It does not cost less to clean after a 2 night stay compared to a 3, 5 or 7 nights stay. Why would I not charge for cleaning. Airbnb should know this and not put zero for cleaning fees.

Don’t charge a cleaning fee period who wants to pay a cleaning fee when they could just go to a hotel and not pay anything you must compete with hotels you are the reason why Airbnb is going to fall and crumble if you can’t make a profit without a cleaning fee you should not start an airbnb it’s not a good business for you

A renting a complete house is not the same as renting a room in a hotel. If you are just looking for a place to lay your head at night, stay in a hotel. You will not find all the amenities most STRs offer at a hotel with the same price and service. I have never been in a hotel where I feel comfortable walking barefoot inside. Always bring sacrificial socks to throw away. This is not the cast with out STR.

Besides.i don't currently charge a cleaning fee. I rolled it into the nightly fee, divided by Two nights. Then I give discounts for longer stays so I don't rip people off. Single nights in small towns dont make much.

I agree, it does not cost me less to host a one night or tonight stay. The cleaning service charges me the same amount whether a guest stays one night or 10 nights or even 14 nights. I like the management fee option to include the cleaning fee. It makes more sense.

The only problem with the management fee is that it increases your nightly rate when showing your place in the search. Most guests will see another house with lower nightly rate compared to yours are not even going to click on your house.

I got promised 25% back on only 2 cancelled bookings in Covid and I’m still waiting. Also my listing has totally disappeared: I have to zoom into my street in order to get a dot. Not even a price or anything. I’m very sad. It’s been a top performing property for 7 years.

Thanks for the content. I’m in ACL. I have heard from other REI with STRs some areas inside ACL are saturated with STRs and they are losing their business because they bought the property at an inflated mythical price and now they’re under water in value. In addition, I think a lot of poor customer service oriented people jumped on this business model with no experience and no interest in learning how to be successful and competitive. In addition, I take a poll at the meetups if anyone is a STR customer and I keep hearing former users of STRs say they tried it and after the experience and high fees and a host “to-do” list they were back to staying in a hotel. Or BnB. My 2 cents.

I want monthly prices and those 3 days, 5 days etc discounts back. I can't see them in my listing and in my calendar too. So sad. They are gone in just one update... Airbnb f**ks it all the time when they make a new update.

I love the idea of using management fee instead of cleaning fee. I'm going to keep that even after they fix the bug! I was recently driving myself crazy trying to incorporate my cleaning cost while not losing my shirt. Finally I gave up and just put the cleaning fee back the way it was. .Using the management fee is the perfect solution! It is a cleaner way for my guests to see their costs. Bonus: No more short stay guests asking for discount on the cleaning fee because they think they are such clean guests!

Hotels do not charge a cleaning fee. So, I do not understand why AirBnb hosts have cleaning fees. Wouldn't it be simpler to somehow incorporate the cleaning fee into the per night cost?

Hotels only have to clean one small room and bathroom, no kitchen, no living room, no other bedrooms, etc., and pay their employee cleaners about $11 per hour. An Airbnb house typically costs about $40 per hour from a reputable and decent cleaning company and will take a minimum of 4 hours on a small house. So, $160 is for a small house and up to $250 for a 4-bedroom house if it is not too big. A larger home could cost over $300 to clean. So, the hotel pays for a 10-minute clean at $11/hour = 3 plus laundry and cleaning supplies, maybe $20 total for that clean.

Hotel cleaners have 28 minutes to clean one room at $12 bucks an hour. Something isn’t going to be cleaned right in a hotel.

Airbnb is falling apart because of the high fees, out-pricing the hotels and other options, and all the lies from reviews. I am SICK of the 5 star reviews for houses that I would not give 2 stars. Horrible conditions such as missing receptacle covers, food caked in microwaves, rotten eggs in refrigerators, filthy windows, old soap above shower walls, bleached stained towels, sticky floors, stains in ceilings, 26" long holes in walls to the outside because someone was too lazy to put a piece of trim over a window ac unit in unconscionable, etc. That was in a 4.9 rating from a super host listing. Then, there is the place with the creepy guy next door that we found was on the sex offender list for multiple issues. I have never understood how people could rate house as 5 stars for substandard living. Hosting versus customer service/best experience. There is a difference. Nice hotels know this. So, I think the Airbnb policies have manipulated the ratings to the point where they are useless. Sad, it was a good thing before it went commercial. Kind of like the awesome business before going pubic and then need to worry about profits, and lost that familial family atmosphere. And, from the hosting side, it is ridiculous that a home owner needs to pay for new bed linens because someone threw up and defecated in the bed due to a drunken stupor and Airbnb says the renter was not liable. Also, that there is no way to clean a complete home in three hours that had pizza on the ceilings, holes in walls, broken bed, etc. Yeah, they are falling apart. Real shame...

As a Guest, I would view a Management Fee the same as the Resort Fee hotels now charge you in Las Vegas. You don't receive anything extra for the extra cost.

I rent 1 room in my home. I was going to do two rooms but I can't get my 1st room to book at 100%. I don't have the volume of travelers here. I don't use cleaning fees. My rate goes from $40 to $65 a night. Local hotels at $188.00 should I raise my rate to $100 and offer the 2nd room as a den/office/sitting room.

I am still trying to figure out with Airbnb why my cleaning fee disappears, becoming “0” , when they migrate the “fee” to calendar. This happens a to 10 of my bookings during late August and September. Airbnb customer service says they did not change the fee, I use Hospitable, wondering what has caused the cleaning fee becoming Zero.

How about a discounted cleaning fee for less beds used? We can sleep 10, so changing bedding for 10 is just as time consuming for 1 day as for 10 days or 30 days. But if we only have to change bedding for 2 or 4 instead of 10, that could warrant a discount. Our cleaning fee is a one time $250 no matter how long they stay. Spread that out over 1 day & it's expensive. Spread it out over several days & several guests & it becomes no big deal. Adding a management fee just makes the listing higher for every day they stay. Suggestions?

As a guest, when I chose a property, all that matters is the total cost of my stay. I value and appreciate a clean property and recognize that staying in a 2 bedroom home with 2 bathrooms requires much more effort to clean than a 2 bed hotel style room. In certain situations the home is worth the extra cost, but just provide a simple price that includes the total price so I know what I’ll pay. I don’t care if you are collecting a cleaning fee or management fee, just roll it into your nightly price and be transparent. That way I’m not wasting my time searching. Thank you

I think host need to eliminate the cleaning fee all together. Most host charge ridiculous cleaning fees and still want guest to clean the whole house before leaving. If you can’t make a profit without charging a cleaning fee then why start an airbnb ? Airbnb is going down hill because of the host being to greedy. No one wants to over pay for a airbnb plus have to clean the whole house on the way out. Come on be competitive !! People are turning away from airbnb us host need to do something !!

At least they don't have to wait until the end of the booking to find out their real price total for the stay. By using the Management Fee as your Cleaning Fee, it gets spread out through out the stay. Airbnb should've been doing the same with the cleaning fee, just include it in the nightly price and spread it through the days of the stay!
