My property is in Inglewood california can I charge late fee's for a tenant that never pay her rent on the first she pays on 20th day or not at all for entire month I also raised the rent 10 percent

You can charge a late fee, but if the tenant doesn't pay, you won't be able to collect in court or to evict for non-payment of the late fee.

that was a dumb idea to give the rent relief money to tenants. It should have gone directly to the landlord (but also a copy letter should have been sent to tenants stating the landlord has received a specific amount of funds on your behalf, so they didn't double pay rent).

The landlord can charge 2 months' rent as a security deposit currently. That law will change in July 2024. And then you also pay the current month's rent.

Landlord had the Civil Rights and Property stripped, this all leads back to the large corporations, banks, and private equities, and the drug companies that have harvested individuals wealth, and now our health is being farmed out, the farming of lives make me sick. If you think rents were high before, just wait for the corporate rates, healthcare is already absurd, anyone try to get a life insurance police lately, rates have doubled.....

Yes, they are free - and available for download for free on our forms list and also on the HCLA website. We sell laminated copies as a convenience to members who request them to post outside.

Be careful Landlords. Being too eager to evict a tenant can be very costly to you. Not all tenants are trying to rip you off. Especially if you are a new owner. And I can tell by the questions in the chat that most of you Landlords don't know the laws. I'm not a property owner and I even know the laws. Outside of the covid moratoriums which I thought were overstepped by city officials, a great number of Landlords brought these new laws on by themselves by not abiding by laws in the first place and now it's harder for all of you.
