Very good points. The other issue with the fasteners is that those do not look long enough to anchor the fastener to wood. Flashing on this building is horrific to say the least. There's more caulking on that roof than what a typical Home Depot has in stock. The caulking does not look to be UV resistant either.

I’m a 30+ yr. G.C. in FL. IMO, the roofers selling metal roofs with “Lifetime Warranties” are slick salespeople. The majority of them read “Lifetime Rust Through Warranty Only”. Screws, fasteners, boots, sealants, metal finish, wind damage to rakes / flashings, etc. are not covered very long. In my area, the average roofing company might last 15-20 years. My primary Sub did above average work, had been in business about 30 yrs. One day they disconnected the phones and closed up shop without any notice, making all warranties null and void. JS

Common sense people the fasteners are going to wear out hot to cold gets brittle makes for alot of problems. I'm totally against exposed fasteners systems. All your historical homes were put with lead head nails In top of the ribs or standing seam that's why they are still here

I'm a roofer, every roof is custom. Metal or shingle. Poor workmanship is right. And I might go thru 1 tube of sealant on a roof . Most of the time it's just a few dabs here and there. I got guys that don't think about water flow. So I handle the load of flashing,

👍 took the words right out of my mouth. I'm no roofer, but as a rancher I have put on a couple dozen asphalt and metal roofs over the decades. Only when I was first learning I need sealant. After that.... With that said nothing is better than the weakest link. And in construction it often starts at the foundation. If it's out of square you'll fight everything after that. I wouldn't want to deal with anything after someone else has been there. I've seen the crap people pass off as professional work.

Drink every time this guy says "custom or lifetime" no such thing as a lifetime steel roof. Most guaranteed don't extend past 15 years and the service life of galvanized steel is generally 30 years. Copper zinc or aluminum would be considered lifetime.

5:45 is a great demonstration of the zing metal roofing screws with the cap that covers the gasket compared to the bog standard hardware store metal roofing screws. It's a damn shame they didn't use all good screws in this roof, aside from all the other issues, because the zinc screws look almost like new.

If you're an owner you need to hire an roofing consultant or professional roofer that is not your contractor to do the inspection. If the owner had he/she would never have these problems. The contract wasn't very well written. Too often this happens and the owner gets screwed. Protect yourself up front. Hold a portion of the money until a proper inspection is made.

For starters, its corrugated, you're putting a couple thousand screws Through the roof. Nothing is lifetime,, better off with a 1" dbl lock standing seam, everything wraps itself. It'll last a minimum of 50 solid years when applied right.

Stutch screws are pretty basic knowledge. On my firstmetal roof I told them to send me everything I need to install and they send me screws, stich screws, the grey ducing, the roof cap ducking to install under the cap and I figured it all out myself. 18 years now and it's still strong even after about 5 strong Louisiana hurricanes. Only problem I'm having is the valley flashing is beginning to rust and I'm debating on what to use to paint on it. Roofing tar, paint or cold galvanize.

Lots of great points. Wealthy folk just keep signing the checks. Sad folks do this to other people who can't check this stuff. It's GREAT that their are other American's who do GREAT craftmanship and couldn't do it otherwise! Be skeptical America, They are out there!

Nothing Lasts a Lifetime ! custom or not everything needs Preventive Maintenance. Definitely had a Laugh at around 1226 when the new boot was sitting on the roof in a unopened package for 10 years. everything can be fixed including this roof. Problem is whomever has Been there has been going to home depot amd has no clue how to fix it. Guaranteed this roof can be fixed for half the amount of a new one.

The valleys that terminate behind a vertical wall should have been reframed. A perfect flashing job in that situation is still going to be marginal. This job was Florida but imagine that with snow and ice

I noticed that, too. A valley should never terminate at a wall. Years ago, I had a roofing job that had one of those, but it was an asphalt shingle job on a plywood roof. So I made a little cricket, a piece of plywood that went from the corner of the wall up about two feet on either of the roof planes, and covered it with double-coverage roll roofing that went up the wall a bit and up both of the untouched roof planes. The geometry looked kind of messed up, but it ensured that there was some kind of roof pitch, instead of a dead-end horizontal area. I ran the roll roofing up a ways, and overlapped the shingles onto it. It didn't leak. I also made sure that the siding guys held the siding up a bit higher at that point. None of this showed from the ground. "Can't see it from my house."

Metal on shingles is a big no no! I'd rather lose a client for being cheap and not wanting to pay for shingle removal, then ruin my reputation as "Professional" roofer. You know dam well that roof is going to leak a couple years down the road but you're more worried about a paycheck than a long term reputable career.

Theres no such thing as lifetime roofs. Even heavy gauge standing seam is a 40-50 year and your insurance in florida may send you a non renewal at 20 years. Maybe you could argue a copper standing seam is lifetime, sure maybe but its price prohibitive.

There is one major failure you didn't point to. The screws should not be in the valleys. They should be on the hilltops. In Australia, that would be an immediate fail (and yes, I do know that some American manufacturers allow it, but it's just dumb).

Stick with architectural shingles which everyone knows how to install and which are fairly easy to repair. YT videos consistently demonstrate that too many firms selling metal roofing do not know how to install it properly. A metal roof is a gamble.

The best way to save that roof cheaply would be to elastomeric coat it using fabric mesh to reflash all seams otherwise its a total redo. Ive fixed metal roofs using elastomeric coating with long lasting results, sprayed on with a Grayco airless. Obviously the metal installer was a nut but the roof could be saved and that coating holds up and can be reapplied every 5 to 10 years with 0 leaks.

@@jonnydanger7181 ive done it on several metal roofs, its absolutely bullet proof and will not leak. Millions of RVs use the same stuff, it works, youtube it. In the southwest its even better being white it reflects 100% of the UV which equals a cool roof.

Ummm....that's not a lifetime roof anyway. I'm assuming 30 to 40 year guarantee on the metal and unless you use high life fasteners (the head caps the washer better protecting it from weather and extending the life of the seal on the screw) the screws will only last about 10 to 15 years. Boots are specifically made to rely on the sealer it just has to be done right. You are right about the rake at the beginning though. And about customization. Correct installation is key

I hope the owner was able to get adequate compensation from the people that did this job! If you don't know what you're doing you should not accept the job. They should be responsible for restitution for such a shotty job. 10 yrs old! I'm sure this costs thousands of dollars. Unacceptable!

Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof! Save your money use someone else!

I’m a professional metal installer , we install 21 inch traditional standing seem meant for homes or businesses . Silicone isn’t a permanent solution . When you have penetration from the thing that holds the roof to the roof they ware out . The little rubber grommet, if over or under screwed will fail and 90% of the “ roofers “ have no clue how to install , also the biggest rule of thumb for water shed is the top always overlaps the bottom . Nice video .. also why did they use multiple panels .. it should have gone from top to bottom

I would bet money the roofing owner was directly involved in every one of those shortcuts. They take advantage of people that they know will never go up on that roof and inspect their work. I don't think it's a matter of not having the right tools, materials or management, it's a shady owner that don't give a shit, I live in a small town and in 30 mins could have every tool or correct piece of material to do a better job than that. I'm going through something similar to this now where a family member asked me to look at a 70k roofing repair on their buisness, that is leaking everywhere a couple of weeks after completion. I know nothing about roofing, but I've learned alot over the years about the questionable character of some individuals when they know they aren't being watched.

The word lifetime in this instance refers to the lifetime of material used. I guarantee my work for 2 years, the materials speak for themselves. yeah, nothing lasts forever, but the amount of time it lasts should be determined by how long the material lasts, not how long the shitty job that was done here lasts

Read the directions, think, care about what you are doing. Metal roofs are not difficult but take a different skill set. Our first metal was mostly installed by our 16 year old that was 14 years ago no problems some errors but no problems.

That was definitely not an experienced roofer, more likely some kid that just started and nobody taught him how. Couldn’t even be bothered to use the right color caulking, or a good elastomeric caulk.. what a joke

We had a metal roof installed 14 years ago due to excessive troubles with shingles blowing off in storms. Shortly after the installation the company went bankrupt due to the recession leaving us with no warranty or support. Some of the things they did are questionable and have led to some chronic leaks. The panels were put down over the existing shingles as they were in good shape, no underlayment was used. The first storm that hit after installation resulted in large leaks, rain caps were not properly secured back to the vents and boots around sewer vents all leaked, they also failed to seal all the other vents properly. Later I developed a constant leak on a sewer vent, down near the eave and about 18 inches from a valley, not the best place for a vent to be but I didn't build the house or do the plumbing. I had a local company come out to see if they could find how the water was getting in under the panel. they said the boot needed to be replaced and had the gall to send me a bill for $800.00 for a $10.00 boot. The area still leaked, I refused to pay them as they would not stand behind their work. We looked at installations that this company had done and talked to their customers, and all looked good, but I don't think they did a class "A" job on my house, they skimped on a lot of things. We paid a lot for this roof but got second class work. We are retired individuals in our 70's living on an ever-decreasing income and cannot afford to rip this roof off and replace it with a new one, so I am constantly replacing screws and doing what I can to keep it from leaking. All of the roofing companies I have had conversations with were only interested in ripping me off and over charging me, so I will live with what I have as best I can.

No screw down roof is lifetime.. stop saying lifetime on this system.. even a standing seam isn’t lifetime but it might outlast some homeowners..and all metal rust no mater if it has coatings and finishes

Lifetime means the lifetime of the material used. If u buy a shingle with a lifetime of 20 yrs then the lifetime guarantee is 20yrs. After that any leakage doesnt fall on the installer. It's important too not be cheap and buy good material

I bought a roof from Mueller. Standing seam. They had a list of people who they said were trained by them to do a standing seam. I fired them in about 2 weeks. They had no clue, no idea, never seen, a standing seam roof. Horrible.
