Sequence of returns may totally screwup your calculations. You cannot go with just the happy scenario while planning for the biggest monetory decision in your life.

The calculations looks good on papers, in reality it has to be clubbed with a lot of ups and downs and additional expenses, inflation and other variable factors beyond one's control. Also, the amount you mentioned (~2 cr) in 2048 would be as good as 50-60 lakhs today so the person may have built a home but still stand at the same wealth stage after so many years

These calculations are made complex so that ppls think this is something interesting Let me put it is simple terms assuming no SWP was made Raj accumulated ~15L at the time of taking loan of 20 yrs , suppose it was invested lumpsum then after 20 yrs returns at 11% will be ~1.21 Cr Raj did step up SIP ( 6% step up )for 14 yrs , starting with amount of 22, 749 , so 11% returns after 14 yrs will be ~1.23 Cr Total Return = 1.21 +1.23 = 2.43 Cr Loan repayment = 1.1 Cr Saving left to Raj after repayment = 2.43Cr - 1.1Cr = 1.43 Cr which is still greater than 1.22Cr you showing in video Don't get why you trying to confuse ppls by making simple things complex?

Your Balance value data is wrong, because at loan first year corpus will be ₹ 12,44,924.82 and at the end only ₹ 99,58,794.54 corpus will be left.

There is a term called "Down Payment", If you go to any big city, not just the metro, in today's scenario, 2 BHK costs a minimum of 80 lakh. A 20% down payment is standard; a 16-lakh down payment is needed today. Think carefully when you talk about a 50-lakh loan in 2029 without considering a downpayment.

Very Useful! Please help - : I have a folio of 1.5 cr plus. All in Equity. 70% in index funds (Nifty 50 and Next 50). Both funds are from the same fund house, happens to be UTI. Should I choose a different fund house for my further investment to de-risk the fund house concentration? OR it doesn't matter?

You must divide that fund and invest in different AMC, its very important to avoid situations when one fund house faces issues for any reason which happend with franklin templeton in 2020. Also invest in mid cap mutual fund as well to get higher returns.

Please correct me if I am wrong. In the first year of loan, returns were Rs. 15,18,570 and EMI was 44,986. Annual EMI amount = 44,986*12= 5,39,832. So balance should be 15,18,570 - 5,39,832 = 9,78,738. How its coming to 11,21,190?

SWP to pay loan emi should start from year 2030 as per your excel sheet formula calculation and not from 2029 as you have mentioned. Only then the calculations will work
