Thanks for the stats tutorial. Two points: 1. the data is from mid-2022. The numbers in Infosparks for this area, San Bernardino county, are radically different now; e.g., new listings -38%, closed -38%, DOM +120%, inventory and absorption rates are more than -72%, etc. I'd love to see an updated video that explains these numbers! 2. Alta Research and ShowingTime that offers reports both come with a significant price tag.

Exactly. My dad would tell me to know my budget, budget for something, live within my budget but missed one key piece of info - how do you create a budget? It’s pretty simple and straight-forward once you are shown (even if your income varies) but when you are young or if you’ve never seen or heard it explained, not so much. Thankfully, I found Dave Ramsey years later and learned how to create a budget plan!

Hi Brandon this price bracketing technique is a game changer! You deliver so much value. One question: when you mentioned if your cma comes out to 260-265k price it at 275k did you mean to say 270-275k? Seems like buyers in 275-300k range would see listings below 275k as well. Seems like the group of buyers under 275k wouldnt see it.

Hey Brandon when you go on listing appointments do you give information based on the previous month or do you give them the stats by week? Ex: you go on a listing appointment and say there’s x amount of inventory based on Julys data OR there’s x amount of inventory because as of last week x number of properties are on the market and x have sold so far… I hope I’m articulating my question properly.. 😬

On the 274,999 vs 275,000 comparison. While more showings were at 275,000; it showed there were 25-30% more showings per listing at 274,999. Could that mean part of the reason there were more showings at 275,000 was because of higher inventory there? Is this where one could also cross-reference those numbers with the number of showings to pending or sold?

All-in-all, good content and info on your channel Brandon, and I appreciate your efforts and info that you share. Having said that ... I think you may have misinterpreted other people "getting mad" about you making mention to sellers that you could share with them a strategy that gets buyers to "overpay" for their home. A sold-to-list price that exceeds 1.00 certainly says that the buyers are paying more than the current list price, but that doesn't mean they "overpaid" in the truest sense of how people interpret "overpaying". I think people were likely annoyed with that line as it might be technically and literally correct from one viewpoint (they paid more than the list price), but the impression that it gives to most sellers is inaccurate - that buyers are paying more for the home than what it's worth. The most likely way to tell if someone actually overpaid is by looking at the appraisal. If the appraisal comes in under the negotiated price, then it's more likely they overpaid, but even appraisals are just an opinion of value and will vary from appraiser to appraiser. Another piece of info that is short on evaluation: It's not JUST inventory that drives the market. It's inventory in conjunction with demand. You can't evaluate one without also taking into consideration the other. Fundamental economics. I'd also make the argument that no sellers should evaluate whether now is a "good time to sell" based solely on one side of the equation: selling. If they are a seller who will also be buying, then there's a lot of additional data and questions that should be evaluated that will give a better, more impartial viewpoint on whether or not now is a good time for a home seller to put their home on the market. Lastly, info you shared on ShowingTime is making a lot of assumptions you don't know. I'd also suggest that showings per listing is much more valuable for a seller to know as opposed to the overall number of buyer showings per price bracket. The reasoning should be fairly obvious.

Great ideas, Brandon. In some areas, ShowingTime is frowned upon given they are owned by Zillow. So the valuable insights their InfoSparks tool provides may not available.
