Guaranteed you that roof was put on the the mid to late 70’s just by the looks of it. It needed replacing about 10 years ago

Just by that roof having metal ridge vent I would say that's the original roof to the house. Maybe mid 80s to the early 90s.

Some guys still install metal ridge vent, I know in Florida some company's still do. (In a Facebook group, I'm in Canada, BC)

So, apparently I know when my roof is at the end of its life when my insurance company says it is. 15 year old roof, and I must replace it, regardless of its current condition, sight unseen, with no inspection. Does not matter if its 3-tab or architectural. 15 years, no exceptions.

Like the channel and your personality; draw ppl in and like hearing what have to say 👍🏻 Question about roofing shingles rejuvenating sprays/products and what you think about them; as well as, DIY use or professional needs to apply? Yes, not gonna “fix” roof…but will it give you 1, maybe 2 yrs out of it before replacing 🤷🏼, cuz things aren’t cheap, especially in certain areas… I’ve seen the Trades costs double, triple, and even quadruple for “same service” just a “short” 6-18 months ago(yes I know about the “issues” as was a residential remodeling contractor; year ago, till had health issues, not ‘Ovid related…but diff story and not for here). Appreciate channel and hope to see more vid, as dint think there are a “lot” of channels doing roofing only vids (also haven’t particularly looked either), but there are a lot of things that go on in roofing besides installing shingles, imo, that ppl just don’t realize and understand what a Roofing Company can do, and does do….. Cheers✌🏻

6:25 9/10 insurance inspectors looking over a roof for damage or “repair ability” will say this roof is: A) 100% repairable, don’t need whole new roof B) This Roof is Just Fine, has a good 10 Years of life left, no need for repair or new roof C) Hail/Wind Damage, what hail damage….there’s no hail damage or wind damage present D) Admit to A, B, C and then get letter in mail 2-4 weeks later saying you’re being dropped from insurance company b/c you no longer are insurable b/c of the many claims filed w/in a year 🤦🏼, unfortunately used to see that a lot when lived up north and after a hail storm came they the adjuster’s would be out or roofing companies and checking things out and naturally would be approved, but than sad thing is ppl getting dropped; & even worse when the insurance company themselves were first to knock on doors and suggest doing an inspection for storm damage etc…quickly getting company out there (same day at times, like w/in hrs) and than sending out those letters dropping you & some ppl had been w/ same insurance company for 40 yrs! Along w/ their kids and grandchildren…..ouch!

Absolutely loathe and hate gutter “SPIKES” for hanging gutters. Imo, lot better alternatives out there, but ppl are “used to” the spikes or a hidden screw bracket of some kind (see both of these always missing fascia board, splitting it, going in way too deep, etc). Ppl I feel also don’t realize that there are several diff types/kinds of gutters as well, and choosing the proper gutter shape/style for your house is just as important as choosing the correct fasteners for said gutters; just like choosing the correct style & color of shingles, underlayments, flashings, drip edges, & so on for your house…..that once all combined, makes a cohesive system that “should” help all components work as one and protect the house live in😃

I love how even on the other side of the planet home inspectors are completely useless. I'm positive the entire industry is 1 huge scam. I had a house inspector call me in for a roof leak on a real estate house, cracking in the ceiling, must be the roof. I followed the crack down the wall, across the tile floor out the back across the concrete to the collapsed retaining wall. BRO HALF THE HOUSE IS SINKING INTO THE FUCKING GROUND! God damn.

I've never been asked that before, I would imagine it's a little harder for it to run off as opposed to a smooth surface like glass. But if you get enough rain it's still going to come off pretty quick.

Cant they just make the granule layer thicker? Im sure that whoever designs and manufactures shingles WANTS THEM to degrade faster rather than slower without making it seem too obvious. Just like phone companies want you to upgrade each year

Well, yes, they could. But at what level of thickness and weight do you say enough? Roofing has ALWAYS been at the mercy of the elements: wind, hail, rain, sun- and it all causes wear. But the materials used in modern shingles are FAR superior to 50 years ago, and last much longer. Most homeowners will not be in a house long enough to replace a roof. I live in Michigan and just replaced my house and garage roofing last year. Garage was 30 years old, but very steep pitch which increased the life. House was 22 and 18 years due to an addition. Told my wife it's the last roof I will ever have to install on this house. I'm 61, and don't plan to be living here 20+ years from now when it next needs replacing!

Roofs that are installed correctly, specifically asphalt shingles style, have a 20 to 25 year life time expectations. Obviously theres a margin for error depending on different factors but still. It's not like Big Shingle is out here screwing the little guy. Usually the person who screws you over is the crew installing it

Asphalt shingles needs to be a certain price for what they provide, if you want something that lasts much longer but also more expensive, get clay tiles for example. Many types of different materials to be used for a roof, all with different lifespan and price. It makes no sense to overengineer the asphalt shingles and increase the price, when you can get one of the other already existing solutions instead for that same price. It would simply beat the point...

I'm sure there's a lot of big companies that want to be a more consumable product yes, but I would think if a particular shingle manufacturer designs there's to degrade/Wear out faster than the competitors their reputation would turn bad pretty quick. As a few of the other people have committed the crew doing the install and paying attention to the install details is more important. Then you have the fact if the shingles cost more it would put them closer to an alternative material price and the consumer would just choose those.

There is only so much you can stick to the asphalt. Also no guarantee that a thicker should go left any longer in the weather. The thicker the shingle the less it flexs, the easier wind damage is.

what's your opinion on metal roofs ? they're becoming more & more popular in my area ( especially thanks to their ability to make snow slide off the roof as opposed to 5-6 ft piled up all winter ) , and while they do cost more than your typical ash fault shingles , I've heard they last much longer & are much more resistant to the elements , but is that extra time & resistance work the added cost? or is it negligible ? have you found many problems with them during any inspections / repairs / installs ?

Yes steel roofs can last longer and perform better than asphalt shingles. With that said though (the steel being installed is only as good as the guy installing it.) Most steel roofs can also get you a Hail class ratingWhich could also get you a discount on your insurance premium. In Australia we've been running corrugated tin roofs since start of our existence and they last a very, very long time, only problem is you have re screw/nail your whole roof if your finding nails sticking up everywhere but these problems are only after 20 or so years and is a very cheap to perform. down side is very slippery if freshly painted or coating has been worn out by sun making it powder also makes it slippery. plus you got sound of rain on tin which is very nice, but walking on them is best with tennis shoes and on spars/nail heads only.

I always tell people to check the gaskets on on the screw or nail heads because the sub breaks it down but the metal last forever. Plus only if installed properly. I don't like the rain. On the roof but if you have heavy snow and a steep slope. Might be worth it .

@@GrandRoofingInc thanks for the info , we don't get a lot of hail here in eastern Canada , BUT , I'm sure that classification still exists on most companies books , something they don't talk about of course., the house i'm in now just got a new roof on before being listed when we bought it , but down the road i'm sure i'll be replacing at roof in my life , and i've always been weighing the pros and cons of steel vs ashfault , i appreciate your insight. ( i'm also an electrician by trade , so I know better than to higher the guy with the lowest price , those guys usually get crossed off the list pretty fast.)

It's pretty common for your gutters to have a bit of granules after a install, as all of the extra granuls that were just caked on fall off from winds and such, kinda like if you've ever put sprinkles on a cake lol. But too much granules is definitely a manufacturing defect. Shouldn't be grading huge handfuls of it out

They're pretty old I would guess around 20 years. The neighborhood is not very old so i imagine it's the original roof.

It might be possible for a roof just showing signs of wear, to apply a new thin layer of protection since the shingle isn’t compromised in a significant way yet, though I’ve never heard of such a thing being done. but once it gets to this point the damage is so severe it would be impossible to repair the existing roof, just look at how bare the fiberglass is, slapping a new coat on won’t fix that issue even if you somehow got it to bond correctly.

Ok I know you do asphalt roof not being a ass but if I owned a insurance company I would never cover a asphalt roof old technology metal or other composites are way better. Asphalt is so outdated and fiberglass are a joke. Just my opinion.

Asphalt is pretty much the cheapest option but can last 20+ years if done absolutely right. Other roofs, tile, metal, slate, cedar costs so so much more as it requires a different roofing system entirely.
