The demand for housing, and lack of it in large coastal cities, is now putting upward pressure on housing prices in formerly more affordable cities and towns across America. Portland, Oregon and Minneapolis, Minnesota banned single family zones. In areas of the city zoned for a single family home, two-family homes are now allowed as well.
In other residential areas, three and four units are also allowed to be built. Some state governments like Washington and Montana are not allowing cities and towns to zone land exclusively for single-family homes.
The issue can be framed two different ways. The opposition characterize this policy as an attack on the American Dream, ending the single-family neighborhood, allowing too much density, and taking away local control from cities and towns to make decisions for themselves.
On the other hand supporters consider allowing two-family homes and triplexes by-right as supporting property rights, allowing an individual to build two units if they want to, or give a single-family home owner the ability to have an elderly family member age-in place, and allow more residential units to increase the housing supply in places where roads, schools, water, sewer, and libraries already exist.
This policy is largely a response to the housing crisis.
Housing prices in the United States have increased more than wages have, leaving many people unable to buy, and leaving renters spending more and more of their paychecks on rent, unable to save for a home.
One response to the crisis is to change the land use laws that regulate housing: Zoning.
