Great topic and very comprehensive coverage, Leigh. Transparency is absolutely the key. ... and information so the client can make more informed decisions from start to finish with how I operate. I love to share how commissions, compensation, services, value-adds and the differences from one Realtor to another can resonate with a prospective client (buyer or seller). As a matter of my standard operating procedures, I cover this topic and other key things during my initial consultation with a prospective client so they are informed and understand the process. Then if they become a client of mine we begin to play chess for their highest good when my peers at best are able to play checkers for their clients, young lady. You get what you pay for and they quickly learn this during our personal visit and exchange of information.

Great video, Leigh! This whole lawsuit is just drama. I loved your explanation and wished you could’ve been called to the stand as an expert witness. And now all these copycat lawsuits are, in my opinion, just diluting the first lawsuit. It’s going from bothersome to ridiculous very quickly.

As a veteran on Veteran's Day, I appreciate you standing up for veterans and their need for buyer representation. They are typically moving to a new base or city and don't know what they don't know. They need a great Realtor to look out for their best interests. I received a call this week from a service member and his wife who are moving to the Raleigh area in January and want to work with a Realtor who is a veteran and know the market well. I am hopeful that they will find a great property whose seller is offering to pay a buyer agent commission. He is going to be an Air Force recruiter and their office is in the same building as my closing attorney. Congratulations on your great time in the Charlotte Marathon last weekend.

I am a bit surprised that a realtor does not understand the fundamentals of the case. The case is about real estate agents being greedy or are paid too much. It has to do whether a seller should be paying the buyers agent. It represents a conflict of interest and is the primary reason the plaintiffs won the case. It has nothing to do with fair compensation.

Many buyers just want part of the American dream of homeownership which they work toward for many, many years, and with inflated listing prices (which sellers love), some buyers never get there, never mind having to pay a buyer agent commission. Buyer agents bring sellers buyers, and the listing brokerage decides how much they want to compensate the buyer brokerage for bringing the buyer. The buyer agent is fully responsible for all the contractual activities on the buyer side, in addition to providing their guidance from day one of their relationship. When a seller signs a listing agreement, all this is spelled out and the seller does not sign the agreement under duress. The seller gets what they want..., a sale. The buyer gets what they want..., a home.

Any information you get from an agent is public record. They negotiate for themselves. The commission puts them at odds with the client.

If you’re going to be a buyer agent then let the buyer pay for half your commission. And yes, real estate agents make waayyyy too much today (I’ve bought and sold several times and my mom was a real estate agent so I know what they do). My agent made $29,000 on my last home which sold in one week. He listed but never showed it. I had to field all the texts to organize showing. I sold the house when the eventual buyer showed up early and I was still there and showed it to him myself. There are hybrid services that I’ve used to buy property that are much better. A real estate agent who charges $500 to list the property and get it in the MLS. With Zillow and so on agents are obsolete. This is all I’ll use moving forward.

@lisacole690 Your agent made $29k or that was before splitting it 50/50 with the buyer's agent? We'll breakdown the later. So $14.5k for each side. And splitting that with their brokerage? I think the average is a 70/30 split. So that drops to $10,150. And after paying taxes and expenses? Another 50% decrease. So $5k for easy math. Length of exclusive right to sell is sometimes 6 months long (I've seen longer/shorter). What if your house sat there for 6 months? They don't get paid any more or less and you can fire them, so they potentially wont get paid ANYTHING for 6 months of work. You're complaining because your house sold TOO fast? Holy hell, the audacity.

If you new the cost in the first place why did you hire an agent? Did you interview several agents or just go with first one you talked with? You do know the average agent makes roughly $45,000 a year, right?
