Hunter Galloway Why do Queensland's agents ask for upfront advertising fees, between $4000-$5900 I have been quoted. If I pay this than the agency gets to advertise their business at my expense, if the agent does not work hard to sell the home, than the seller is out of pocket. WA agents do not ask for advertising fees, I have sold here, fees at settlement.

This program is just about promoting using seller agents and don’t bargain with them about commissions and fees. Property agents don’t give a shit about if seller wants a good profit, just want get the job done quickly then get a huge chunks of profit in the shortest amount of time. Bloody rip off. Good property in a good location sells itself. Bad ones need a good renovation rather than expensive agents. Buyers will do more research than these scumbags these days. They keep telling you 1.5% &1.6% fees are only $1000 different for $1M house, but they forget it’s $50k difference on the sell price also. No agents will really act on sellers’ interest. This industry is totally conflict of interest. People should sell their own house, and buy their own house.

What are interest only loans ? Let me know if my understanding is correct .. I take an IO loan for 2 years , then for 2 year pay a higher interest ONLY and then for the next 30 years pay the full P + I loan. So total 32 years in total . Is that correct ??

Thanks Susmus, the max term the bank offers is 30 years so if 2 years is interest only then the loan P+I repayments go to 28 years at the end of the I/O term
