On microwave boards if they fry, just desolder and solder a new Triac on if that happens. Triacs are really cheap.

Shower drains after shower drains……. In our Boston properties we clean the drain immediately leave domed hair catcher with clear plastic bag with hair from drain. “ please use hair catcher” written on bag.

Slightly passive aggressive though… 😉🤣 Where I am almost everyone uses them and cleans them after every use, because the occupier needs to pay themselves for a clogged drain and cannot put a work order in for it. We are told already as children to make sure not to flush any hair, because it’s so expensive to get fixed.

1. Binge watch the vlog. @Lex Vance has some great content too 2. Every appliance has a tech sheet for troubleshooting. Snap a pic of all the troubleshooting sheets and put them in your phone in its own folder 3. Knock loud and sound off loud when entering an apartment. Do the same if entering a room and the doors closed. 4. Learn from your mistakes because your going to make a lot, it’s inevitable. 5. Facebook has some good niche groups you may want to join. The apartment maintenance one is great for info as well.

I thought the same! Where I am people need to pay for blocked drains themselves and could not put a work order for maintenance in, so most people have a filter on top of the drain that they clean out after every use. It is somehow satisfying to watch him pulling all that hair out. 😂

Don't work on air conditioners when it's snowing. But that's what you're doing. Do as I say not as I do? Good stuff as always Dave. Hope you have a good weekend. My day started off with a call about a water leak. Luckily it was a sink drain and an easy fix/swap.
