Nice video, Gary. If you toggle between map and list (lower right), you’ll see a smaller group of lots in the lower right area of the map. According to the villages recent video, this area is specifically set aside for custom designed Cottage style homes. This is a first since I’ve been watching all of the new builds.

Good to know as in one of the Villages video they highlighted an area with cottage homes with fenced in area’s but I hadn’t seen them.

The houses will be similar in price there but the bonds will be higher. Also Sumter county has 2 tax rates so taxes will be higher in Eastport.

The tax rates will be part of Sumter County (Wildwood) which is a higher rate than the non-Wildwood area (generally north of Rt44). The millage rate is still lower than in Lake County.

Thanks for the video, could you show us a step by step how to find the bond rates on the district website, I have a hard time finding where the list of houses are located. Also since I'm not familuar with the area, how can you find out what district the homes are in? My husband and I are hoping to take a trip down later this Spring to visit, but I want to do my homework first. Thanks Gary for all you do!

Any idea how TV got into this mess only new homes in Dabney and they have to discount to sell. I would not buy that area or next area moultrie creek. Maybe WellPoint will come on soon.

Not sure they got into a mess. First, in each new village they are all new homes built by the builder. For example the Enclave just beyond Dabney is going for a premium and are premiere homes in the $1M range without a recreational pool or activities for those homeowners in that area. The lower prices on some homes maybe the market place and wanting to move construction operations south of the turnpike. I anticipate it will take the rest of this year to complete selling all of these homes. I do like the new area’s to come but it most likely will be 2 to 5 years away.
