I wish my parents took advantage of this scheme. I think it's a great alternative way for people to get on the property ladder, especially if they don't want to move to a different area.

Many times the scheme works like that: Council sells the flat with a 70% discount so that the flat could eventually be rented out privately for the 100% market rate to a tenant with the help of a housing benefit paid by the council... Not saying this is always the case, but I've read some statistics that 40% right to buy properties in London end rented out. As an effect you have someone who first gets the council flat with a subsidised rent, then buys it for 30% (so gets 70% of it for free) and then makes an income from that subsidised investment. On the other hand the person who rents this flat privately needs to do this because there is shortage of council flats. Anyone finds this fair? In case of shared ownership you buy 30% of the flat but then you can sell only 30% and you cannot rent it out. That looks fair, no one gets anything for free on a cost of society. Why isn't it the same with right to buy?

Whilst I think this is great for those who are less fortunate, I think a lot of council housing needs to stay as it is. I’ve noticed an influx in properties on rightmove etc that are being rented privately and are being rented for extortionate amounts. The days of affordable renting are gone. I think buy to let should be prohibited, unless there’s certain circumstances that requires the owner to live in another location.

Thank you for doing this video. I am currently a social landlord tenant. With the full discount for right to buy in london. I applied for the right to buy on my property, however after the discount was applied my property was still very expensive. So I was asked to put in a deposit which I didn’t have at all. The rates for mortgage on right to buy aren’t as low as possible a straight buy property. The right to buy is good but the properties aren’t as cheap as what people think after the discount.

are your parents on the RTB too? My sister and I were thinking of buying with RTB but our mum has to be on it cos she’s the only one on the tenancy. I fear that due to her age we’d probably only get a 10yr mortgage which would make the repayments impossible

Thanks, Kenroy. Yes, it’s great for the lucky few. I do think that the discount should be passed on to future buyers, though, because it’s essentially affordable housing stock that is being lost, never to be adequately replaced - that’s my only gripe with it!

Especially because they had no intention of building new affordable housing. This has contributed to house prices going up so fast over a short space of time. 🤐

Yes, it is very generous. It may be worthwhile speaking to a mortgage adviser about your options if you're on the tenancy or have lived there for at least the last 12 months. There may be lenders willing consider your age and situation...

It's not 70 percent under market value..that's misleading. I spoke to my housing association and they said I am entitled to a 114000 pounds discount but that's not 70 percent when the house I live in is worth on the market at 600000 in leafy Richmond Surrey.

Hi there! This is covered in the video. The maximum Right to Buy discount is 70%, but there is also a specific financial cap on the discount which is currently £116,200 in London and £87,200 across the rest of England. This means if a property's market value is more than £166,000 in London, or £124,572 outside London, the maximum discount will be less than 70%.

Could you do a. video on how people in this situation maybe able to use the right to buy scheme but by swapping council homes (to a more affordable area/property) before taking advantage of the scheme and what discounts would be available and any pros and cons? cheers

It's not fair, in my opinion. I think the scheme should be remodelled so the discount is passed on in perpetuity to future buyers and the properties can't be rented out... Or it should just be ended...

So, if the initial discount works out to be 35% below market value, then when it’s resold it has to be at 35% below it’s new(current) market value... Hope this makes sense

Social housing should stay in the property of the council and expand the housing stock not reduce it.... really is not fair for those who want to get into such cheap house plus this only increases prices for houses because less people will be able to rent cheaply from council.

Thank you for watching.The video I made is about Right to Buy, and I think the scheme you used is know. as Right to Acquire, which is slightly differently - unless you used Preserved Right to Buy or Voluntary Right to Buy. Anyway, I think repaying the the discount is similar: 80% of the discount in the second year 60% of the discount in the third year 40% of the discount in the fourth year 20% of the discount in the fifth year But it best to check with the housing association. It sounds like you have a Right to Acquire which is less generous than the Right to Buy scheme, I think the maximum discount you can get with Right to Acquire is £16k, whereas with Right to Buy it’s £112,300. There is a chance, however, that the Right to Buy discounts might be extended to housing association tenants, giving them the same discounts as council tenants (I will be doing a video on this, so stay tuned!). That might be something to look into further. TBH I can’t give you advice based on your specific circumstances, because I’m not qualified, insured or know enough to - but if you add me on IG, we can have a general chat...

My property is owned by the Council but housing association run it. So they say the right to buy or aquire doesn't apply to me. Because I wasn't in this property before 1996? When they took over it and I was with another council before.

@@SelfInvested In order to be eligible for the Right to Buy you must have previously been a Council Tenant in the property which you are intending to buy. Our records show that you have a been a housing association tenant for the time that you have been living at.............. and you are therefore not eligible for the Right to Buy scheme. To be eligible for the Right to Acquire, the Government says housing associations can only sell properties if they have been acquired by a housing association after the 1st April 1997. The property........... was acquired by the Hyde Group before 1st April 1997. For this reason you are not eligible for the Right to Acquire scheme. Thank you for your email. The property is owned by Hyde, Hyde acquired the property 14 February 1994 and the Government guideline states that: “To be eligible for the Right to Acquire, the Government says housing associations can only sell properties if they have been acquired by a housing association after the 1st April 1997. The property............... was acquired by the Hyde Group before 1st April 1997. For this reason you are not eligible for the Right to Acquire scheme.”

Hi, I wanted to ask, Although you wouldn’t need a deposit (due to the discount being the deposit) , would you still need to be able to match your earnings to the mortgage? Example: the discount is 50% in London, the house is £350,000 and you earn £42,000 a year. This will leave £140,000 . Hey Kizzy! So, yes. Mortgage affordability would still apply. Lenders will typically lend you around 4.5 times your salary. So, on £42k, you SHOULD be able to secure a £189k mortgage, depending on your financial situation. Best to speak with a mortgage broker about your options

Or possibly other things such as how old the house is or condition etc. I am aware I will be eligible for the full London discount (116k or so). However they could really and truly value the house higher and add discount if they wanted to act like this if you know what I mean. Also if there offer is beyond what I expected. Could I counter it with an agent of my choice to value it. As I am aware they do not send an agent to value it when they send there first offer

I recently decided I wouldn’t buy my council flat because it’s leasehold and I see a pattern of councils overcharging leaseholders on service charge. I would get the maximum discount but it’s on the top fourth floor of a building with 20 flats and no secure entryway to the building. I know the flat would need some upgrading like insulation as well. I believe it’s market value would be around £330,000 now based on previous valuations. Do you think it would be possible for me to get a mortgage counting my discount as the deposit of the market value?

I think your concern is valid. It’s something you need to consider. I don’t see why you wouldn’t be able to use your discount as a deposit. Have you spoken to a mortgage adviser?

@selfinvested I went to a local bank, five years ago when I initially wanted to make an application, but as I have an outside shared landing I’ll look into mortgage brokers. Currently I’m looking if I can get a mutual exchange swap for a flat conversion RTB. I think the service charge would be more manageable in this instance.

If you’re previous landlord was a public sector landlord, and your current landlord is also public sector or housing association, then you should get the discount. The best way to find out is to ask your landlord. There’s also a link in the description which explains how to apply...

I've been paying rent for my council house for the last 12 years if I apply for RTB do they add the rent I paid to the discount. For example if I'm entitled to £114000 as a discount and the rent I paid during the 12 years is £72000 and my house worth £500000 are they going to offer it to me for £314000. Many thanks

Was the home you now live in previously a council home? If so, were you living in it when it’s was council owned? If so, you may be entitled to preserved right to buy... There are discounts for buying housing association homes, but they are nowhere near as generous, I think the most is £16k... The Right to Buy discount may be passed on to housing association tenants in the future, however, and I plan to make a video on this... In terms of years counting towards the discount, my understanding is that they don’t have to be consecutive, but it’s worth checking this with your housing provider...

I think mortgage advisors will be in the best position to advise you because they are the ones who secure the mortgage for you. I would think that the same names on the right to buy application would have to be on the mortgage application, but I may be wrong. Best to speak to another mortgage broker to get a second opinion…

Hi, I have a question and wondering if you can help me. 5 years ago I gave my mom money to buy her discounted council property. Unfortunately the house is now to much for her to manage as its old and needs constant maintenance. I think I have a few options., first I would transfer the house into my name: 1) Sell the property, she rents privately and then goes back on the council housing list 2) Rent out the property privately. Rent money is used to pay for her rent. I also have another side option that would involve me buying her another smaller property. I could then either rent out or sell the original property. thanks in advance! :)

Hi My dad lived in council a council flat over 20 years. Any chance he can buy the house under his friend’s name ( no any legal relationship ). They are the ones looking after him.

It’s worth speaking to the council about it, as long as the council is aware of the arrangement. If the friend has been living with him for at least 12 months, they might be eligible to do it together
