Brother I don't understand one thing about buying new unit vs selling it later ? for example I brought a 3bhk flat for 5600/Sqft in Dec 2022 in GrenoW, in Jan 2024 it's still selling for 9500 new, however same how is reselling for just 7500, difficult to understand the real market value of an apartment, kindly help

It's a real value sir, for a apartment, unfortunately there a bubble, and agent are responsible for creating fomo, appreciation of 30 to 40 percentage is genuine primarily due to time value of money has reduced in last 4 years, but at present it's is getting insane, if anybody has to resale it flat it has to be below builder rate.
