@@hridhaymehraa There is basic scenario of demand vs supply game in market and can be understood with help of Stock market case . Small cap gives good return if bought at lower p/e and keep performing at even higher p/e in good times till it reached to extremely high p/e (bubble). Its good for smart traders1 who enters at high p/e and exits at even higher p/e while leaving risk for investors2 who enter at high p/e for longer term and doesn’t exits at bubble. This has some level of resemblance in Gurgaon Realestate. Traders and smart brokers are squeezing out the potential appreciation already in advance leaving little for end users. This is no secret. But end users don’t have much options left because end user has no knowledge or enough smartness the market is largely controlled by brokers and builders are also getting benefit out of it. So end users are paying additional premium eventually because brokers are smart and knows & can control the market more than actual end user.
