The goals of each person as investor is different from another. You start with one property and then learn to grow your business[scale up]. It can't be done without learning to trust other people to help you out. A business means using other people for a mutual benefit. Thanks for the advise on this video! 😁

I just bought a property that had a casita operating as a successful Abnb with a very high rating. I plan on converting the whole property to an Abnb. I am told that I cannot use the prior ratings yet your video you stated that you purchased a property and took over the listing ratings from the seller. How did you do that?

Lol flippers are getting burnt out there atm. Lots of listings with half finish rehabs because they miscalculated or market changed. Market will keep changing with fed hikes increasing hard lender interest increasing mortgage rates

Just want to say on my last deal I had already negotiated a 4% commission with my RE agent. I totally stopped a deal dead in its tracks because I decided I wanted to re-list the property with owner financing. I was the one who insisted my realtor now take 6%. I felt bad for stopping the deal over what only amounted to about $2K and then making him start all over again. I can’t believe how hard realtors work. I’ve talked to agents for hours and hours after hours and never made some of them so much as a dime but they still put in the work. One thing that I’ve learned about RE agents over the years is that most of them don’t know much about “real estate” at all, if they did they probably wouldn’t be realtors, which was funny to me because you said the exact same thing from a different angle, you mentioned that once RE agents actually get GOOD, they don’t want to be agents anymore.

Very disappointed with this episode. No specifics, no details, no value for a beginner or mid-level RE investor. The guest jumped from selling Real Estate as a RE agent to flipping houses, just like that, and now he is flipping 45 houses a year?! He never mentioned that he had any construction/ rehab experience before which makes this move extremely hard. Hosts completely missed the opportunity to ask him about that transition and what he needed to do to execute on that level. That would have been the jewel of this show. Even, in the "Deal deep dive", the example the guest brought up doesn't have a single valuable input for the listeners. Instead, the hosts and the guest, spent a significant chunk of time beating the drum of STRs, which has become the main theme of almost every BP podcast. Most of your listeners don't have an opportunity to invest in STR or are not interested in that category period. You guys can do a much better job!

Great show and appreciate the learnings. I am having difficulties following the guest house sale numbers. He mentioned that a bad year was 50 houses yet sold maybe 100 to 200 total. Maybe only active in real estate for 2 years?

I do real estate litigation as a part of my law practice. Anyone who thinks title is going to move onto the blockchain has no idea what they're talking about. Most marketable title acts look back 20 - 30 years minimum. That stuff isn't going anywhere. Also, fractional shares of real estate already exist for retail investors, and it's not a net positive. Just look at partition actions in any state. Are we really going to add the blockchain to this quagmire? It'll mean more litigation business for me, but it's terrible for investors.

I agree. The only way I can see blockchain title would be if people could somehow make money instantly, no! It takes time to make money, therefore it will always take time for real estate transactions to occur, there is just no need for title transfers with low latency lol

David, you mentioned in the video that you recently purchased an existing STR and were able to keep the reviews from the previous owner. How did you do that? I have not been able to find a great way of transferring reviews to a new owner (through Airbnb) and would love to hear your thoughts? Thanks again for the wonderful show. I think it should be a requirement to have these guests show their income statements and proof of success. Easy to spill out numbers and wrong to expect people to just believe that. Too much BS out there to take everything on faith. Show proof that they’ve done what they’ve done….and don’t let the proof be that they drive a BMW

My friend just bought a new property up in northern california and the neighborhood being a new build just outlawed airnbn as part of the HOA. These regulations are absolutely insane and over reaching. A county or neighborhood shouldn't have the authority to mess with your income stream or your options.

I disagree a bit and I am a person in the same boat. I ran an airbnb from my primary residence for a little over a year and then the county outlawed them. I can see it both ways, while my neighbors did not care I can see how some would. Personally I would not be too happy if my neighbors guests were constantly being very disruptive etc. That is just one facet of the argument also, you have potential housing cost issues that come out of it making it unaffordable to people (there is a very very small city in OK where houses are now around 300-500k and before the airbnb spike they were around 100-200 (this was also before houses appreciated like crazy). There is no way the people in this town with the blue collar jobs they have can afford these houses.

There is another market I haven’t heard anyone talking about. Travel nurses and other professionals need temporary housing and there seemed to be good money to be made in that market. What are your thoughts on that?

It works great, it's a medium ground between short term rentals and long term rentals. Travel Nurses are excellent tenants and once they find a nice place they will call you back when they come back to the area.

I disagree that you have to have an appetite for risk. From the scene to bigger pockets and some of the big guys that do this, real estate is the least risky thing you could ever invest in as long as you do one thing...But right.. It's 0 risk as long as you buy right and buying right is not a steep learning curve

QUESTION: I’m hearing a lot of conflicting chatter from people like reventure consulting (KZitem) that predict a crazy housing& rental crash “worse than 2008” do to overbuilding and builders cutting prices. I’m a bit skeptical around the data but was hoping you and your skilled specialist could shoot some data around why you believe inventory is low when others are saying that’s false. Thank you and look forward to your thoughts and data breakdown.

This depends HEAVILY on where you are located. I would get hyper local with my research and see if YOUR area is overbuilt. At the national level we are at an extreme deficit. So much so that we are not at risk of being overbuilt for at 5-7 years(probably longer). This is not to say prices wont fluctuate as they always do, but it wont be because of an oversupply. Keep in mind house don't only have to be built but homes that are already built have to be maintained and rehabbed to remain on the market. With rate hikes the rehabbing has and will continue to slow down. I think price will correct because we are getting to the point where virtually no one cane afford to buy a home and that's not sustainable.

1. In this current economic environment, flipping only makes sense if the property in question is not a good rental prospect. 2. Otherwise, flipping makes no sense, as you’re exchanging an appreciating asset for a depreciating dollar. 3. Finally, why do I want to bitch-slap Rob Abasolo?
