Not really: he hasn't mentioned the right timing nor what role did the realestate agency where he works played in his decisions: he obviously got a lot of the deals through insiders' network. Not hating, he did a great job but it's not like if can replicate the same by buying his course =)

Since the crash, I've been in the red. I’m playing the long term game, so I'm not too worried but Jim Cramer mentioned there are still a lot of great opportunities, though stocks has been down a lot. People acting like not raising the rent is the best thing ever, however for the owner sometimes it's a necessity. Interest rates rise, maintenance costs arise as the property ages, the tenant wants things done etc.

Hey Graham, the only piece you're missing is working multiple markets. I sell turn key rentals in St Louis, MO. Why? Buying power. I live in Denver which isn't quite as high priced as Cali but still considered a high priced market. Take your 1st rental that you paid cash for and is currently worth $250K - $280K and renting at $1,100/mo. Sell it, take the money and pay cash for 4 rentals in St Louis. Purchase price for each is around $65K renovated and tenant occupied so cash flowing at closing. Average gross rents for each is $850/mo. $850 X 4 = $3,400 per month in gross rents and you just tripled your monthly cash flow with the same amount of capital. Next market crash, buy again in Cali, ride up the appreciation cycle, liquidate at the top and triple your cash flow again in a market like St Louis. I have 4 for you right now, fixed up and occupied with property manager in place!

LuK yeah you just wait until the 2020 or 2021 recession and when everything collapses, buy index funds and commodities that are really cheap, and when it regains value youll have made profit. But shorting everything now means you have to sell at the peak of the recession. (Buying gold is a short because it does the opposite of the stock market.) Gold will have a short decrease during the recession, but it will blow up a lot a little while later.

Your in-depth videos on anything from credit cards to real estate benefits are consistently entertaining. You have the balls to be transparent about your wealth management while your peers seem to be more shy about how they spend their wealth and the other ones that show it, come off as douchebags. As far as I understood, biggest part of ur portfolio actually belongs to the bank for the next 23-27 years and most of your 15k income goes to the bank to cover the mortgages. I would say that if u manage to keep ur properties rented covering the mortgages plus some cash to cover all the other costs that a property has, you have ur retire assured once all these properties are paid back to the banks.

Okay, let’s play the numbers game. $5 coffee, 3 times per week. $15 per week. $780 per year. $7800 in 10 years (remember this is just coffee). If you invested that money and it generated a very conservative 3% rate of interest (excluding dividends), it’s generate more than $1300 for you over that same 10-year period. Maybe you think that’s meaningless which is fair enough, so what if you carried on for another 10 years? $15,600 invested plus $5,750 in interest (free money). 30 years: $23,400 invested + $14,400 interest Now assume you’re 25 years old and want to retire at 65. 40 years of this behaviour will have you retiring with an extra $60,000 - roughly half of which is interest (i.e. free money). If you can get interest at 4% it’s 75k, 5% interest gives 97.5k... NOTHING you do regularly over the long term is meaningless, stop thinking that wy.

I loved this video! And the KZitem algorithm knows it! Graham, our philosophies are so parallel it's amazing. I figured you must have had some "lean years" and I was right. It makes me humble and so grateful for where I am now looking back to when I needed every tenant to NOT move and to NOT be late. I wouldn't say my tenants treat my properties like their own. But they're not moving and they don't bother me for stupid stuff, so I keep their rents below market value. You paid cash for your first properties and took out mortgages later, where I leveraged my first properties and after losing one in the down turn (2011), I have taken the Dave Ramsey approach and paid off the ones I had left. I love being debt free but I'll be 60 next week and I don't have the energy level I did when I started this journey 18 Years ago. Saving for the next one but I would prefer to finance as little as possible. I don't like committing my future income to someone else.

He did mention the debt. His debt is the mortgage, which he mentioned multiple times. And he also mentioned that the properties have only gone up in price ever since he bought them.

i agree with your statement. in South Africa due to the ANC government we had so much value destruction its unbelievable. we pay close to 40% of our annual budget towards salaries, with very very low productivity from the state. our property taxes, water&electricity costs is skyrocketing. our national Power provider is bankrupt holding ZAR 450Billion in debt. Moody's will soon rate us junk status. Residential property since 2008 tanked completely due to mismanagement, high crime, high unemployment and such. and then also in America & Europe you have cheap money so "making more debt" is encouraged. our repo rate is 10% with saving accounts on average between 7 to 10% . its very amazing to see how young people build this type of wealth in a country, truely amazing!!!

A lot of folks downplay the role of advisors until being burnt by their own emotions. I needed a good boost to help my business stay afloat, hence I researched for license advisors and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. $850k so far.
