The majority of beach properties for sale in MB are not condos, but CONDOTELs (Condominium+hotel) The difference is important and worth exploring. Due diligence, people!

We would be glad to help... but a video just won’t cover ALL the info we want to share. The reason is: 1) there are over 1000 different complexes and communities 2) every communities numbers are going to be different 3) depending on management company you choose the outcome can be different. Things like rental marketing, efficiency of rental management and level of service will have a direct impact on your out come. @@JerryPinkas Debunk some of bad press seen on facebook about crime rate. If look at numbers. Looks high for population. Look at over all population for county. The number of people that visit. It's not that bad. Think y'all getting a bad wrap. I have friends that work and live there in emergency services. They love it.

"How much can I expect to pay in property tax" Good question, but no way to type an answer... is not a percentage answer....depends on many variables: if it is inside or outside the city limits, if it has a correct property tax appraisal number, if the area you purchase in is zoned for short term or long term rentals. @@stevieray7149 Not true, if you let the the resort manage it for you they will do 40% plus the HOA. But if you hire a property manager they will charge you 15% only compare to what resort your buying. Ask the realtor and they will tell you these stuff.

Every building is different, but you can find some from solid 1 bedroom rental income properties from around $100K to $150K and 2 bedroom units from $200-$300K Of course you can buy properties for less money, but that also means the rental income is less too. I own 8 single family rentals in Southwest Ohio and looking to purchase a condo in Destin. Trying to figure the numbers, I am having a hard time knowing what income to expect per year for a 1,2,or 3 bedroom unit. Prices are high and making it harder to see an acceptable cash on cash ROI. But I agree with you, for the right price, seems like a good investment. Thoughts on property management?

Your right! Getting the expected income per year is a challenge, but necessary to make the best move. Those are the numbers your buyers agent real estate expert should provide. My team always likes to look at at least 3 years previous history to see if the trends are going up (what you want) or rents are trending down. Also, rental management options can play a part in your bottom line. On-site rental management, off site rental management, rental marketing, skill level and efficiency of the management are all very important. I’m looking to purchase a investment property condo in Southern California I’ve found a few in the 300k range. One is in Santa Ana the other in the valley/LA HOA is about $250 a month. I know condos don’t appreciate well compared to single family homes but that’s what I can afford and get approved for a mortgage. Even if I find a Tenant and the rent covers the mortgage I will prob only net 200-300 a month is it worth it?
