When you said 50 dollars cash flow per door, do you mean a net income of $50 after mortgage, hydro bill, and property tax? Also, I just bought an old house in Waterloo. I'm planning to renovate it myself and lease it out to the students. I don't have much experience. Any advice is much appreciated!

cs1219 I mean net $50 after all expenses are paid. I don't have any experience with student rentals but I can give you some general advice. Try to get all utilities in the tenants names if possible. If you're suiting a rental make sure each rental is separately metered for hydro. Listen to podcasts like Bigger Pockets, The Truth About Real Estate Investing For Canadians, etc. you will learn a ton. If you have more specific questions in the future don't hesitate to ask.

cs1219 I work for an electrical utility. I still work full time and own a electrical and general contracting company. My wife and I are far from attaining financial freedom but we're are working towards it everyday. We will be documenting the ride on KZitem!
