30 lakh for rent is never a smart decision at all, especially in Mumbai or Delhi or any other big cities. You can buy a luxury flat with all the amenities, for 1.2 crore to 1.5 crore by saving those rent for 4 years. I own 2 duplex houses part of gated community, in 2 different locations and i am traveling once every month. So having at least 1 or 2 houses and few commercial real estate is always a good option. Do not invest all you money in real estate, but having 20% of you asset in real estate is always a good investment. My investments are 60 % equity (Stocks, Mutual funds), 20% in commercial real estate, 20% Retailing. So paying high rent in lakhs is not a smart option in the long run, if your income is more than 50 lakhs p.a.

For 1.2 crore to 1.5 , which luxury property can you buy in Mumbai? You wont even get a decent sized 1bhk in the area he is living. I'm in Thane , which is on the outskirts of Mumbai, and here you can get a 2bhk for 1.2cr. In central Mumbai, forget Luxury, you wont even get a 500sqft home.
