Good tips but I am more interested in prospecting than sales. Most properties for rent have restrictions from corporations or HOAs that would make these techniques nearly impossible. How can you find private homeowners to approach in desirable areas without HOA restrictions?

I know some people will think I'm nit-picking, but this is important. You won't "run an Airbnb business." Brian Chesky and Joe Gebbia run an Airbnb business. You can run a short-term rental business. This is important because as professionals, we need to use the proper terminology and understand exactly what the difference between owning a short-term rental business and "having an airbnb" is. Venture capitalists and private stockholders have an Airbnb business. Nobody else. Once they go public, then more stockholders will be able to say that. Understanding the difference and using the right language is one of the keys to being able to pitch landlords ... and entities like REIT's, city councils, etc.

Found that its a sellers market and there are no front end concessions. Also the rental rates as you know are very high. people are always on gaurd asking if I'm going to airbnb the place. And with all the recent gun involved incidents/etc with airbnb on the news lately it's not an easy sell. But then again nothing in life is easy. I'm also noticing a lot of ppl trying to rent fully furnished condos for a few months I am thinking in the winter months is a bit of a slow season in toronto after the new year. What are your findings? Sean what can you tell us about the Toronto market? Your vast knowledge could save us amateurs a bunch of time.... Really would be appreciated

If you get no hits on your listings, which means no tenants and no profit, the lease requires that one is obligated to pay their share of the rent based on the original lease agreement. Does that happen often in the industry and how does one protect himself against that?

With all 70 of our properties we have never had an issue with not getting bookings in fact Airbnb will give you a boost on visibility for the first few months that you are live which gives you plenty of time to learn the platform and how to best continue doing business

Sean, love the content you're posting lately but I'm finding the number of ads appearing in your videos now are really degrading the authenticity. I get it. Videos cost money to make, plus it's the opportunity cost of your time. However, since adpocolypse in 2018 you're really only going to start seeing decent earnings after 250k subscribers and hundreds of thousands of video views. What's the alternative? You could leverage your channel as a marketing tool to facilitate new real estate deals or act as a sales funnel for an education product etc (Airbnb arbitrage ebook). I guess what I'm trying to say is the ads are painful for viewers and there are more effective ways to offset the cost of video production.

You need to keep in mind that you're talking to a property manager not neccessarily the owner of the apartment complex. And when apartments get to a certain size they are corporate owned. You'd have to review the property manager's lease agreement when it comes to subletting because that is what they will view it as, now if you find a small apartment complex and the owner is listed and doesn't have a property manager go for that.

I would like to start off with two apartments but my budget is only going to allow for one. However I've heard That there might be ways around that. It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? I tried pitching a landlady once. Her listing is a 4bd, 3ba detached house in a B market .She was not convinced that STR triples the revenue of her existing LTR. The best I could do is show her AirDNA's rentalizer data( we know that data are mostly on the conservative side and based on entire home reservations only). And I couldn't guarantee her a triple revenue (so many uncertainties of STR, especially for new listings, what if I fall short of the promise?) In this case, how can I change her mind ? My city requires a STR host to live in it as a principal residence, which means multi-property arbitraging is no longer legally feasible( I already have an arbitrage STR as my principal residence). Therefore I couldn't pitch her towards an arbitraging model, but rather a cohosting model.

That's the only cohosting game I could play under my City rules, if I want to cohost more than one STR.( I m already the host permit holder of an arbitrage STR, and that STR is my principal residence as required by the City. A principal residence is supposed to be one-and-only, which forbids me from arbitraging another property/ applying for a second host permit with a different address)

Few questions during the negotiation: 1) do you think it's better to pre-empt an objection or let them say the objection then counter it? ex- landlord - I don't want parties me- totally agree blah blah vs me- I don't want parties or guests over 6 at most and I do xyz to prevent and blah blah landlord - oh ok.. ya I dont want parties either 2) do you have clauses built into your contracts to mitigate governmental risk? ex- you sign 50 separate 3 year leases in LA then the local government bans airbnbs and fines any operator $5,000 per violation (I read this actually happened in Santa Monica) so now you are stuck with these listings 3) who do you normally meet with for these negotiations? The property manager head or the entity that owns the commercial property? Great value in this video. Thanks for sharing!
