The blue coating is more than likely a “coastal coating” help to prevent salt water from destroying the coil in 3 -5 years

even in areas without salt water it helps. i installed 2 minisplits in 2012 one from hitachi itec and one from whorlpool. the whorlpool has a blue coating on the condenser and it has genuinely held up much better , every time i wash the coil it comes out shiny while the hitachi that just has bare aluminium has already corroded and condenser flaking off. similar thing happened to my previous whorlpool units from 1999 that had no coating and the whole condenser just fell off by 2014 , i replaced that condenser at home and that was my first diy ac repair that got me into hvac.

Yup. I use Hydrobalance A-7901 on every condenser I can. Seems to work great and considerably less corrosion over the years.

As I am typing up my comment about don’t add refrigerant because you have negative approach (liquid temp is below OA temp) because that is not possible so either the coil is still wet or you have a drier plugged up, you pan over and show coil is still wet and let everyone know not adding yet until coil is dry. You’re a Pro Chris. Great video.

Chris, about the hot water at that place: Almost always restaurants use commercial water heaters, Unlike home water heaters commercial water heaters are designed to deliver **continuous** hot water, the health departments require them, the health inspectors don't want any restaurant to run out of hot water, even for a few minutes'. Ask a seasoned, knowledgable restaurant manager at the next one you visit. Commercial water heaters are Expensive, and they consume a truck load of natural gas, 300K BTU input isn't uncommon.

Chris I have put 18 " extensions on the exhaust fan discharge and it sends the hot greasy air strait up and away from the coil. It makes it more difficult to service the fan but i would rather that than to try to clean greasy coils. By the way I have found that HD Calgon is excellent for grease , kill the condenser fan motors run the compressor about 30 seconds and spray it on.

Wow, the blue made the before and after coil clean look so obvious. Initially i thought the blue was applied as some hack and was very uneven, but it was all dirt and grease covering it.

The blue fin or the blue-coated condenser fins enhance the durability of an AC. It allows the refrigerant to transfer better heat and increases the cooling capacity of the Air Conditioner. This has the epoxy coating on the coils which protects them from water droplets, accumulation of salt, and deposition of acid.

Maybe depends on situation, but could of ran heat during the coil cleaning since building wasn't open. But definitely harder to do with RTUs and commercial in general, unfortunately. One thing I miss about residential lol.

Hmm, putting an ehaust fan right by the unit could cause the greese to be sucked it the coils, that was definitely a bad design. Be careful cleaning those blue fin coils because the coil cleaner could eat away the coating that protects the coil, from the salt air if youre by the ocean! Great video!

I recently learned that those metal mesh filters are called mist eliminators, their function is supposedly to cut down on moisture coming in through the economizer.

I've personally had good luck with my battery powered pressure washer for micro coils. The pressure isn't enough to hurt anything and it really blasts the crap out. Use it on kitchen reach-ins as well, the grease just disappears after soaking with cleaner.

It's too bad that they can't and a reverse feature on the condenser fans that would allow them to reverse direction and push air through the fins to help blow out some of the dust and dirt out of them when it senses a low airflow to help them stay clear between real cleanings. Especially in dusty and dirty climates.

I would like to get something off my chest. I could puke every time I see the American AC's. Individual wires somehow secured with cable ties somewhere across the whole unit. Cables are simply attached to metal without any cable duct. Something like that would be unthinkable for us and would never be approved. But whatever, I still enjoy watching your videos :)

What is that cable duct doing to protect the wire or technician? This is a serious question. These units are installed in a limited access area, and aren't intended to be serviced by anyone but a professional.

They should block the side next to the exhaust fan so the grease can not get into there or at least not as bad. Or they could put a stack on top of the exhaust fan so it blows the greasy air further up into the air and hopefully prevent the grease from being sucked into the condenser coil. Maybe someone could build an almost high pressure spray cleaner with a 90 degree spray tip. If you can hook up a water source to it and had a tank that can hold and add a de-greasing agent to the water. Then you could spray some water with momentum to it straight at the coils and erode the grease and dirt out of the condenser fins quicker and safer than using a cleaner that damages the coils. If you have a source of hot water, like you did there, then so much the better. Would be like washing your car and its engine bay with one of those plug in electric pressure washers.

Is the blue coil coating a factory option, or something a distributor/third party applied, because it looked a little half-assed. To be honest my first thought was a third party coil cleaning company was doing an even worse job than usual and the cleaner might have damaged something from being left like that.

Occupant does not want to hear that when OSA is 118 degrees, the unit will not cool ISA to 72 degrees. If you can keep it on line at all. Units are sized for average temps to keep cost down. Heat waves and global warming are playing havoc on the industry.
