Buyer agency was created to protect the buyer!! It makes no sense for the seller to be represented but not the buyer. This blows my mind!

ZERO lending programs allow for the financing of realtor commissions. The gov’t has no appetite to allow this.

Cant the buyers agent just put on the buyers contract the one property they show them. Without tying them into a long contract there are ways to satisfy parties.

Yes you can and that is exactly what I did recently. This is what buyers should always do until/unless they have full confidence in their agent and know they are comfortable working with them for a longer term. I wouldn't even do it then....don't limit yourself. Sign a buyer's agreement for each house your buyer's agent takes you to see. You may have a reason to work with multiple buyer's agents if you want "specialists" in different neighborhoods or areas or for many other reasons.

The change in agency before showing is WILD. Just focus on listings at this point. Buyers are super screwed and thus buyer agents.

Thanks Leigh, after being burned by two coaches - who just kept telling me to cold call and do illegal stuff - not doing any more coaches, even if they are free. They aren't the ones getting nailed with legal troubles because of it. Pretty much like "Coach" Tom Ferry being introduced to the Sitzer trial because of the commission high pressure sales tactics. You have to have a policy in your brokerage, not via the NAR or the NC Realtors in which there is collusion - ANYWHERE. The NC Realtors contracts could be considered collusionary because of the number of people who agree in committee, and then placed forward for everyone to use. Contracts will need to go to the brokerages, and the Associations will need to be Associations and separate from the MLS's as well. The DOJ was extremely upset that the MLS was the enforcement arm for grey areas.

Sellers are being told “ I charge “ signing pre filled out contracts .. that is NOT negotiation .,it’s price fixing the market .. that’s why the lawsuit happened in the first place . Now I’m hearing agents are planning to boycott any listings not offering seller to pay buyers agents . That’s steering .
