Let me tell you exactly how permitted development works. The government implemented it to free up red tape and the involvement of local councils. The local councils then took it and put their own various limitations and conditions on it to such an extreme that you really have no choice but to apply for planning permission.

My question I'm looking for an answer to... We've bought our new home, moving soon. It's detached but with suitable privacy. Cul de sac situated. So, it possess a detached garage, garage is concrete base, block wall/render, tiled roof. But I want to extend, widen, rise the extension of the garage. I want to install a 2 post lift and then rise a car and stand under it. I intend to cut a section out, dismantle the portion to the rear. Pour the new concrete, build the block, add the new roof. Would this require permission as yes, the garage already exists, but I am modifying it. It wouldn't have any impact on others.

is the 3m height from the ground ?. my property is on a slight slope so if you extend the floor level of the house out to the extension i will already be 1.5 metres above the ground. That would mean from the floor to the roof would only be 1.5m, not tall enough to stand up in

Ive never had planning permission. I never comply with council planning. Simple. You dont need planning for extentions antennas etc. 👍

When I did the loft conversion on my house, the local authority didn’t have any building inspectors to inspect it at the agreed intervals. Consequently I could not get the building control certificate. Very frustrating.

You can regularise the work but this may involve opening up areas of the construction and obviously will be judged by today's standards (e.g insulation thicknesses etc) and not the requirements of the time. Whether this process and any upgrades required is worth it will be down to how your house value may be affected when it comes to sale.

Glad I found your channel. I have no gig in this game being a technician but in 1981 I learned in a craft lesson how to draw on a board with T square etc. I was 10. From that moment I wanted to be an architect. I’ve always loved buildings of all ages and designs and consider myself reasonably creative. Somehow I ended up with a love of electronics but hey ho. I know I would have earned a lot more over the years and with better job satisfaction perhaps if I had not taken that fork in the road. Who knows. Great channel anyway 👍

Hi Hope you are doing well. I am looking to build rear extension, well wrap around rear + side part single part double , for what i have gathered info on line, the 45% angel for ground floor is basically not letting me have square rear ground floor extension to the depth i want 6meters. If my neighbors object, I'm sure they will knowing them , although their pergola and fence and hedging is basically covering the sides but they will object so basically the question is how can i go about being able to build up to 6mter ground floor rear extension which by rule will effect the 45% angel. I appreciate your advice in advance.

Correct, windows can acquire a right of light after 20 years. The right can be prevented within this first 20 years by issuing a 'light obstruction notice' which is a notional 'on paper' object that blocks light and does not actually have to physically be built.

This is great advice thankyou. Just a quick one you say the max size for pd is 3m is that square? as im thinking of doing a 3m length x5m width on a mid terrace it would be over 1 meter from boundaries' and existing conservatory is 3x3m at the moment. Any advice would be great.

No, it's 3m from the back of the house. The width can vary.

Im planning to build a rear single storey extension across the back of my house hopefully under PD. Because of this im was under the impression i was limited to 3m going out and only running the width or the house which seems to be correct. What i am slightly confused on is that you seem to say although you cant go past the existing side wall you can buold a side extension. And then you state you cant build a wrap-around (side extension and rear) how does that work if both are independently allowed?? Seems strange. Could you build a rear first under PD and then also build a side extension later also under permitted development? Then basically giving you a wrap around or have i totally missed the point here 🤔 apologies if i have, im just trying to work out my limits tbh. We are desperate to start as we really need the additional room and dont want to have to wait another 6-8months for planning but ideally we would like to buold a little bigger and adding to the side as well could be an answer. Also your advice about the possibilities of going further than 3m under DP with neighbour consultation is a possibility but how long does this generally add to the process?? Any advice would be greatly appreciated 👏

It does sound strange and the 'infill' between the ide and rear extensions would not be PD - you would require planning permission for that in most circumstances. If your house is 8.7m wide (when looking toward the 'principal elevation' then you could extend out a further 4.35m in theory. There may be other factors to consider though as I do not know your property in detail.

Great video. If the extension is on the rear of a semi-detached house, the eaves cannot be more than 3 meters because of the boundary. However could you have a 4 meter high wall on the boundary with the roof sloping away from the boundary reducing to 3meters eaves at the opposite side approximately 3 meters away?
If I went out just 3 metres and it doesn’t effect either neighbour and it’s a detached house , I don’t need permission?

As I don't know everything about the house I can't say for sure, but yes, highly likely you don't need permission. Please consider the certificate of lawfulness as mentioned in the video though.

Hi Architect, I am re-roofing the rear single story extension of my semi detached house. I am changing the roof from flat to a pitched roof. The extension dimensions are exactly the same, only thing changing is the pitched roof which will now be 30 degrees. Do I need planning permission for this? Many thanks!

You will probably need planning permission as you are exceeding the highest point of the existing roof, which applies to pretty much all forms of householder PD
