It must be universal. 😂 It is a great comment to illustrate we don’t need all the storage we think we need. I have a friend who is a great chef. She downsized to a tiny unit and was able to satisfy all her cooking needs into, like, three utensils. It was a badge of honor for her.

Couple of minor quibbles. First, I'd move the washer/dryer to a new cupboard at the outside wall counter in the kitchen. Moving it from the bedroom to the living room means a load can be running at night will I am sleeping. Second, I'd go from a stackable to a single w/d combo to provide countertop space for folding. Third, and this shows no one has taken a shower in that bathroom, I'd flip the pipes to the inside wall to prevent freezing and to have the faucet reachable from the door without being IN the shower so one isn't hit with a blast of cold water turning on the shower. In the current configuration, one has to reach in all the way and get hit with cold water while adjusting the fixtures.

This is definitely a nicely layed out floor plan. A couple of suggestions: 1.) get rid of the nightstands, move the bed over and add a dresser for more clothes. Leave the washer and dryer. The dining table, install one like a murphy bed style table, which folds up when not in use. Bottomline - great job Kerry.

While I agree with the dining table suggestion, I truly dislike the trend towards pushing beds up into a corner. Obviously you haven’t been the one wrestling a fitted sheet on all four corners of a bed. This is a really nice home, the only changes I'd make would be to take out the wall to the right of the stove and put in a small bar, it'd open the kitchen up, add counter space and be a convenient pass-through to the dining area, and I'd put in larger and taller windows above the kitchen sink, it'd provide much more light and make that narrow kitchen feel much more open. Just a tadTo expensive but you cracked me up AND you travelled…so thumbs up! Also still a good price for nearly 500 sqft small home. Although Smaller homes really SHOUD cost less. Most looking for a small home are trying to cut costs but it’s more per sqft then a traditional home.🏠 price gauging needs to stop, I know…supply vs demand But banks are closing everywhere, they need tower prices before we hit a depression.
@xSayPleasex

Yeah every modular/PREFAB home maker will talk for hours about the efficiencies in their process, but they come with a price point well above the $ per SQFT of traditional homes. Keep in mind nothing was mentioned about LAND/setup/Foundation/landscaping etc. Your looking at a $200K+ home for 500 SQFT. They gotta do better if the goal is really affordable housing.

@@xSayPleasex well said. right now in middle America we can buy a 1200 sqft 70’s era ranch in middle America with land that’s livable for $75 to $135 k. They are catering to the middle to upper middle class simply because it’s something they don’t own yet and it’s a trend that low income housing started. Most (not all) of These people have disposable income want a WFH Workspace , investment, man cave - barbie house or a dorm vs an apartment for their kids. I’m seeing 1600 sqft tiny homes for $500k and upwards.

This one is a winner, but not for the reasons you might assume. The price is in the sweet spot because a home can even be bought twice to create a 2-bedroom. The other reason is your presentation. I think you found your calling. The Vanna White walk-thru with your killer humor made the video a must replay. Seriously though, I think the live guide style, the bed stretch faux measure, and the living room daydreams in U2 shades are great details that made this video as enjoyable to view as the house is engaging to learn about. Very livable and stylish. The all on one level layout is much better than the loft bed concept IMO. The shed style roof is good at preventing leaks and snow accumulation. I would spring for the folding doors. It really makes the place feel bigger and modern. I like how you jovially knocked down all the usual criticisms, Kerry. They make really nice privacy films now that are easy to apply - so you could add privacy to those windows yourself for a really affordable price. I really like this home except for the galley kitchen - I hate Galley kitchens, but it's not a deal breaker in this case because there is quite a bit of counter space on either side of the sink, and adequate on either side of the cooktop. I love having the stackable washer & dryer next to the closet - pull clothes out of the dryer and immediately hang them up or put them away in the dresser you could place next to the window as you enter the bedroom. I absolutely love the curb-less shower. The floating vanity looks nice but lacks drawers - drawers are more functional in most cases (I need drawers for all the girly stuff). I like all the windows in this home and the fact that some of them can be opened to let in fresh air is a bonus (some of the prefab companies are putting in casement windows that don't open along with the type that crank out - screens and egress from the bedroom in case of fire or whatever are a must folks). I fear the transportation costs across to the east coast where I live may price these out of the market for me unless I only get the base model.
@leotatem4879

I really like this one. The changes that I would make include having the closet include the washer and dryer. If a single person lived in this unit, they could have two side-by-side units and still have room to hang close over the appliances as well as longer items on the left-hand side. If this were on the East Coast of the US, I might be interested. I am curious to see the next size up, which I was hoping was the unit right next to the one you showed us. Cheers! Len

It's nice and stylish. The featureless white walls aid to the feeling of looking expansive without having a cluttered cramp look. The fancy eight grand door looks nice and lends to the look of the front entrance plus when opened all the way up makes the living room area look that more expansive. For the bathroom window I'd probably go for the LCD technology style window that can turn opaque at the flick of a switch. I'd still want an additional room/office space/pantry/workshop/storage room of sorts to accommodate my lifestyle. I think they knocked it out of the ballpark on overall design,build,and finish and price.

One of the biggest things people forget about when downsizing to a place like this you don't have that closet space for next seasons clothes vacuum cleaners extra blankets just extra stuff when you downsize to something like this it will quickly make you realize how little you actually need to survive which will extensively free you up financially

Right? You don’t do “extra.” You don’t have a vacuum cleaner, you have a broom. You have a capsule wardrobe that layers, you have multifunctional kitchen utensils like the “Always” pan, and nesting items. You fold clothes on your bed, not a laundry room counter top. You don’t have thousands of beauty products. You have soap and moisturizer, shampoo and conditioner. You don’t buy in bulk, and you conserve.

Nice. If you're cost conscious, maybe go with standard sliding doors or a a nice door with glass and large window with sections that open or with a regular door and a standard sliding glass door. You could also add space in the bedroom by using a combo washer/dryer and having a small cabinet with hangers or drawers above where the dryer would normally be. And upright dresser or armoire should be able to fit in the bedroom easily for additional space for clothing. Definitely add the privacy glass or nice blinds in the bath. I would trade the shower for a nice small soaking tub with shower head over.. One of the best affordable units I have seen. Nice job as usual Kerry.

This is what I'm looking for in terms of simple design quality look but not unnecessarily complicated it wouldn't be terrible to reconstruct a similar type home for a cabin in the woods of Maine I'm looking for something I can build myself but trying to find that right design. I think increasing the pitch of the roof a little to help with the snow would be my only exterior change

Put sticker window covers in the bathroom. Comes in many designs from simple frosted to stain glass. Cheap enough to change up whenever you want a different look.

I need a large space that is off grid for my art collection with one big kitchen and island where behind that is a bedroom and bathroom with elk - in - shower. No tub. And , preferably a loft for those rare occasions when my grands do visit.

I would love to put one of these on my lot in the mountains, if I only had a lot in the mountains. This would be great as a cozy little getaway.

I would have to quibble with the shower door: a double sided sliding door works better so that you don't get a blast of icy cold water when turning on the shower when you have that kind of door OR reverse sides for turning on the water....my own peccadillo I'm sure.

This s a great look at this prefab home. I like pretty well everything, the washer/dryer would be in a good location too.

I agree with your review. It is a perfect home for most people. You spend most of your time in the living room … and it is m big, with tons of light and … the outdoor space covered. What else do you need? The truth is nothing

I like it. If I had the option to play a bit with the layout, about the only thing I would do is extend the interior space to the end and eliminate the covered patio. The extra square footage gained could allow a small close for where you enter the home (to put shoes and coats since there is currently nowhere to do that) and just give a few extra feet to each area. That may allow a slightly larger stove, fridge, washer/dryer, etc to give more options for appliances since the small appliances are often less common and more expensive than standard width units.

Good solid layout design but could price could be lowered to 89K. Queen bed in back could be raised on platform giving a LOT of space underneath. Otherwise, if I’m rich I might go for it. Beautiful house to invite 2 friends and 1 acquaintance over ha. Cheers. 💜🎉

I would love two units facing each other (roofs sloping away) to create a courtyard between. One unit would function as second bed room and living room (kitchen space would be an office nook instead), the other would home the primary bedroom and the kitchen extended into living room to become a full kitchen and dining room with outdoor dining patio.
