At the end of 2021, I don't think anyone (incl. the BoC) knew that the BoC would raise their prime lending rate to 5% (maybe only 3+ %) so rental property mortgage renewals have been at 7-8%. This video is so refreshing and encapsulates what many of us have been thinking over the past year .... Return On Equity is such an important ratio in a high interest environment especially when you can instead pull that money out and earn higher returns (e.g., conservatively earn 15% on private lending, 20+% on land development, or 10% on a real estate DRIP as examples).

Are you concerned about a flood of condos coming onto the Toronto market. In particular assignments that cannot close in the GTA.

Not really. I don't invest in condos. This is why we build multi family in the GTA because the value of that real estate is based on the revenue it generates, not the comparables.

Fortunately or unfortunately depending on the way you look at it, I don't have much capital gain here. The pricing is almost exactly what I bought these properties for 7-8 years ago. But paying capital gains isn't a reason for me to hold on to properties.

No judgemental tone, so I apologize if it comes off that way, but youre selling in a growing canadian market (torontonians are flocking to alberta in droves) to expand in costa rica (a third world country)? Very shocking to me, but ill be interested to see how this turns out in the long run! 🙏

It didn't come off as judgemental so no worries. The rising market is why I'm selling my properties now. For the past 7-8 years there has been little to no increase in value (decreased for many of those years). I've been waiting for this moment to liquidate. As for CR, we're building short term rental properties in one of the most sought after beach destinations on the pacific ocean. While there's always a risk in a third world country, CR is the one country in central america that many investors have extreme faith in. I'm heading there in Dec for 4 months so I'll be doing a lot of content from there so maybe you'll see why I love it so much :) Thanks for watching.

You can definitely buy and hold land. It's a slow burn strategy but an affective one.

I’m guessing you did not finance with a fixed interest rate on a loan if you’re cashflow is reducing

My term was up on my previous loan and had to refinance under the new rates so that's what killed the cash flow.

I’m guessing you don’t understand that fixed rates are limited to 5 year terms and significant amount of the terms ended recently. Darren knows what he’s doing.
