I just asked a lawyer that If I can buy rental properties every 1-3 years eventually hold 3-6 at the same time and the time for managing them are less than 10 hours a week and he said NO it’s violating h1b visa. Did you consult a lawyer before you buy those properties?

This was a really good video for those who are still contemplating or beginning to think about investing in real estate. I loved that you spoke a little about the distinctions between investing in the US and in India which I'm pretty sure is a dilemma almost all H1 holders go through. Not to mention it was very refreshing to see a video on REI on your channel apart from the regular stock market and personal finance content we are used to. Loved it and would definitely like to see more of it. Thank you Suresh and Arjun :)

From a liability perspective isn't it a risk not establishing an LLC or S Corp for the rental properties? Those options are not available to H1B holders

Hi very nice video. but I have question about maintenance cost like when tenant change, what is the cost to reinstate it to like new condition? does that will take away your entire cashflow once in 4 years?

1. Is he no longer on H1B since he mentioned his goal is to be able to stop working his day-to-day? 2. I know that there are some implications of buying your first home as an investment home - it would have been great to get some info about that and also about PMI since most first time buyers would likely be dealing with those cases!

Thank you for your questions, 1. Am still on h1b and hoping my visa status would change by the time reach my goal. 2.I did not see any issue buying first one as investment home. In fact it works in your advantage especially with positive cash flow. If you have any specific question of downside of it, happy to address.

I am not sure, if you can invest in commercial properties if you are on H1B. You need to stay there for sometime and then can be rented. May be im wrong.

Heard that people need to sell their MFs nd stocks in India before travelling to USA. Is that true? The tax charged in usa seems to be insane for the Indian MFs. Can you make a video on this? There is very less info on this topic over internet.

You don't have to sell. You will have to pay taxes on international income once you become a resident for tax purposes though

When costs are paid by rent by 1.25 margin, your eligibility will remain as it is and 4 homes, after reaching 4, there are other ways to finance home which am planning to do cover in different video. Will keep you posted.

Hi Arjun thanks for making such nice videos.I have two doubts Q2-let say i am investing in roth ira for next five year.in 6th year can withdraw my all principal amount that i have added each year and also do i have to pay any penalty? Q2-also if i have invested in index fund etf ,can i withdraw my principal amount and how it will taxed on 6th year

1) Yes, you can withdraw principal at any time without penalty 2) No taxes on principal irrespective of what you invest in

For states like CA (or even parts of MA), it's more of an appreciation play. It can come with higher returns but also more risk than cash flow.
