs) for a house that is "turnkey". Often they end up buying cheaper stuff that just ends up needing to be replaced. It is better to have enough in saving to replace floors, appliances, and especially bathrooms and kitchens and then you end up getting what you like. I have a house that I bought in the 70s and over time I replaced, fixed, and painted what needed to be done. Owning a home is a never-ending challenge.

How do you improve curb appeal in the dead of winter?
@jadejustsoldit

Thanks for watching! Yes, it’s more difficult in the winter. I would suggest keeping your front tidy (rake up leaves) and put some hardy potted mini-pines trees and/or a wintery wreath on your front door. What part of the country do you live?

@@jadejustsoldit Northeast Texas. We will start seeing daffodils and other early spring flowers soon and our beautiful bluebonnets in March, thank goodness. I love your idea about mini-pines and a wintry wreath - thanks!

I don’t agree with most of this advice. Our market is completely different than this advice. It just depends on your market. Our buyers demand way more than what this realtor suggests.
