About the felt underlayment, I think that if for some reason you can't pick up pebbles, rocks or other debris the felt might assist in protecting the plastic from tiny punctures when and if it is crawled upon. Yes, it is amazing what can sound like a good idea until you really think about it outside of what they told you. If it is built correctly the only reason's anybody would need to crawl around down there would be if they got a new AC unit and furnace, as I did a few years ago, and they had to crawl in there (they had my sympathy for that part of the job) Or, maybe the cable company needs to run a new cable (something which is growing to be obsolete). BTW, they did kinda mess up the barrier, presuming it was placed correctly in the first place, my seams were never taped together and it hard to tell if they wiggled it away from the edges of the foundation, but that's how it is now. As for the pests, I dragged a small shop vac along with me, and of course a light, and it wasn't long before I had to get some spider's and egg nests with it. Mine is currently vented and that's where they hang out to ambush flys or whatever gets in thru them. I've found a huge centipede inside my house today and I'm sure it's due to my recent disturbances of the crawl space. It is hard to seal the rim joists from the inside but when I get my chance in there I'll foam it up good along the basement wall which is where I'm sure they are getting into my basement. I have a week vacation coming up in about 2 weeks which is when I'll really take a bite out of this project, keeping in mind much of this is weather sensitive and I can use that help dry out the area quicker than in summer. It is so complicated it is hard to even ask myself what I plan to do and in which order. I watched a pro vid today in which he re-did his crawl space from inside the house after removing the subfloor, and it looks like that is the best option for me, just hope they are not glued down. If I can work from the top, this will make the whole thing go 100 x easier and faster.

This is a long shot since the video is so old but I have an old vapor barrier that’s not installed correctly at all. Should I just leave it down as an extra layer and install a new one on top?

Hello, we recommend removing the old vapor barrier if possible to ensure there is no debris hiding underneath that could be causing odors. Leaving the old vapor barrier also allows water to get trapped and stagnate between the layers of plastic.

No “cat pee” vapor barrier for me! 🤧😷🤮 It’s likely fiberglass reinforced. I don’t know why it starts to stink. If I had to do over, I would never, ever, buy a house that had any type of crawlspace. Mine has a small one in one area and it’s for no good reason, other than to save the builder a little bit of money.

You guys are the best. So much info. I just had an addition added to the house with a crawl space. The contractor wants to know if I want to add closed cell spray foam to the walls. It is an unconditioned space that I was thinking of adding an Aprilaire Dehumidifier too. Would that be a correct path to follow? On Long Island NY. Thanks Waiting for a CSN sale to order.

You can certainly use closed cell spray foam on the walls of the crawl space. Just make sure they spray it thick enough to meet code. In our area it is R 10. We also like insulation vapor barrier or foam board if that is easier to install for you. I would certainly control humidity with a dehumidifier. Thank you so much for watching.

I would consider doing both. Vapor barrier over sand to help reduce moisture and rim joist to air seal home. Make sure rim joists are dry before applying insulation. Hope that helps.

There has been a plumbing leak and sprinklers spray though the side vents. Under the vapor barrier is wet puddles in places. The ground is never going to dry with a vapor barrier, why do I even have a vapor barrier?

I saw Your video where the homeowner wasted $25,000. I immediately took my laptop to my best friends $700,000 house. They bought the same system from a large pest control firm. A very large bug company that starts with "O". They did the "system" in 2015 and by 2016 the whole house smelled like cat pee. She called the company and the service manager finally came out but only after she called the home office. He was there ten minutes, said he didn't smell anything and left. The poor salesman was honest. He came an hour after I called the very first time and He admitted the smell and was honest that he didn't know what caused it. I crawled the crawlspace and it was just horrible workmanship. She said they did the job in 5.5 hours and that was at a snails pace at that. She paid a local handy man with some helpers to pull the whole thing out. It costed $16,323 and another $1400 to tear it out. The dehumidifier had costed $2900 +695 for a dedicated line. Also, after the first year, she had to make yearly warranty payments. They were over $600. Well, guess what.? The dehumidifier was dead. She was hoping she could recoup some of her money by selling the used dehumidifier. If they were doing an inspection every year, why wasn't she told that the dehumidifier was dead? When she called, the service manager said since they moved the dehumidifier, the warranty on pit was voided. Now, this isn't some fly-by-night firm. This is an NYSE firm with 7000 employees. She called a smaller firm and tHey came out and gave her a quote. It was half of what big "O" had quoted but she could not afford it, but guess what? They did something to get rid of the smell for $200. I've never seen anything like this. Thank God, I have a slab.

Where have you been all my life. I have so many questions about things. I have water in my crawl space 100% humidity reading at all my vents going into my home. Idiots used duct tape to seal around them. Yes they were professionals. Please email me I need to ask a bunch of questions and love your videos. I just got told from recent storms I have hail damage on my roof and siding. $1100.00 so after I am trying to get everything I can to do this crawl space due to health issues I have. I bought a 40 year old house in FL with a dry dirt crawl space that has lots of airflow but the dirt stinks would a vapor barrier be an answer? No mold no water just a bad smell. I’m hesitant because the house is solid as a rock as is but I would like to eliminate the dirt smell...thoughts?

Another awesome video. The company that installed the vapor barrier in our crawlspace before we bought our home last year installed either a 12 or 20 mil reinforced barrier. We have the cat pee smell now. Is most of the material warrantied. I think this was done in 2011 or 2012.

Is a complete encapsulation quote of 33k for a 1400 sq ft crawl space reasonable? Seems hefty. However, they are doing most of the things you discussed other than no "physical removal of the mold/fungus) which they are checking to see they can subcontract this out at my request? Is that excessive or is using a Biocide spray on the effected areas along with encapsulation enough? They also felt that insulation the walls with foam board (other than the vents) was not needed due to the low clearance of the crawlspace do you agree with this ?

Can't really judge the price as there are too many variables however. Dead mold is still just as an allergen as alive mold. You can do research on what dead mold does if it is not removed through the cdc website

Oh yeah, you should sell those hats like your wearing in this vid in your store, when I was crawling around that is the first thing I wished I had on my head, where'd you get that and what is it called? The problem with a hoodie is that it doesn't stick to your head and would be blocking much of your vision, which you really need for this.

I have been told not to put 2 barriers of plastic that you mentioned, because water can sit between the barriers and mold can grow. What is your thoughts on that?

That is true. Two vapor barriers can cause problems like trapping moisture. The best option is to have a solid and strong single vapor barrier. Also an older vapor barrier may contaminate the new vapor barrier

Wow Ninja' this is great, been doing home inspections for 17 years and learn something every day. I did get a very thick black vapor barrier I still have as a sample. I might be doing crawls as a cleaning/clearing out and renovating the crawl. I like the white thick vapor barrier, just that I've heard whatever light hits it from screen vents it deteriorates quicker. But it does look cleaner. What about laying another thick vapor barrier on top of the older one, but sometimes clearing all the dead rodents or do you clear everything including rodent droppings?

Is the cat pee a particular brand? I've been researching and have a quote that includes CleanSpace 20-mil 7-ply polyester cord reinforcement. No idea of the quality of this "system" as they call it

Matthew, there is not a specific brand as multiple ones emit the cat pee smell. We find the cat urine smell in many crawl spaces comes from 4 common sources: feral cats using the crawl space as a litter box, cheap vapor barriers that allow moisture to penetrate them and eventually grow odor causing bacteria, crawl spaces not properly ventilating odoriferous soil gases, and crawl space plastic installed over old vapor barrier. Hi Mike thans for taking my Question! My footprint is around 1300 sq ft! It goes from a foot and a half to 3 feet does it matter the thickness depending on the open space? Also i want to tape it up about 6 inches to a foot from ground level to keep a clean look< if doing so do i need to add a Dehumidifiers OR a fan to keep area as Dry as i can? My soil is Dirt with an area of clay that stays Damp is it okay to cover it while its Damp or should I try to dry it out? Any advice would be Helpful!

We like a thicker plastic that can be mechanically attached to foundation walls so the weight of the plastic doesn't rip it plus it is better for resisting punctures if someone crawls on it. We do not tape vapor barrier to walls but choose to use a Christmas tree fastener (diy.crawlspaceninja.com/christmas-tree-fasteners/) or other type on non adhesive fastener. It is ok to cover damp soil. We have learned over the years attempting to dry it 1st may never happen and slows the process which could cause more wood damage. I always recommend a dehumidifier (diy.crawlspaceninja.com/dehumidifiers/) if you live in a humid environment. Hope that helps and thanks for watching.

Should we take out all the old black plastic before installing new high quality VB? If so how can we get all that plastic and old insulation out without getting mold in the house. The only crawl space opening is in the master BR closet. Ugh!

If the seal of your old vapor barrier is compromised, it lets large amounts of water vapor to enter your crawl space from the earth under your home. If this condition continues over a long period of time, soon the materials in your crawl space such as floor joists and fiberglass insulation start to absorb large amounts of moisture. And when mold spores are carried by the wind into your crawl space and land on a moist piece of wood or insulation, mold begins to grow. But once mold has taken hold it can be very expensive to be rid of. It can cost thousands of dollars to remove mold from a crawl space and ensure that it does not return. However, if the mold caused any structural damage to the joists it might not be enough to simply remove the mold, but also to repair the damages.

I'm not exactly sure I understand what you're asking... vapor barrier is the material used in encapsulations, it just depends on how it is installed and what other things are done to the crawl space that determines if it is encapsulated or not.

What if water comes under the vapor barrier? Do you have to take it up ? Or just simply not worry about it

Water will be under the plastic much of the time as long as it does not break through the tape seam and get mud on top of the plastic, it should be fine.

The problem I have, is I live in Dillingham Alaska, we don’t have professionals for anything. We just bought a house. The vapor barrier is not pulled all the way to the front right corner. It is up the wall on all the other sides. But I want to get in there and add a new vapor barrier while I insulate the rim joists. The house is built on creosote pilings with like 6x12 or 8x12 beams running across the pilings. We get moderate rain, and also cold winters. Any suggestions ?

Why would you let a customer tell you to use inferior materials? If the home sells, and the job needs to be redone, your company name would take the blame for a poor job because the new owner would not know the back story...just that your name was on it. And if the home doesnt sell, eventually the customer will "forget" that they cheaped out and then blame you for the vapor barrier not lasting. Any job i do, i do it to my standards or i dont do it.

I just purchased a mobile home that is a complete gut, so EVERYTHING needs to be fixed. The crawlspace is a nightmare. Little to no insulation, and what is there is hanging down. I'm looking for an economical way to put a vapor barrier and insulation back under the belly of the home but all I see are $$$ signs!!! This is all new to me and I'm learning as I go, so what would you suggest??? Vapor barrier on the ground and/or up the skirting walls, then insulate the joist bays? Insulate bays then have vapor barrier along the bottom of the joists? I've researched til I have a headache and still don't have a clue because of the wide range of opinions. Thanks for any help!!!

Hi! I have a question, can you put a vapor barrier under a mobile home that is tied down and skirted and if so, what is the best way to do it??

We don't typically encapsulate mobile homes, but you should be able to at least lay a vapor barrier on the ground. The only concern would be if there is water intrusion that causes the vapor barrier to move. Usually mobile homes already have a vapor barrier installed after the insulation on the underside of the home, but your situation may be different. Hope this helps!

Spent a fortune on crawl space vapor barrier, huge dehumidifier, fresh mold proof paint, new floors and attic insulation .....and still my house stinks, and mold test was negative....the vapor barrier the worker's used looks like the cheap one you showed. Thank you for this video....Going insane from the smell.

Cat pee smell! So it’s not my cat. We had it done and we did notice a smell. We plan on getting a humidifier for our encapsulated crawl space. Will that kill the smell?

We're do you get that plastic? I need to buy it, Lowes and Home Depot don't carry it please advise were to buy this material. Does it matter if I get a 6 mil regular plastic? Cause your material looks more durable than what they sell.

I just tacked 6 mil plastic up to the floor joists over the insulation.was that the right thing to do?everything im reading after the fact is saying to put it on the dirt.i pray i didnt just wate all my time and money.

Plastic on the bottom of the joists will trap moisture from the occupied space that penetrates the floor. The moisture (water vapor) is a conductor. Insulation will retain the water and weigh down the plastic. Ultimately the insulation and plastic will fall down leaving you worse off than before.

Yes. Many of the plastics used in crawl space encapsulation are designed to pour concrete over.

true 10 mil grade 1000 sft roll on amazon, works well, i just did mine, next i have to do rim joist insulation batt insulation without vapor or air barrier is useless

Most of the "vapour barrier" mentioned isn't a vapour barrier but only a vapour retarder. There are differences between those 2 terminologies.
